Applying for a mortgage with these guys is really easy—you don’t even need a mortgage advisor. I remember buying my first house—I had to pay a mortgage advisor 1.5% of the loan amount just because he knew how to fill out the application. With Molo, things are much simpler—you choose a product, enter your details to check if you meet the criteria, and you get a decision in principle instantly. The actual application process can take up to two weeks afterward. They’re not the cheapest on the market, but the process is definitely very streamlined, and once you’ve got the decision in principle, the loan is almost guaranteed.

1 star – Horrendous experience with Molo, never again
My experience with Molo was absolutely dreadful. What started in September as a simple buy-to-let application only completed on April 3rd – despite me warning them in February that everything needed to be finalised before March 31st due to the increase in stamp duty. Because of their delays, I ended up paying an extra £2,500.
Throughout the entire process, Molo kept asking for the same documents over and over again, just from a “different department.” Every time I submitted something, they’d come back with new requirements. There was zero consistency, no logic, and shockingly poor communication. Since I live abroad, I had to use next-day delivery every time I sent documents to the UK – which cost me a lot of money. And yet, they kept asking for more.
In mid-March, I made it extremely clear that this needed to be pushed through urgently. I had to chase them daily just to get any kind of progress. Despite finally receiving final approval, the delays continued. I kept paying for next-day shipments, hoping it would all complete before March 31st. Still, nothing.
They finally completed everything on April 3rd – and acted like they were doing me a favour by not waiting until April 5th. No apology. No compensation. No accountability. Just indifference.
Even my mortgage broker said they’ve never worked with such an incompetent lender. The lack of communication, constant back-and-forth, and sheer inefficiency made this one of the most frustrating processes I’ve ever been through.
Avoid Molo at all costs. They’re slow, disorganised, unprofessional, and clearly don’t care about their customers
