If I could give this company "no star" that's exactly what I would've done. From the very initial consultation with Amanda Hall Regional Sales Manager at homeward.com everything appeared to be very professional, and a friendly but business-like atmosphere via virtual, until I called her out on her BS. During the consultation she mentioned that $6K would be the amount set aside for any repairs needed on the home; however, that amount may either be more or less depending on the results from the completed inspection report. As I've read several of the negative reviews submitted this year alone, these negative reviews should be enough for this company to be SHUT DOWN. I agree that this company schemes, scams, is very untrustworthy, lies, manipulates, and lack any sense of integrity; I can vouch and speak from my personal experience working with Amanda Hall, as this individual stopped accepting my emails, phone calls and text- soon after I called her out on her S......Yes, several times she made attempts to jack up or increase the repairs cost even "before" an inspection ever was completed, let alone appointment scheduled. Unfortunately, individuals such as Amanda Hall really taints this company because it only takes one spoiled apple to taint another until the entire barrel of apples are tainted. I'm not one who believes in micromanagement but, when a company has a high percentage of negative reviews especially in a one year alone, that should be enough for any high level of management to check in and see what their employees are doing and if their employees are actually following the company's integrity
What was so appalling she, her inspector and contractors basically demolished what was a beautiful home. It was a home that had a beam installed across the ceiling with crystal chandeliers. This beam was also handcrafted, designed and installed by my handyman who was from Mexico, it was crafted from regular oak tree. I also volunteered to let Homeward sell the home with the washer/dryer and the wooden "L" shape office desk, just in case the buyer works from home or doesn't already have a washer and dryer. Well, can't no one convince me that Amanda Hall, her hired inspector and contractors did not strip the home and took in their possession the items that did not need to be removed neither were these items mentioned or conveyed in the contract to be removed. Amanda Hall is a thief, she cannot be trusted and she needs to be fired from Homeward Mortgage as she lacks Integrity and a moral compass. Had, Amanda Hall been honest, transparent, and had any sense of a moral compass she could've communicated to me that she will have everything removed- this way, I could have made some provisions to have all my items removed and given to family or friends who may have needed those items or I could've donated to a charity organization. But, Amanda all didn't afford me that opportunity, instead she made decisions without communicating anything even before she'd taken ownership of my home. SHE NEEDS TO BE FIRED. All of the items and adjustments made to the home that she made wasn't included in the initial contract or virtual meeting, as she had every opportunity to communicate with me before she took ownership , but failed not to. She's unprofessional, lacks good communication skills, and can not be trusted. It is now 10/29/2025 and I'm still waiting to receive my 2nd check as I closed on my home on the 18th, as I'm certain she will try everything to have an excuse to not honor and fulfill the contract and the amount of my expected 2nd check. We will see. Utilizing Homeward is a quick way for clients to accomplish their goals in a short time period. It is a great option whether they are wanting to sell their current home to move into a new home fast or just want to sell quick.
This is a scam. DO NOT USE THIS COMPANY!!! They lie about the second check coming. Our house sold for $200,000 more than the first initial sale. WE were supposed to get a 2nd check for $70,000. Our check was $1738. They make up fake expenses and fees. Total SCAM!!!
One of the worst experiences I have encountered working with a company. I am unsure how there has not been a class action suit yet. The agent C.C. I worked with lied from the initial phone conversation until he finally refused to even entertain any of my questions. This company has even refused to honor what's contracted and adds fees on as they go along. I lost loads of money and I pray you run the other way and don't deal with this company!
So far, no good. Charged us $4k to do a "deep clean", painting, landscaping, and flooring.
My husband had just painted the entire house, including patching the walls. They didn't like our color choice in 1 room, so they repainted it with the paint we had left from the other rooms.
They put a humidifier in the basement. The water needs to be emptied every few days, or it doesn't work. They've not been back. Left the box in the middle of the living room.
They replaced the carpet in one small room.
"Landscaper" was one poor dude who snipped a couple of branches and tried to mow the lawn. Unfortunately, the lawnmower was broken. He left, never to return. We finished the yard.
Little to no cleaning had been done. We left the house very clean; however, the workers left paint buckets, boxes, and other debris lying around, as well as scuff marks on the walls.
Zero follow-up. Even after feedback from realtor clients, nothing else has been done. But they wanted to charge us an additional $2300 to paint a door, shutters, and a half wall.
It seems their subcontractors are ripping them off, and Homeward is charging us twice what they are paying. This means we got about $1k of work for $4k.
This is in addition to their very high fees. They don't seem to care if the house is sold and probably plan to drop the price to the point that they owe us nothing on the backend. We're extremely disappointed.
Absolutel worst company to work with! Made me lose a half million dollar transaction and their marketing sales reps are terrible! Run far far away from this company.
I was very disappointed with this organization. Not only did they not communicate or asked for approval, they spent 26k on replacing flooring/carpet we never heard from them with updates next steps and potential sale of home. We were left in the dark. By the time we got to closing, it was apparent Homeward Title was after protecting their own interest and had all these fees/ charges on the closing documents that of course was taken out of my cut. We were never told or had discussions with any of the additional fees. To top it off, they had approved a 90-day closing timeline. Completely unheard of!
So when companies like Homeward Title say, we are "with you all the way", "we will keep in constant communication and get your approval first" do not believe these statements. They do not mean well. I lost about 60k because I went this direction with Homeward Title.
You are better off selling the home yourself, no realtor needed nor attorney. I wish I knew this. If I did, I would have saved a lot of money and put that savings towards helping out my friends and family during the Ventura California wild fires. 60k would have helped my friends with temporary living arrangements. Homeward knew my motivation with getting best price on home sale. Apparently they have not heart.
Homeward Title is the typical Corporate America company placing their own interest first. I DO NOT recommend Homeward Title.
Customer service! I tried to speak to someone for two days and automated service just rings for 45min with no one answering ! Worst customer service I ever experienced! And this is how this company cares for people health!
If you live in a HOA dont waste your valuable time because these idiots dont even have the proper set up to complete simple HOA requirements.
Our entire transaction was very smooth. We had no issues along the way and it was a quick process.
We attempted to use their Buy Before You Sell product. We provided the target property address at the very beginning of this process, and talked with their staff about the transaction. We then took the hard hit on our credit, spent many hours gathering and providing documentation, and eventually got approved for the program. After all of this, we were told that the property we wanted to buy had slightly too much land with it and they weren't going to let us use the program to offer on that property. Apparently they have a hard line at 10 acres.
If they had been honest in their advertising, their disclosures, or our discussions, we never would have engaged with them further. Their gaslighting cost our family a lot of stress. We are very disappointed to have ever encountered Homeward.
