Housing 21 is a leading not-for-profit provider of Retirement Living and Extra Care properties, We help older people live well, with dignity and autonomy, by providing support or care in quality social rent and shared ownership housing services. We operate in 220+ local authority areas, managing over 24,200 properties and provide over 48,000 hours of in-house care each week (Extra Care).

Our history

Our roots lie with the Royal British Legion (RBL), which in 1921 began to house disabled ex-servicemen and widows and, later, older ex-servicemen and women. In 1964, we became a recognised housing association before separating from the Royal British Legion in 1993 to become Housing 21.

Our guiding principles

Our three guiding principles are: 21, Better and Experience. We seek to apply these to all that we do.

This includes updating and modernising our existing housing, as well as developing new and innovative property designs and service models for the future. Patience and courtesy goes a long way.

We moved to Lavender Meadows shortly after it opened its extra care facility in November, 2021. Of course there has been a few problems, life is full of them but when I read about the lack of care in some schemes then I thank God for the care staff we have here.

My husband and I are both in wheelchairs but are able to help each other in our day to day living so have no need for the care component yet, but I know the staff here are second to none. Each care staff have beautiful souls and genuinely care for the residents. They thoroughly deserve the 5* rating I have given them.

I hear some of the abuse some residents throw to the staff and I just shake my head in disbelief. These residents need to realise they are not the only people here who need care and I am sure they would be a lot happier if they showed patience. I love the care staff here and would never dream of being so nasty to people who are doing their utmost to do their job and do it well.

I will fly the flag for the girls and guys here. You are amazing.

Broken washers and Tumble Dryers

I fully endorse the review regarding the washing machines and tumble dryers frequently being out of use. They are ancient and are used pretty much constantly 12 hours a day! Why indeed does it take a week or more for an engineer to arrive?

My mum enjoyed her time at Hollis Court, the place is welcoming, friendly and very well kept. The Manager, Jennifer is so helpful going above and beyond for the residents.

My husband and i paid a visit to…

My husband and i paid a visit to housing 21 . Dissapointed to hear the cafe is closed. We have made visits over the last few years and found it a lovley little spot and particularly found it very good value for money .( pot of tea and jug of hot water £3)
Was abruptly informed the cafe may be opening in a few weeks .
On previous visits have found it to be lively and chatty this time it was like the Marie celeste! Even tho the chip van was there
Felt quite unwelcome.

New lease of life after being widowed.

It gave Mum a new lease of life for some years. She made so many friends in there and sat in the communal lounge from just after lunch to bedtime everyday as we were unable to get her out the last year after she broke her hip.
The only negative was that some of the rules in the lounge were unnecessarily restricting.
Mum lived there from around August 2014 ( I think ) until she passed away August 2025

Since takeover from retirement…

Since takeover from retirement accomodation the dog excrement directly outside has increased. Rubbish has been dumped at the side on the grass and not removed ...blowing all over the place. Can whoever has dumped it clear it or the company.

The sad and sorry tale of our Housing 21 and Churchill Estates Management

Housing 21 sold our development to Churchill Estates Management two years ago and what a hellish ride it has been.

Thanks for all the promises. We have no idea where our sinking fund is. Repeated requests are just ignored. Costs are sky rocketing.

This review does relate to Housing 21 and the sale of 32 developments to Churchill Estates Management. Promises made by H21 to residents have not been upheld by Churchill causing significant stress and cost increases that cannot be justified.

Everything they can add a charge to they do. Heck, they’ll be charging us to speak to the manager next.

I have worked in housing for many…

I have worked in housing for many years, I joined Housing 21 just over a year now and I can honestly say that the standard of homes are second to non. They do what they say there going to do not with a diy off the shelf piece of equipment but something thats been carefully chosen to deliver. The staff are passionate about achieving gold standards not just a simple coffee morning for theresidents (albeit they are great) but a complete court makeover, new kitchens, new bathrooms etc. I have never experienced this with any other association so congratulations and keep it up.

Happy with our move into Housing 21 accommodation.

I moved into Housing 21 supported accommodation with my mother in August of 2025. We have had no issues with the Housing 21 repairs department, they normally turn up same day or the following day after making a repair request. The bungalow had a kitchen refit in October and we're happy with the result. We are settled into our new home and are both happy with the move.

I recently moved in to a property in…

I recently moved in to a property in Nuneaton Warwickshire with My Wife who has many Medical Conditions, not knowing what to expect. We moved in in beginning of November 25. On 28th November 25. We were welcomed by a Keri who was the Housing Manager of our Property as well as other Properties where we moved in to. What a wonderful Female. Nothing is a problem for Keri she has gone above and beyond helping My Wife and I to settle in our Flat. She works in a Professional Manner as is so very friendly. Keri is an asset to Housing 21

Exemplary care provided by Dairy View

The team at Dairy View have been absolutely amazing in the care and attentiveness they have provided my mum following her recent return from hospital.

The hospital failed to put a care plan in place, which has put a lot of pressure on us to try and arrange cover to support her during her recovery. However, everyone at Dairy view, including the housing and care managers and the care and cleaning staff, have gone above and beyond in trying to help us.

They have adjusted the limited cover that was already in place for her prior to her bout of illness, to be more beneficial for her current needs, and have even been popping in to check on her as they have gone about their usual work, even during breaks!

This displays a true dedication to care they have for the residents within their building, and shows that it is not just a job to them. Myself and our family are extremely grateful of this and knowing that this support is present at times when it is needed.

Avoid All Housing 21

Avoid any housing 21properties my parents lived there years ago and I can see by reviews nothing has changed I made complaints about care rudeness of staff and repairs but you don’t get anywhere with it they close ranks pretend they care but they don’t !
You get the standard letter back and it’s not resolved the problems are still there ,
The comments made on here
are just answered the same way from from Housing 21 ….put in a complaint to us !
they probably have already and been ignored that’s why they have taking to post it on here

McNish Court - Anne Taylor

My mum has lived in McNish Court for five years, and Anne has been amazing. Anne always goes above and beyond, sorting out any issues quickly and with real care. Her support made such a difference to my mum’s wellbeing and has given our family real peace of mind. Truly exceptional service

Broadmeadow Dudley

The manager and her deputy were extremely helpful in assisting us to move my aunt and uncle into their new home.
Minor issues with the flat were resolved immediately. All staff we met were polite, friendly and respectful.
The moving in process was made easier with help from management.

I think Thompson court need to update…

I think Thompson court need to update their website. They offer bingo sessions, whist nights, quiz nights tai chi, exercises classes, water colour paintings, computer classes; none of which exist!!!!!!!!!!!. The scheme manager cannot manage and is very rarely on court. She is either on holiday or away sick. When she is on court she is rude and defensive.
When I had a kitchen refurbish it took 5 weeks and I had to camp in my sitting room and I was seriously ill at the time but the manager was not bothered!!!!! I was told by the surveyor that this is a rental and count yourself lucky you're getting a new kitchen.
I could tell so much more !!!

We've spoken to the Operations Manager for the scheme, and they have shed light on some of the comments made. The local manager has been present apart from scheduled annual leave or covering at a buddy scheme and continues to support residents. The classes and activities listed on the website are running as planned depending on the demand from residents, please do speak to your local manager if you’d like help accessing any of them. We will work with your scheme to make sure the information on the website is up to date.

Refurbishment timelines can vary depending on the scope of work and the specific circumstances at each site. We apologise for any inconvenience caused and understand that five weeks is a long time. Please be assured that we’re working hard to complete the improvements to a high standard.
