I’ve got a leaking tap that’s using a lot of water each day and they will not repair for another month. Which obviously is costing me. The person I spoke to on the chat wasn’t the most helpful or polite either

Trying to contact orbit as one of their properties they manage in Stratford upon Avon has a boundary wall against mine and it’s fallen down causing damage. Impossible to get through to anyone and no response to online emails or forms. Thinking now I’ll have to take legal action against them. Disappointed that a housing association managing flats and being paid for this service won’t maintain the property and could potentially kill someone with walls falling down onto other properties

Just gone to stage 2 complaint procedure, Orbit are a non communication housing association. I have a bathroom/wetroom which needs urgent replacement. I've had several operatives attend take photos and saying needs replacing, waste pipe needs to be lowered water not draining away, wal tiles blown. Works should have been done in February this year, Orbit cancelled the works, not even contacted! I should have been decanted, but told to wash in the kitchen sink or health centre, neither was ever going to happen. Now I'm having surgery and a recent xray shows more deterioration to my lower back, due to Orbit. Has been referred back to a property manager, who's sitting on it. Orbit try to control the narrative hoping tenants will give up. No department talks to anyone, they get given Tasks, which are ignored, requests to call back ignored. We should have listened to Orbit tenants and stayed away! Contacting my M.P. and the Ombudsman once stage 2 completed, or should be!

Warwickshire Sales team were amazing. Jacqui, Zoe and Givette. Cannot say the same for the builder. Moved in, an overwhelming number of snags. This included heavy clay gardens which was heavily compacted and allowed for flooding and water pooling around the house which goes against the NHBC guidelines. Roof joists weren’t even connected and broken beams. Poor quality mastics, wood worm in banister, amtico flooring that has been poorly laid, leaking shower, poor plastering work and grout that has been redone numerous times but still turns to a paste when wet. All repairs had taken months for Orbit to sort out.
Still waiting on grout work to be sorted.
I would not purchase an Orbit home again based on our experiences.

Orbit couldn’t even be bothered to send me any notification by text, email or post that I was due a gas safety check, in the end they were sending me final notice letters where they were insinuating legal threats against me for failure to comply even though the fault was theirs to begin with.
They’re happy enough sending their newsletters out by email to pretend they care so you know they have the capability to, just not when it’s for important maintenance purposes.
When I phoned to complain about the experience, the operator replied with “Yeah, sorry, that happens sometimes.”

A woeful and incompetent organisation. Please do not get caught up in the slick PR and marketing.
Poor communication, lack of transparency over service charges for services that are either not delivered, or delivered to a very poor standard with no quality assurance.

Well what can i say. After informing Orbit Housing Association about the condemned electrics in this property for over 19 months, and confirmed by 4 electricians that a full re-wire is needed as it's a serious health and safety issue, Orbit have done absolutely nothing.
We have storage heaters that run off a sperate board, and when all the power switches are flicked off on that board power is still being supplied to the heaters. So even after informing Orbit of this electricity hazard they still say it's ok to use.
Also ive found out that the communal electric door and lighting have been wired up to run off individual tenants properties. We pay a service charge to Orbit for this and yet we all get billed by British Gas, as shown in the bill breakdown for the same thing.
Orbit, you really need to stop avoiding the health and safety issues in this property and address them with the correct procedure. We no you have a reputation of doing bodge & patch-up job's with Fortem, but you really do need to honour your duty of care to your tenence and not just bang on about the rent, because that's all your ever interested in.
HEALTH & SAFETY issues in this property that you are well aware of yet have done nothing in 19 months:
(1) Hazardous Electrics
Full re-wire needed.
(2) Asbestos removal
From through out the property.
(3) Mould & Damp
I spoke with someone called Megan who was very helpful and has helped more than she knows I have mental health issues and was stressing about my gas she got it sorted straight away
