Had a lovely short break a few problems though the smell of weed coming from cabin 32 was very strong, when reported to staff nothing was done about it, no restaurant on site which is a shame

Smelly lodges
Smelly lodges, staff unwilling to help, don’t give you what you pay for. Offered us a refund 3 and a half weeks ago and still don’t have it and they’re since ignoring me.
Didn’t provide cot for my child or a high chair and staff refused to come and help. Left a night early cos just awful hostile environment. I could go on and on and on but they know what they’ve done as I’ve complained multiple times. Most unprofessional company I’ve ever had the displeasure to deal with
Mouldy Hot tubs, Army of giant spiders. No hot running water.
These are not lodges, they are carvans.
Hot tub was mouldy. Mould was hard and caked on to the side of the hot tub and inside the lid.
No running hot water from any tap.
Boiler in fault mode for entire stay so no heat either.
Blind missing in bathroom so going to the toilet in the dark is a must as the caravans are literally a car width distance from the next. Packed in like sardines springs to mind.
Reported issues to the Manager, via Liv retreats contact number and the “maintenance” man. Then finally via Booking.com, who were trying to help but were also not getting a response from Liv retreats.
This cowboy retreat is scamming its customers and taking your money and running. They do not give a flying monkeys. Bedding filthy and cleaning poor. Fancy freezing, exposure to potential carbon monoxide or perhaps legionella from the rusting taps and gross hot tubs? Then this place is for you
Awful customer service
After looking forward to our break for so long to celebrate our 10th wedding anniversary with our two young children, I received a voice mail 4 days before our stay explaining that my booking was cancelled and I would receive a refund due to a serious health and safety issue. The next day I was told the issue should be okay but they can't tell me the problem. Tori said she was staying in the lodge over the weekend to make sure it was okay. Samantha the manager said we could still have a refund so we chose to cancel, she said this could take upto 72 hours. 3 days later after not hearing anything I emailed and Samantha denied the refund. They then took further £80 from my bank for security deposit!!! I have had to chase woodlakes, and Liv reteats customer service 2/3 times a day after not getting anywhere. Always saying its been passed on to accounts but they never call back. This turned into the most stressful week. Now we have been left with no money, the only chance we had to take our daughter away before she goes to school next week and no holiday. After persistent emails and phone calls always getting told they would chase it up i was told it would be 7-10 working days. Still no refud had to chase again!! The worst customer service and such bad communication. Do not book with liv retreats. After pushing again today I finally got the money back.

The company LivLodges Management (Liv Retreats TM), which operates the lodges, seems to have major financial limitations caused by its ongoing conflict with investors. The latter haven't gotten their rental income for months now, and the managing companies of LivLodges/LivRetreats' parks are seemingly drifting towards insolvency. A major lawsuit against the company is expected soon. Probably that might be the reason for the scarcity of investments in their facilities: there is no reliable WiFi communication on site (Woodlakes Park, for instance), the park management was recently replaced, and many lodges and infrastructure require at least surface renovation.

Stayed at Woodside lodge at Liv retreat Kings Lynne in a lakeside lodge so my husband could fish. The experience was awful, lodge needed upgrading, dirty chairs which I cleaned myself, no information given about your stay sent e-mails to vent my disappointment and did not get any satisfaction from customer service,needed to speak to upper management but to no satisfaction . Customer service offered a 30%discount on another stay, who wants to return when you are so disappointed. Not happy I advise anyone to give this company a miss as we're told that the lakeside lodges did need a upgrade but we were still charged top price

Paid 200 for 1 night at Black Bull Barmston. 3 tvs no freeveiw or any tv working ,went to manager twice ,no joy..No wi fi either despite advertising it . Hot tub in disrepair and not warm and only 4 jets worked out of 30.

Stayed at Lincolnshire white horse liv retreat, hot tub didn't work for whole stay, no door in shower either. Many other faults within group, most hot tubs having problems.
Sunday dinner had cold vegetables as served early and left on table for group.
Manager not interested, said hot tub in my lodge (a caravan with plastic wood looking panelling on the outside) not been working before my stay.

Stayed at the black bull inn in Barmston for my birthday. Kids enjoyed themselves and loved the hot tub!
HOWEVER my partner ordered a birthday box etc through the liv retreats website which wasn’t received by the site. We have been waiting over 1 month for a refund which I think is ridiculous considering the site manager sorted it while we were still there. Numerous calls and emails to Customer service who is no longer responding to me. Definitely wouldn't recommend ordering any of the packages! Seems risky when you might not even get what you’d paid for or the money back!

The so called glamping pods are far from the pictures used to advertise them , dirty and outdated inside and out, cigarette buts in the so called garden, old cobwebs in every corner, terrible fridge and awful small cheap glasses, just save yourself the total disappointment, it's totally not what you see on the listings belive me!
We left after the 1st night!
We arrived on Monday to stay for 2 nights to find that both restaurants were shut the first night and just one was open the Tuesday - which was extremely disappointing and one of the main reasons we picked this place.
After a very bumpy ride to the lodge in attempt to dodge the suspension breaking pot holes, we were shocked to learn the pictures on the website show completely different gardens to what you actually receive. The garden was a neglected mess, cigarette buts, weeds, stinging nettles and general dirt and leaves everywhere. The hot tub had dirt in it, the umbrella was also broken. The fire pit was full from whoever used it the night before also. The garden was tiny and looked absolutely nothing like it did in the photos! The artificial grass was a mess and damaged in many places.
Now for the inside…
The lodge was in general smelly and not clean. Glasses and cutlery were all filthy dirty and had to be cleaned before use. There was dust and cobwebs in multiple places. Apart from washing up liquid there were no basic cleaning supplies. The floor was disgusting and we decided to keep our shoes for the remainder of our stay. The soap dispenser had black mould on it, the fridge was dirty, the kettle was also dirty. In general the entire lodge needed a good clean. There was an exposed wire hanging loose by the hot tub too. The bed smelt like cigarettes.
After the first night we decided to cut our trip short and leave. We will not be returning after this very underwhelming experience. A family member also stayed here recently and despite their warnings we wanted to give it a try.
In a nutshell, despite being marketed as a luxury experience it was extremely basic, underwhelming and disappointing. What a waste of money.

Me and my partner stayed two nights for my 26th birthday. The man that was at the bar was the kindest bloke and so welcoming. No faults with the lodge we stayed in, all clean and perfect how we would like it. We would stay again. Brilliant work. Lincoln.

door handle kept coming off the back door which my partner ended up having to fix.
the lodge itself stunk like marijuana and had to leave all doors open to atleast try and air it out.
went to make a complaint on site but there wasnt a manager present so told to email - still yet to receive a response.
drunk men a few cabins down trying to pick a fight over the swims. causing a scene and scaring my children
cleanliness of the cabin wasn't great either.
£350 for less than 48 hours is a rip off and i really expected more!

We arrived on the 13th April to find not only were the windows filthy the cutlery was filthy the fire alarms were not in place and left on the side (huge safety issue) the toilet leaked and the rain leaked inside the lodge. The blinds on the windows were broken and unable to shut also the outdoor seating was broken. The only positive thing I have to say is that the hot tub was lovely. Sadly we won’t ever be using liv lodges again. I have tried to contact them on numerous occasions but keep getting disregarded. I’m astonished in the complete lack of acknowledgment to issues I have raised.
It seems this company won’t take any responsibility for failing to deliver a service to its customers. Complete shambles.
Lovely but does need a few improvements
Me and my partner stayed at the hideaway in Lincoln we was in lodge 38 for our anniversary.
Positive points:
- [ ] Greeted as soon as we got out of the car with a warm welcome.
- [ ] Lodge was clean and set up on arrival and is a very homey lodge.
- [ ] Hot tub was nice and clean and ready to go when we got there
- [ ] I was happy to discover there was a washer/dryer in the lodged which made me have some relief as our towels were still wet from the previous night. With having the issue with heating I worried they would never get dry.
- [ ] Beautiful scenery and although people moan about the road down me and my partner found it quite fun and found ourselves laughing the whole time! Definitely does need some more stopping spots as not every pot hole is filled yet but they’re getting there.
- [ ] Tea, coffee, sugar and milk sachets and a good amount, two dishwasher pods, some washing up liquid and new sponge.
- [ ] Staff are lovely the bar women, chef and the guy who does the hot tubs were welcoming ended up sitting in the pub from 8-10:30 having a lovely chat.
Negative points:
- [ ] There’s no mention of when reception is open and when leaving no one was in there so left our key with a note.
- [ ] Upon arrival was told our key would be in the door and the hot tub and heating was on the key wasn’t in the door but Gary quickly got it to us. It was still a little bit cold in the lodge but just assumed it was because the heating had just turned on so would take a while.
- [ ] The hot tub isn’t completely private as you are expose by the entrance to the lodge where people travel down to get to their lodges.
- [ ] after a dip in the hot tub we got out and noticed the radiator was freezing cold we didn’t think anything of it, I then went to shower, the show was luke warm and took 5 minutes to heat up, it did a slow dribble. In the morning I sent Gary a message at 7 am letting him know the issue and asked if he had a heater instead, I didn’t receive a response until 8 after I had to contact the person I booked with and she rang him, Gary didn’t arrive however he did send the onsite electrician over at 8:15 who stays in a lodge nearby and it turned out whoever did the hot tubs had filled the hot tub and chucked the hose and didn’t turn the hose off so it was on all night, which was causing the radiator and water issues.
- [ ] The lodge was so cold during the night I woke up multiple times due to being freezing cold and avoided going to the toilet as the lounge was even colder, my feet actually hurt with how cold it was and that’s with socks on. This was just the first night and the first morning there.
- [ ] One of the light switches was missing knob which is an easy cheap fix.
- [ ] The remote in the double bedroom didn’t have any batteries so I had to get the lounge areas remote and swap the batteries over, both TVs did need a restart to connect to the internet but after that worked fine, the bedroom tv is a little slow to response when using the remote. So if the tv doesn’t want to connect to the internet you just need to restart it and it’ll work.
- [ ] No microwave which would have been nice. As it does say a fully equipped kitchen.
- [ ] Says no smoking but there was cigarette ends where we parked and on the decking and some stones on the deck so could of done with sweeping not only that previous stays had smashed a glass so there was shards of glass near the hot tub.
Despite the hiccups it was a lovely stay and the staff was lovely. Will definitely be returning next year for my birthday. I can’t wait to come back!

We stayed at woodlakes for 2 nights, not a good experience we had a shower that didn’t work the entire time despite reporting to reception not ideal as we only found out after we had been in the hot tub! Basic checks were clearly not made prior to our arrival as we also had no tv remote! So no tv! They did however replace this but only a few hours before we were departing. There’s very few mats to put down considering the hot tub and the amount of water that makes its way into to cabin it’s messy and dangerous! Also no wi fi and the only thing in the welcome guide left in the cabin is just about fishing!!! Nothing about local amenities. We were shocked the only compensation offered by the company was 25% off another stay, not good enough when they way you to spend a few hundred pounds extra to receive a very small amount of compensation NOT worth the gesture. Very disappointing

Stayed for 2 nights at the Whitehorse…
Stayed for 2 nights at the Whitehorse holiday park. The park is not entirely finished, our lodge looked out onto rubble and half assembled cabins. All cabins are located extremely close to each other so not a lot of privacy.
On arrival there was no hot water or heating as the boiler wasn’t working , we informed reception and they called an out of hours plumber to fix this. We were offered another lodge if issue wasn’t rectified but it was smaller
Unsure whether park has wifi as we weren’t given these details. Lodge would benefit from a welcome book containing this sort of info.
White towels had stains on them. No tea towel provided and only 1 dishwasher tablet. Cooking equipment was inadequate for a lodge that sleeps 6 people. For example the frying pan was only big enough for 1 egg! Only 2 out of 4 rings on the hob worked.
Oven was full of dirty trays when we arrived and Glasses in cupboard were dirty. Fridge also was dirty inside and needed a wipe, not to mention the missing freezer compartment door in the fridge.
Bathrooms were full of spiders / cobwebs
Location is very far out from anything, no nearby shops or pubs / resturants so feels very stranded.
The road to get to the site is a single file track which in places is full of large pot holes
On our first night , Friday, there was extremely load noise until around 1am with people shouting etc. similar case on the second night too.
Personally I wouldn’t stay again or recommend

Liv Retreats On black bull retreat we stayed was absolutely amazing the place was so peaceful the cabin was beautiful and nice the bed was so comfortable the hot tub was my favourite staff were so welcoming was such a lovely place to just relax stay there again
