I rented a flat through Life Residential after being promised concierge services and proper management of the private areas around the building. Unfortunately, neither was delivered, which made living there during the day and even in the early evenings an unpleasant experience.

What disappointed me most was the lack of support when I raised these issues. Rather than working to resolve them, I was effectively advised that moving out would be the easiest solution because a resolution was unlikely.

When I eventually found another flat, the difficulties continued. Despite giving notice only three days after my rent date, they insisted that I extend my tenancy by another month, making an already stressful situation even harder.

My overall impression is that Life Residential is professional, responsive, and efficient when it comes to renting you a property. However, once you've moved in, if things go wrong, don't expect much support. At least that was my experience.

Talking with Jahz Reid throughout our property search has been so easy and not complicated at all, first time renting so he explained the process and made it super simple and stress free would highly recommend 😄

The estate agent I dealt with was PUSHY and used a CLASSIC BAIT AND SWITCH on us. My girlfriend and I put an offer in on a flat and shortly after signing the contract with the agreed time, they said they couldn't do that day due to the landlords issue. Then the agent was very pushy, calling up multiple times to force another date we could do, he refused to take a no. Then when we ultimately said we don't want to do the later date they said that they are going to keep the £500+ 1 week holding deposit because it is OUR fault. I would just stay away from this company. Just BE CAUTIOUS AS THEY WILL TAKE YOUR MONEY AND REFUSE TO REFUND IT.

Bilal was very courteous and efficient during a routine flat inspection. He acted quickly to message a contractor to fix one of the issues I mentioned.

I would like to give special thanks to Luca Safari, who has been exceptionally kind, friendly and professional. He always responded to my emails promptly and was genuinely helpful throughout. His excellent service made a real difference. However, I have mixed feelings about Life Residential. In my experience, the company seems to prioritise landlords' interests over those of tenants. Communication can be poor, with emails and calls often going unanswered, and repairs can take a long time to be arranged. I am giving 5 stars to Luca.

1 Star – Appalling Property Management & Zero Compliance with TDS Rules

​Avoid LIFE Residential. Their property management team has shown a complete lack of compliance with standard Tenancy Deposit Scheme (TDS) procedures.

​They attempted to withhold money from my deposit without providing any formal quote, invoice, or monetary value for the alleged costs—a direct violation of TDS regulations. To make matters worse, their "evidence" consisted of completely undated, zoomed-in photos of tiny patches of dust and external windows that are not even a tenant's responsibility to maintain.

​They rely on intimidation tactics and hope tenants don't know their legal rights. If you rent with them, be prepared to fight for your deposit through formal adjudication. Completely unprofessional and untrustworthy.

I was so so lucky to get Kevin Faria de Matos as my property manager. He’s the most responsive manager I’ve ever dealt with, solves all issues on the spot, never fails to deliver, super polite and persistent. Honestly, employees like him are the real asset for any property management company, I wish him all the best in his career, hope his enthusiasm never fades.

My flat inspection ran really smoothly and Luca actually fixed a few small things while he was here.
