I gave these guys £500 holding deposit and underwent referencing for a house.
My current landlord didn't respond (he was in Bali) and after a week or so I received a call from RS Estates saying I had FAILED the referencing. She then said they were not returning my deposit as I had failed referencing, I was at work but told them this doesn't sound right and I'll get back to them.
Next day I saw an email from the referencing agency with a phone number so I called them.
The very lovely Rachel informed me that I HAD NOT FAILED REFERENCING but they received a call from RS Estates instructing them to terminate the incomplete process and to send them the report, which they did.
The next day (to cut a long story short) I went to RS estates' office in Tooting Bec and after being given the obligatory runaround (being told everyone was at lunch AT 4PM🙄) and accused of being aggressive (I recorded every word of the encounter) the "directors" came out of a back room with a very flush looking secretary.
I went over the story yet again and they performed they're part pretending not to know the circumstances.
I pointed out on a number of occasions that they're actions are CRIMINAL.
Sufficed to say I got my money back.
If you have ANY dealings with these people, do so with EXTREME CAUTION!!!!

Definitely don’t recommend and advise to avoid at all costs going with this agency you’ll find out fast that its not worth your time or effort you will get problems from the very start do not trust them Save your selfs some time and go to a proper lettings. Don’t fall for their lies you will most definitely have your life turned upside down and your life made a nightmare going with this lettings agent ….you have been warned It will be the biggest Mistake you will ever do

Most loyal and respectful letting agency, if there is any slight hiccups or issues they are resolved instantly they've always got your back, would highly recommend this letting agency if your looking for a place.

Absolutely terrible company...Takes your money willingly and then lies and covers things up..very unprofessional...also harrases you constantly when issues are been pursued...Tried to resolve issues directly and got alot of abuse down the phone..totally unapproachable..despite the response which is untrue as I was acting on someone's behalf...
