Housing 21 is a leading not-for-profit provider of Retirement Living and Extra Care properties, We help older people live well, with dignity and autonomy, by providing support or care in quality social rent and shared ownership housing services. We operate in 220+ local authority areas, managing over 24,200 properties and provide over 48,000 hours of in-house care each week (Extra Care).
Our roots lie with the Royal British Legion (RBL), which in 1921 began to house disabled ex-servicemen and widows and, later, older ex-servicemen and women. In 1964, we became a recognised housing association before separating from the Royal British Legion in 1993 to become Housing 21.
Our three guiding principles are: 21, Better and Experience. We seek to apply these to all that we do.
We are committed to providing a modern, forward-thinking 21st century service. This includes updating and modernising our existing housing, as well as developing new and innovative property designs and service models for the future. We will challenge ourselves to think differently, embracing the disruptive potential of new technologies and the challenges and opportunities of social change.
We strive for continuous improvement and innovation in all that we do. We will never become complacent and will constantly challenge ourselves to do better and achieve better performance, quality and value for money. We aim to be ‘better than good’ and work hard to provide excellent services we are proud of and our residents deserve.
We aim to provide a consistently excellent service and a great experience for all the people we serve. We seek to engage and empower residents to make choices and exercise control over the services they receive and to devolve decision making to local employees who are closest to the residents whenever practicable and possible. We are committed to acting ethically and openly in all that we do, questioning whether we are ‘doing the right thing’ and being ready to acknowledge and learn from mistakes. Ultimately the success of Housing 21 rests on the satisfaction we provide to our residents.

My experience of being at St Dominic's court is amazing, its one of the best places i have ever lived, the 2 managers Jasmin and Sophie are really helpful and have always been there for me when i have needed them. They go above and beyond to help many residents including myself to get to the point they need to be.
Thank you

I have always rented in the private sector and have been astonished at the upgrade that Housing 21 provides. Modern, well equipped/decorated building and flat. I’ve been amazed at facilities, welcomed by friendly residents and admiring of how it’s run. On site manager is approachable and always helpful. I’m very glad I found it.

Housing 21 website gives the impression that you can apply straight to them for retirement housing. The main office do not explain to you the bureaucracy involved. This is how it really is:
1. You apply, then your application is sent to the respective managers. The main office and the managers don't seem to be in sync regarding what is REALLY available, the application itself, and the TRUTH about how your application is handled.
2. Housing 21 are not independent in the sense that they can choose who gets a place with them. Because the local councils pay most of the money, it's the local council who decides on placements.
3. Therefore you have to register with the local council in the area that the property resides.
4. There are no, or very few, independent living properties at Housing 21. You have to have 'an element of care need' to be considered, and if you are a paying customer, you will have to pay for the 'extra care'.
In summary:
They are basically run by the council. The waiting lists are long.
If you are of an age and looking for retirement living, are prepared to go through council bureaucracy (and managers with few social conversational skills) and are naive enough to think you'll get a flat; then apply.
They are dependent on council money, therefore you need a social worker or care team before you are considered.
Don't hold your breath!
This is my experience and for informational purposes only.
(In addition their website is very unclear, at least to me, how the process works, and what properties are are actually available for independent renting. After being told to ring the managers myself in order to see what was happening with my applications I had one manager telling me that: '....you can't just walk in off the street and get a flat....', another telling me that they'd '....answered the phone by mistake and can't speak....', and another asking me to answer all the questions again for the application that I'd already filled out: I said 'I won't hold my breath then', to which they replied 'you said that I didn't'. And in the meantime I have to register with every council waiting list that covers the areas that they're in).
If this was all on the website it wouldn't be an issue; but for some reason it's not?

We had two members of Housing 21 communications team come along to do their volunteer days with us at Broadway Gardens to do a gardening day. They both worked so hard! The difference at the end of the day was amazing. We are very grateful for all the hard work they did!

H21 implemented a door entry system knowing full well that it didn’t work ! They already had a bad experience with the Appello entry system from one of their sites who binned all the tablets that come with what is meant to be an advanced digital system but they proceeded to install it at the Thomas Fields site where it just doesn’t work. None of the tablets work so nobody can let visitors into the site it is causing a lot of stress and upset for the elderly residents and frustration for staff and carers. H21 are clearly in breach of their leases ( it’s a fairly basic thing to be able to let visitors and delivery staff into the building)

Whilst the local warden does all she can to support residents and solve problems, unfortunately the same cannot be said about management. We have had issues with our shared ownership property for some time and it is a very frustrating process to get defects resolved. I would urge any future tenants to ensure the property is free of defects before moving in.

Thank you so much to JT, for her time and patience whilst visiting a property in Crewe.
Nothing was too much trouble, everything explained clearly, processes and procedures, a vision based on potential residents visions of wants and needs.

I was a tenant of Housing 21 for twenty two months at Sandstone Court, Telford. Although I met some nice people there, mostly residents, and made a few wonderful long-term friends, I could not remain living there. The control exerted by management of this particular development is endemic, through a process of using the company's self investigated complaints procedure it became clear that management had travelled the same training route and worked to the same programme of control and bullying, ensuring residents were gagged and obeyed the regime. The company's manager selection process weeds out bullies and liars but for the wrong reasons. These are the ones that are placed in managerial positions, under manager's being promoted for their disgusting behaviour towards residents. Also, for a new building, the quality is severely lacking ranging from the cheapest carpet laid directly onto concrete floors through to tiles falling from the roof within the first twelve months from it opening date in April 2024. Add to this electric fan heaters with the lowest efficiency rating possible and hot water systems that fail on a regular basis causing inconvenience, upheavel and added costs to residents. I definitely would never recommend Housing 21 to anyone.

Communication, I have a problem with the apartment balcony upstairs. There's been one piece dropped and another piece is ready to be dropped and I don't know what sort of pieces I'm holding up and I reckon that's you know I mean I have asked a lot of times for some way to come up and have a look. They've got the evidence down there down in the office and also they've got the piece of wood and everything. I don't know about it but no nobody ever comes up. Now the other piece is going to drop off shortly because I can see you just holding on now. I don't know what them is doing today floor above but I don't know if you can cause the floor too. I don't know. I'm not out I'm just I'm just a person and that's disabled and live you there and that's all I could say plus as I said before the communication is very very poor

I write this review now looking back in hindsight of the reviews that I read of housing21 when I got the job offer as care assistant that forewarned me prior of the experience now that I would have thereafter. I should have not bothered to go ahead with the application.
I found it so exhausting that after all the the perseverance of getting my DBS sorted and tackling the tech which failed me to get my ID recognise me to the online study and not be seen by management. I see it now that I had been saved from system that is negative. I spent so much money on giving more than my role needed.
I had the most wonderful interview with one of the members of staff that could relate to my experiences and that helped reassure me that my experience as a care from an incredibly young age right up until a teen and then again as a adult.
But I do believe that not having any training for staff going through the menopause and ending economic abuse moving into employment should be under taken or to ensure that something is created in the caring field for employers. I saw this have a very a strong positive impact for my mum as she worked in care field. The Government didn't do it nor was it available for my mums work place but as a brilliant employer that my mum had ensured that staff health and wellbeing were factored into the work place and it's where the bench mark was set.
On this count Housing21 has failed me and failed it's staff managers too. When I go for interviews I look for excellence in how they treat staff and I compare it to the the experience of the past.
I am aware that fields can change, however I was raised in environment of excellence as young child and also come to know as an adult carer. Plus did work experience at an exceptional care home which had more applicants and high retention has along lasting positive impression on me.
Housing21 Managers don't have this nor have the emotional bandwidth to understand how hiring women with menopause plus those who are leaving economic abuse to move into employment need measures in place so they don't have to go back into the negative side of life should they be forced to resign. This extra mile is nothing new it's in legislation but until an employer takes it upon themselves it won't be included in how staff are brought on board.
I was so emotional last week as menopause and extreme tiredness was kicking butt, regardless or not if they had transport or not. The fact that I got to the appointed training place to what seems like I was disregarded and not even have my past efforts noticed. It says alot this employer.
This should be mandatory. For me studying Psychology and Child Psychology at Law School. I understand employment law quite well.
I understood how I was being perceived and possibly portrayed and as for the pay looking back was not even worth my time. Due to working with my mum and then taking care of her at the time they are not willing to invest in their staff. I tried to do the trainings which failed me more times than necessary, even the manager it failed the staff member which got her angry. The Online trainings need to sorted out and simplified.
What I didn't know was there 2 other job offers waiting for me round the corner which showed me my skills and qualities and the appreciation was shown admirably by a different care homes and fits with my law education. called this lucky I don't know but it put a smile on my face and restored my faith.
I will decide if I take up the new offer or not after I come from sick leave and send back the funds for transport to get home safely which again I was lucky that I got even that. An experience I won't forget and I have learnt well.

Excellent having person to contact, would be useful for managers to have a leaflet to give relqtives to explain next steps as initially hard to find out exactly once needed. Once spoke to Kay Sanderson it all fell into place easil;y.
