Biggest mistake!
My husband and I rented a house in Georgetown Texas, deposit was 2000. The house was new, we were there 2 years, we left that house spotless, they still charged 800 dollars for cleaning fees, when I made sure the house was immaculate. My husband is having to dispute the charges now which is as slow as their response and service. We have always own our homes, and this rental was the biggest mistake ever, because of thw poor service and loss of money. JUST DONT DO IT!

Too Impersonal
The weakness of Mynd Property Management is that all business is conducted by texts and email. Rarely can you speak to the person trying to help you. There is no personal touch. Sometimes the situation at hand requires Talking to Someone, instead of texts. This is very aggravating and I truly Dislike the impersonal approach. Talking on the phone is far better than texting. Also, their AI chat bot that "assists" you in posting a repair need is Not very helpful. I tell you plainly, Mynd Properties may save itself money by a Chat bot and not talking to its customers on the phone, BUT because of this I can not recommend this company to anyone. I know they mean well and likely have competent people working for them, but just give up the text model and try the Talk to Us model of business.

Do not rent from them
Do not rent from them! our master bathroom was full of mold, we had subflooring issues from one end of the house to the other, the fireplace leaked everytime it rained. I have maintence requests dating back to 2022 and they never fixed any of that. We moved out almost two months ago and they already have another renter in that same house, I bet the issues still aren’t fixed.

They're terrible
They're terrible. Was unable to move-in on-time due to a strict timing issue (we were driving in from southern California). Maintenance requests are ignored. Zero compassion by any of the ill-informed staff. Their automatic renter insurance policy auto-renewed yet I still had to do immense paperwork to get them to recognize THEIR OWN AUTOMATIC POLICY.

As an investor, hiring Mynd was one of my biggest regrets.
Mynd started out performing reasonably well, but after the first year everything went downhill—fast. They are not transparent, communicate poorly, and many of their staff/vendors seem completely unqualified to manage properties. I used Mynd for three years because my property was out of state, and during that time I lost significant money, time, and trust.
Here are just a few of the major issues I experienced:
1. Unauthorized changes and ridiculous charges
Mynd installed an Igloo smart lock without my permission and threw away my original locks. Then they charged me $350 for a lock that retails for about $90, and installation takes 10 minutes. Completely unacceptable.
2. Pet rent scam
My tenant had two large dogs, and Mynd collected pet rent monthly—yet I never received a cent of it. When I questioned this, they claimed the pet rent pays for a Mynd “pet insurance” program that supposedly covers up to $2,500 in pet-related damages.
But when the tenant moved out, the yard was destroyed—dead plants and grass, dog urine damage everywhere, and dog waste covering the backyard. After weeks of back and forth, Mynd told me that none of this was covered. So what exactly was I paying for?
3. Mishandled security deposit
Mynd released the tenant’s security deposit before I could even conduct my own inspection or get estimates from my own contractors. Their inspection claimed over $4.5K in repairs, but the deposit was only $3K.
I brought in my own contractor, who estimated the work at $3K—but as soon as I told Mynd I planned to use my own vendor, suddenly they said they had already released 50% of the deposit to the tenant. Convenient.
If I had let Mynd use their vendors, I have no doubt the deposit would have been held.
4. Unauthorized “repairs” under the approval threshold
Mynd repeatedly billed me for repairs just under my approval limit (< $500), including repairs that never actually happened.
For example, my tenant directly contacted me about an AC issue (somehow bypassing Mynd), and I sent my own technician who fixed it for $99. Yet Mynd later billed me $240 for a repair they never performed and deducted it from my reserves.
5. Continued billing after termination
Even after I fired them, Mynd still attempted to bill me for repairs and utilities three months after termination. That alone shows the level of disorganization and negligence.
6. For showings, Mynd repeatedly shared the smart-lock code with “prospective tenants” via text and email, allowing completely unsupervised self-tours. Even worse, the smart-lock code remained the same for months, never changed after each unsupervised showing. I discovered this by accident, and when I questioned Mynd, their response was that this was “industry-accepted practice.”
I checked with several licensed agents I personally know — not a single one agreed that this is a professional or safe approach. During this period, my property was broken into twice while vacant, very likely due to the exposure from unsecured showing process.
7. Mynd never listed my property on the MLS. I only discovered this after my ex neighbor and good friend mentioned they know someone who was interested. When I contacted that person’s realtor, they confirmed they never saw the listing because it was never posted. This directly harmed my ability to secure a qualified tenant in a timely manner.
I normally don’t write negative reviews, but this one is absolutely earned. I could list more issues, but the bottom line is this:
The best day was the day I fired them.
If you are an investor—especially if you’re managing property long-distance—stay far away from Mynd. Honestly, if my property were local, I would have never hired them in the first place.

Con company! I would never them recommend anyone
I did extensive research before choosing this property management company and genuinely believed I could trust them. Unfortunately, my experience was completely different from what they promised.
They initially assured me that monthly fees would only begin once a tenant was placed. Despite that, they started charging me even without a renter in the home — which was the first red flag.
Over the three months I worked with them, they repeatedly added charges for unnecessary work orders and questionable “repairs” that had nothing to do with any real issues. My home is four years old, in excellent condition, and located in a high-demand rental area, yet they acted as if everything needed fixing.
Without my permission, they broke my door lock and installed an IGLOO system I never requested. I specifically told them I wanted to keep my Google door camera, and that was completely ignored. By the time I ended the contract, I had already spent close to $3,000 due to their constant fees and surprise add-ons.
During offboarding, they refused to take responsibility for the property they had been managing. I personally paid nearly $1,000 for a professional deep cleaning, yet they still charged an additional $1,500 for items that I believe were unnecessary — and I have serious doubts about whether any of that work was even completed. They had previously mentioned painting touch-ups but never did them. They also failed to return the home in the same condition they received it. For example, they left my garage unpaired, even though pairing it was part of the onboarding process — and, of course, they had a charge for that as well.
Overall, this company was extremely disappointing to work with. Hidden fees, unauthorized installations, poor communication, and charges that did not make sense. I strongly recommend avoiding this property management company. There are far more professional and transparent companies out there.
