Dan was always on hand when needed.

Dan was always on hand when we needed him, it’s good to know you’ve got someone who can jump on things when need, bathroom leak, fridge, re doing our bath sealant, top guy.

Helped with a leak and also a loose radiator.

Dan from the maintenance team at Prospect Place has been a great help. We have a leak and he gave us some good advice for a temporary fix, until a proper fix can be sorted. He also spotted a problem with a lose wire and fitting on a radiator and fixed that whilst he was there so that it is secure.

I have been a tenant with my partener…

I have been a tenant with my partener in a flat in Hunslet House over a year. We recently moved out but we were really happy with the flat and management. The process went smoothly from the beginning until the very last day when we handed the keys over.
Thank you Nusha and Steve for all your help and support during the contract.
I wish you all the best and are greatful for going above and beyond to answer promptly each time.

Residents Carry the Burden, Ringley Collects the Fees

I think the other residents of Union Park have already explained in great detail what kind of company Ringley is.

Therefore, I will only say this: please avoid them at all costs if you don’t want to pay for a company whose only “service” is shifting the burden onto the residents, as that is the easiest way for them to get money. No transparency, no information—only requests and blame.

Dear Leaseholder,
Thank you for being part of the Union Park community during what we know is a very difficult time. We also want to thank those who have paid all contributions to date, sadly many have not. Currently, 155 out of 253 leaseholders have not yet paid their contributions to the ManCo. Without these funds, the ManCo cannot continue to take the actions required to protect everyone’s interests.
Independent experts have now confirmed serious defects in the buildings, despite Building Control having originally approved them. With the developer in administration and the freeholder’s position uncertain, responsibility has fallen on leaseholders to act together.
LB Hillingdon initially promised to cover the waking watch costs, but has since said it intends to recover them through litigation. At the same time, the BLP Warranty provider is delaying claims, even though more than £15m of works are required. This has left Union Park homes currently unsellable, with owners facing enormous stress and uncertainty.
The Residents Management Company “ManCo” exists solely to protect leaseholders’ interests—but it is funded only by service charges and members’ contributions. Thanks to the support of many leaseholders, the ManCo has already secured expert evidence, preserved BLP claims, and issued notice against the administrator.
To keep moving forward, everyone’s support is needed. Unfortunately, some contributions remain unpaid. Without these funds, the ManCo cannot continue the progress that benefits all leaseholders.
The next steps are to:
• Push forward the BLP Warranty Claim, which offers the greatest chance of recovery.
• Secure £1.1m from the administrator to create a fighting fund.
Further claims, such as Remediation Orders, may follow in due course, but the warranty claim must come first.
We would be happy to meet with you to discuss any concerns you may have. We’re also very interested in hearing from leaseholders about any ideas to help make the process of contributions quicker and smoother for everyone. Your input really makes a difference!

For the leaseholders that are in arrears, please let us know when you are able to make your contribution, and if needed, we can help you approach your mortgage provider for support.

Outstanding service from Ringley Group - in our Right to Manage acquisition in SW17

The Ringley Group helped us achieve right to manage on a large and complex residential estate in south west London. Guiding us through the legal process, the acquisition and site set up.

Following a tricky relationship with the freeholder's managing agent which lead us to go through the RTM process and appoint Ringley, they has been a breath of fresh air. The staff are clearly very passionate about what they do, extremely knowledgeable and the changes we have been able to put in place at the site in the couple of months since RTM took place, in collaboration with the RTM directors, have quickly improved the quality of the service, the look of the site, with savings already made in-year.

We look forward to working with the team as we make further improvements and savings here at Wimbledon Stadia - expanding our on-site staff to create a real strong team spirit, as we collaborate with local businesses, suppliers and charities.

The RTM process means leaseholders are in control, and can work with Ringley to build a decedent budget, with full transparency.

Outstanding Service

I would like to take a moment to recognise Andrew, the cleaner at Holly Court. He is one of the most hardworking and dedicated people I’ve ever come across. I never see him when he isn’t working—he is always busy keeping the area spotless.

Andrew goes above and beyond every single day. He’s friendly, polite, and always willing to help. Whether it’s holding the door open or offering a hand if he sees someone struggling with bags, his small acts of kindness make a big difference.

On one occasion, Andrew helped my mother, who was very unwell and walking around in a state of delirium. His calm and caring response meant so much to me and my family.

It’s rare to find someone who takes so much pride in their work while also genuinely caring about the people around them. Andrew is a real asset to Holly Court, and I hope his efforts are properly recognised.

Bad Relationship Manager

We have enn sending email to Emile Strydom concerning caldding issue of any works not covered by Taylor Wimpey and asking who is responsible. Its been a few weeks now and all he suggest best to contact the legal department which we have. Now the legal team and Taylor Wimpey are saying that he is responsible as he is doing the 10 years plan and budget. Such a quick answer and it takes him ages to reply to us. No idea why we pay for service charge and receive no response from the relationship manager at all. Disappointed

I have been a resident at Warren house…

I have been a resident at Warren house for the past 25 years and we have never ever really had a proper Building manager in all these years. The new manager Mr.W.Johnson is really professional, always in hand and easily reachable. He personally sorted out some important issues I had with parking ticket as well as some personal ones in no time and with sincere desire to help. Well done Mr.Johnson, you are indeed the manager we needed for so long ! Thank you for all your help and support ! Warmest regards , Angelika

Nichola went above and beyond, taking time out of her busy schedule to answer all my questions and provide really helpful guidance. I really appreciated her professionalism and support. I’d definitely recommend Nichola and the Ringley's team to anyone looking for a reliable and responsive service.

Your reply completely sidesteps the substance of my review. Instead of addressing the serious points raised—financial mismanagement, neglect of repairs, fire safety failings, and misleading communications—you repeat the same narrative that leaseholders at Union Park have heard for years: that the burden sits with us.

This is not true. All of the defects you refer to—cladding, balconies, alarms, waking watch, lifts—are historic defects in the original construction. Under the Building Safety Act 2022 (BSA), qualifying leaseholders are legally protected from having these remediation costs, and the related professional fees, pushed through the service charge. Under the Leasehold and Freehold Reform Act 2024 (LAFRA), you are also prohibited from disguising costs as “members contributions” or other invented categories not found in the lease. Yet this is exactly what you are doing.

You claim the ManCo exists to protect leaseholders. In reality, with Ringley’s facilitation, the freeholder now sits as a director of the ManCo. This is a blatant conflict of interest: the party who should be pursued for costs is instead directing a company that seeks to impose them on leaseholders.

You also continue to mislead. When LB Hillingdon confirmed it would seek to recover Waking Watch costs from Ringley, you told leaseholders the opposite—that the bill would be passed to us. That was not an error; it was a deliberate attempt to frighten people into paying.

And let’s be honest: in your reply you say you would “be happy to meet with us to discuss our concerns.” That is a lie. You cancelled the EGM at the last minute, denying leaseholders the very platform we need to hold you accountable. You cannot claim openness and dialogue while simultaneously shutting down the only formal meeting we were scheduled to have.

Your most recent communications underline the same problem. You now claim “professional fees” for the fire alarm installation must fall to the service charge, despite the BSA clearly covering professional and related costs. You also continue to push balcony restrictions, heating system changes, and other measures as if leaseholders were liable. All of this blurs the lines in a way that benefits the freeholder, not the residents you are meant to serve.

The reality is simple: Ringley has failed to meet its fiduciary duty to leaseholders. Instead, you act for the freeholder, passing on unlawful charges, ignoring statutory protections, cancelling meetings, and endangering the wellbeing of over 250 families.

No amount of spin about “community” or “progress” will disguise this. Until you acknowledge leaseholder protections under law, stop mislabelling costs, reinstate proper leaseholder meetings, and remove the conflicts of interest you created, your reassurances ring hollow.

I bought the two bed apartment as a…

I bought the two bed apartment as a dream place however in 5 years it has become a nightmare and total disaster. The SC has sky rocketed and the managing agent has failed to managed this place and just waiting to get out of this mess. Anyone who is planning to invest do a proper research so that you avoid this kind of situations like many of us.

Ringleys Director, Ms Mary-Anne Bowring does not care one iota about its leaseholders. Working together with the freeholder Mr Gubbay they have managed to cause untold stress and ruining the lives of over 250 families, in just one housing complex and are only interested in one thing, lining their own pockets. Do not use unless you want a life of misery.

Avoid this company!

Honestly I wish I could have given this company 0 stars. Never have I come across such an incompetent and fraudulent company. Non existent customer service and passing unfair charges to leaseholders. The company and Grangeford management have run the Union Park development into a situation which has every leaseholder stressed to their core. Avoid this company at all costs!
