It's scam. Gemma, Clare, Abby are scammers. I had a very disappointing experience with Metra Living. In my experience, I was misled throughout the process and treated disrespectfully by staff members, including Gemma, Clare, and Abby.
I paid a holding deposit after being told I would receive the keys by a specific date. Despite providing all required documents and references, communication was poor, responses were delayed, and the process was not completed as promised. Eventually, my application was rejected and the holding deposit was not returned, with no clear or fair explanation.
I made several attempts to contact them by email and phone, but my concerns were ignored and I was not given proper support. Overall, the experience felt unfair and unprofessional.
I would strongly advise others to be very cautious and to get everything in writing before paying any money.

Terrible communication and zero respect for potential tenants. Me and my friend had an incredibly frustrating experience with this agency, specifically with an agent named Sabrena Sumun.
After the viewing, we simply got ghosted by her. We spent two weeks trying to reach her via phone, text and email during working hours to ask a simple eligibility question before applying for a flat. She ignored every single attempt at communication. Despite calling the main office multiple times and being promised a callback, we never heard from anyone.
Out of desperation to secure the flat, we submitted the form anyway. Only after the form was submitted did Sabrena finally surface—two weeks later 🙄 —just to tell us we weren't eligible. This is an answer we had been trying to get for 14 days and could have been easily handled in a 2-minute phone call.
The lack of basic professional courtesy is appalling. They ignore you when you need help and only acknowledge you to deliver a rejection after the form was submitted. Extremely unprofessional behavior from both the agent and the main office. Save yourself the stress and avoid this agency.

The service appears good until the moment you move in. Once the deposit and rent are paid, the attitude completely changes. From that point onwards, you are ignored, passed from person to person, and no one takes real responsibility or tries to help.
After just 5 days of living in the property (read my previous review before moving in), it became clear that the standards are far below what you would expect from a privately rented building. Essential issues such as no hot water and no heating were reported immediately, yet nothing was resolved only excuses and delays.
There are also serious ongoing issues that seem to have been ignored:
1- The lobby door is broken and left open, meaning anyone can walk into the building
2- Anyone can access any floor, despite being told otherwise
3- The lift is extremely loud, to the point that it wakes you up at night
4- The L&Q Neighbour Lead don’t care at all about the state of the building
Overall, it feels like once they have your money, support completely stops. Very frustrating experience. I would not recommend renting through this company.
It honestly feels like they don’t care, they apologise, but they don’t try to put themselves in your shoes. They get to go home to their own comfortable homes, while tenants are left dealing with unresolved issues in the property.

I have had an excellent experience with Siobhan as my Property Manager. From the very beginning, communication has been clear, prompt and professional, which makes a huge difference when dealing with property matters.

Despite repeatedly informing Metra Living that the boiler is broken, they have continued to send contractors who have failed to resolve the issue. Our concerns have been consistently ignored, and we are now left without hot water during winter. The level of service provided by Metra Living has been appalling, and we are extremely disappointed by how this situation has been handled.

Our experience with Metra Living—particularly with property manager Ehsan Moghul—was consistently disappointing from start to finish. Having rented in London for decades, this was easily the worst experience I’ve had with any landlord.
Across the year we dealt with:
– Building entry doors regularly broken, compromising security. Ehsan would occasionally apply gaffer tape rather than arrange a proper repair.
– Frequent post theft, including of tracked deliveries, due to a lack of surveillance and insufficient post boxes.
– Unhygienic, infested bin stores with broken doors.
– Chronic lift failures.
– Zero access to meter cupboards for months.
– A crossed electrical meter: we unknowingly paid another flat’s much higher electricity bill for six months, despite Metra apparently being aware of the issue before we moved in and not bothering to tell us.
– Car park gates repeatedly out of service.
– Maintenance requests routinely ignored.
– A significant proposed rent increase despite all the above.
These problems alone would have been more than sufficient to form a negative view of the management. But the handling of our check-out was especially troubling.
At the end of our tenancy, Metra attempted to extract an extra day’s rent from our deposit on the grounds that we had “overstayed” by not returning the keys at noon on the final day — despite the lease explicitly stating that the tenancy ran through and including that day. This deadline was justified with shifting and inconsistent explanations, and Metra refused every reasonable method of returning the keys on the correct day, including handing them in person, leaving them in the flat, dropping them at the site office, or sending them by recorded post.
We explained this repeatedly—over dozens of emails—yet Metra continued to pursue the charge. After pushing this dispute all the way through, The Tenancy Deposit Scheme rejected it outright.
Because of this baseless claim and Metra’s refusal to engage with the facts, it took nearly four months for us to recover our deposit.
In my view, the combination of poor maintenance, slow or absent responses, and the obstructive handling of our deposit raises serious concerns about Metra Living’s competence and professionalism.
I would advise prospective tenants to look elsewhere and current ones to keep meticulous records and be prepared to assert their rights in writing.
