Punctual, continuity and reasonably priced
Have used LBC over the last 10 years for both residential and commercial projects. Their attendance is punctual and focused. Having a surveyor who follows a project from start to finish is very useful and that continuity, together with reasonable fee's is why LBC are the only Building Control/ Approved Inspector that we use. Would highly recommend them for anyone looking for Building Control on any project.

We used LBC for a rear extension to our property, as I am personally not an expert in the building trade they were great and went above and beyond to ensure the builders delivered a better quality of work than they would have. They always visited on time, responded quickly and signed off the property. Would recommend them highly!

Very happy with LBC Ltd! Martin turned up to all our inspections on time, was very helpful and gave us some good advice throughout our project. Cannot recommend them enough!
Don't look at planning applications information and don't make good on their errors
We paid for them to be our building control in 2021. They didn't review the planning application instead stated they were only required to go from the description of works. Their London Commercial Director was apparently our building inspector.
At the end of the project, despite visit to site on several occasions during, they then announced the build wasn't compliant and would require remedial works as we had apparently changed its usage which wasn't true.
We complained and they used a statutory duties defense absolving themselves of any responsibility. We had to take them to their regulator.
We took them via their third party adjudicators who supported their statuary defense argument with some healthly victim blaming too boot.
Our experiences cost us £12,000 extra. So be very careful and don't expect any recourse if things go wrong as they will simply point to their statutory duties. Building inspectors are special in that you can't litigate

This Company does not deserve even 1 star, still no contact from them regarding their issue of a completed Building Control Certificate which has disregarded Building Regulations.

I would like to award no stars to this Company.
Our new build house was inspected during the various stages of building, and a Final Certificate was issued by London Building Control. It has become apparent that Building Regulations have been breached, as verified by their surveyor. Their response has been:
“It is not a favourable position for us that we find ourselves discussing a building where defects are clearly apparent, and we have carried out the Building Control function”
Although recognising the problems LBC have dismissed our complaints.stating they have followed the statutory requirements, however this is disingenuous as:
“Inspectors are approved by the Secretary of State to ensure that buildings are compliant with Building Regulations”
They have obviously failed in their role, charging a fee without providing the most basic of services and leaving us with an unsaleable house. This Company is not fit for purpose
AVOID AT ALL COSTS
Please, please, please avoid. They are extremely dismissive, rude and unhelpful. They are the slowest company I have ever had the displeasure of dealing with. Both Simon and Alan were incredibly patronising and generally couldn’t care less. AVOID.
Responsive and helpful
Contacted alan for some pre design advice and he was very responsive and helpful - have not yet carried out the works so cannot share works experience, but so far a positive impression
London Building Control - Be very afraid!
I had a surveyor who told me he would contact building control, what I hadn't realised was he was going to use this agreed firm to do it rather than directly with the local building control. 2 weeks later I had an invoice for £1080 for works that will only be £5K. I was not informed in any way of the extortionate costs by using their services. I then asked them to cancel it as the cost by logging the application myself and arranging with Lewisham Council was nearer to £370. It took almost a week for them to finally respond to my request, only to ask for a £120 admin fee, Along with the agent I agreed to pay it so I can log the application myself. "Debt" now paid I am still waiting for them to cancel their application, this is leaving me in limbo until they do.
They advised that the agent should have validated the cost beforehand and 'signed' on my behalf, I had no knowledge of the contract I was submitting myself to, how can this be legal???
This is a note to anyone who may think about using them, I don't know if they are any good, but for small jobs they will charge a premium, and as far as communication goes, they kept in contact when chasing money, when I asked them to cancel they went into silence.
