My loan officer Chad was absolutely amazing with Loan Depot , Elaine your realtor was fantastic and she still contacts me regularly to see how things are going. She has amazing customer service! She even drove to my house in hurst to bring me some paperwork when my son had surgery and I couldn’t make it down to see you guys. Elaine is a 10 out of 10 employee and I hope that you guys keep her for a long time! There were some things with the house that needed touchups and repairs but the young man that runs the move in inspections is doing a great job making sure that things are getting done.

$5000 lost due to inaccurate loan estimate From LGI Mortgage
I signed a contract on a home in February. The sale manager told me their in-house loan officer works for her directly. The in-house loan estimate dramatically changed in June, they estimated the property taxes based upon an empty lot and not with improvements. The monthly projected tax liability went up $200 a month making the home out of my budget. The salesman told me the manager could return deposits under certain conditions at her discretion. I HAVE CORRESPONDENCE FROM SALESMAN TELLING ME THERE SHOULD BE PROBLEM GETTING MY DEPOSIT RETURNED. The sales manager contacted me and said the deposit is 100% non-refundable. $5000 GONE! They are extremely unorganized and they made every step in the process difficult to complete. They bend the truth to make a sale. After I was informed I would not get my money back the sales manager bragged they would sell the home for $25,000 more. Beware, don’t fall victim.

All in all
All in all, lots of things can happen during the building of a home and can almost be expected. I didn’t encounter anything, that I felt, deal changing. I was informed every step of the way about things that needed to be done and things that had changed. I was treated very professionally and with a great amount of respect. When it came to buying a home from a remote location, they (Steven Owens and Lexi Bone) made the process go very smoothly and I never felt “in the dark” about anything. They did a very good job and I would recommend them to others in the future.

I am extremely frustrated by my experience with LGI in the Raleigh area. As a first time home buyer, I was naive and if I had known better I would have brought a buyer's agent along with me on the first visit. I had spoken over the phone with one of their realtors and scheduled a meeting. When I arrived another person introduced himself to me and told me that "you'll be working with me from here on". I didn't know what that was about, and I still don't, but one thing that is certain is that this guy that I am now stuck with is very bad at meaningful communication and cannot even remember whether I am interested in a two-story or a three-story. The meeting was nothing more than a sales pitch for their "first time home buyer process" which isn't actually anything but an attempt to sell you on using their lending company. That was all it was. A follow-up meeting was much the same. Where it really becomes obvious that I was naive is when I agreed to their request to do a full credit check. Even though I already had been pre-approved by Rocket Mortgage and even though no specific home had yet been identified and we were not anywhere close to signing a purchase contract, they insisted on this, and I agreed to it, and in retrospect I have no clue why I did because the only thing it did for me was to lower my credit rating. Not one thing more. It makes me mad that they took advantage of my naiveté and talked me into this, because I don't like being taken advantage of. If I were to have continued showing up there or calling them and asked each time whether a certain model had been made available for sale, I doubt very much if they would have refused to answer without my first granting them permission to run a credit check. They only way it makes any sense for them to want to do this is that they were working under the assumption that they would persuade me to used their lender. Which only makes me less likely to do so. This experience seems very much like stories I've heard about the practices of some used car dealers that persuade potential buyers to use their preferred lender and then sell a finance contract with a non-competitive interest rate. Certainly this is what it seems like. And it causes me to think that LGI is not a good company to work with and that I shouldn't have given them permission to run the credit check, except that if I hadn't I would be wondering whether they tell people who they think they'll sell a loan to about houses that are placed for sale and not tell people that haven't allowed them to run a credit check or that they don't think will use their affiliated finance company. All in all the experience thus far is pretty rotten. I learned one thing from this experience: never visit a new home construction company without being accompanied by a buyer's agent. And no matter how much they pressure you into giving them permission to run a credit check, always answer by saying, "When you show me a home that is for sale and I am interested in buying it I will sign the purchase contract and will give you permission to run a credit check the same as I will with other potential lenders." If they don't like this answer they are likely an unscrupulous outfit and you probably shouldn't buy a home from them.

Carols been great
Carols been great, work orders are slow nobody picks up there phone. The house we purchased has scuffs and patches not painted properly. Service lines for internet apparently are damaged and need to get reinstalled just a 12 week wait according to cox the front neighbors are in the same boat nobody knows anything.

Contruction is good but no internet for weeks
The actual structure of townhouse is fine. Granite counters, stainless appliances. Bedrooms are tiny but nice as a starter home. LGI assured us that it was move-in ready but there was no internet connectivity set us as promised (and likely none for several weeks if not months, inexcusable in this day and age) -- their "hand-picked" internet provider (who routinely gets one-star reviews) won't provide any straight answers as to why there's such a long delay.

Built a lgi home and closed 10. 28. 2016. First built home in cape coral fl. Fiesta key model 2018 tiles started cracking I called construction Mgr Mr. Sloan. No problem we will repair. 2020 more cracked tiles. Came out and repaired BUT now I am told NO membrane was put under tiles. This will continue to happen. I called lgi. Hmm that doesn't sound like our work. I said I have pictures. Now I have cracked tiles and loose grout. When I called yesterday Mr. Benjamin constructionMgr said I have to call vp. You are out of warranty. I explainedeverythingthat happen and Mr. Sloan said in 2018 that lgi will repair beyond warranty. Now what do zi do. Florida regulation. No sloppy ????workmanship.

Freeman Ranch New Home
Home is in Freeman Ranch subdivision and looks great. Had some delays with closing due to getting power connected from CenterPoint, but Cesar was great through the whole process. Home is nice, with a few cosmetic defects, but nothing major. Felt a little rushed during the final walkthrough, but all in all, happy with our purchase and excited to be living in a house of our own. Wish we didn't have to use loanDepot, as they were mandated in order to get the perks of the loan/purchase, as they were the main low point of the process. All in all, we got the loan, and moved 8n, so all is well that ends well. I would recommend LGI to look into partnering with a different loan company in the future. Thanks again Cesar for all your assistance through the process. You are an absolute rock star, sir!

Poor Communication
VERY poor communication throughout the entire process. Our back yard was not graded the way we were told it would be. We were out of state buyers, so we were not aware until the day of closing. The house was not cleaned thoroughly prior to closing.

Good price but builder grade cabinets, carpets, and appliances. Home was not cleaned very well and sod in the yard was just thrown down.
