MONEY-GRABBING SCAMMERS!!!

MONEY-GRABBING SCAMMERS!!!
Avoid this absolute shambles of a “letting company” at all costs.
I used Rooftop Living with my ex partner in 2023 to rent a one bed flat, however due to unforeseen circumstances caused by my ex partner I was forced to quit
my job and move 2 hours away after 5 months of living in the property. When I approached Rooftop Living about transferring the current tenancy to being solely in my ex partner’s name and cancelling the following tenancy, Rooftop were extremely hostile, saying that this wasn’t possible and that I’d need to pay my rent for the remaining 7 months of the tenancy AND for all of the subsequent year long tenancy too. When I argued this, Rooftop directed me to an incredibly vague clause in the tenancy contract that says tenancies can only be cancelled “at the landlord’s discretion” and that they’d never agree to cancel my tenancy for the following year unless I either a) paid them upwards of £800 in advertising fees to find a new tenant or b) found a new tenant myself, of which they reserved the right to turn away. They were extremely unfeeling and callous in their approach here, leaning on a clearly intentionally ambiguously drafted contract clause to validate their threats.
Consequently, I was unjustly forced to pay £2,250 in rent for the remainder of the current tenancy despite NO LONGER LIVING AT THE PROPERTY and posting my key back to Rooftop Living due to their threats to escalate to small claims court if I didn’t cooperate. This in turn unfortunately kept a roof over my ex partner’s head for 7 months, in which time he allowed for the property to become severely neglected and unclean - which, unsurprisingly, Rooftop threatened to charge me cleaning fees for despite acknowledging that I hadn’t lived in the property for those 7 months or had access to the property due to returning my key.
Additionally, due to the sheer idleness of Rooftop and threats of more advertising charges/court, I was forced to act as the letting agency myself and find a new tenant. This was again without the assurance that any tenant I found would be accepted by Rooftop, meaning that I’d have to pay more rent on a property I wouldn’t have lived in or had access to for what would’ve been nearly a year by that point. The extreme physical, mental, and financial strain that I was put under in finding a replacement tenant (with no help from and even hindrance by my ex partner, who despite being named on the tenancy also, Rooftop directed all their threats and hateful correspondence towards me as a young woman instead) is inexcusable. On numerous occasions over 4 months, I provided Rooftop with the contact details of prospective tenants and conducted viewings of the property myself (which again, as I was 2 hours away from the property meant that I was put under further physical
and financial strain to commute to Leeds to host the property viewings.) However, Rooftop failed to communicate effectively with these prospective tenants by providing little to no information, or sometimes incorrect information, regarding the tenancy or by simply not contacting them at all, which resulted in several prospective tenants withdrawing their interest. This demonstrates clearly that Rooftop were never interested in finding a suitable new tenant, and were rather hedging their bets that I’d be unsuccessful and therefore forced to pay another year’s rent on a property that I NO LONGER LIVED IN whilst enjoying me doing their own jobs for them at my own uncompensated expense.
All communication I sent to Rooftop during this period was either blatantly ignored or disregarded. Instead of communicating effectively and appropriately, Rooftop continued to send emails regarding fees and payments. It’s incredibly clear that this pathetic excuse for a “letting company” cares only about easy, borderline illicit money-grabbing. They target young people/students without adequate financial resources to appropriately combat their insidious, predatory behaviour.
The extreme mental, physical, and financial low of the past 7 months that the mistake of using Rooftop Living has inflicted on me is truly difficult to adequately put into words.
Specifically Martin and Phil, but also the entirety of Rooftop Living, should be ashamed of their callousness and consider getting real jobs instead of renting out shoebox flats for extortionate rates, without an ounce of customer care or general human decency along with it.
NEVER use this company.

Scammers - Avoid

Scammers. They use a trusted website like ‘Unihomes’ to advertise properties and then sign you up to a different contract, not covered by Unihomes. They take advantage of naive students who don’t really have any real world experience.

Scammers

They are not an agent, just scammers. I cannot advise better, but just stay away from them as much as possible. If u have unfortunately signed a contract with them, just make sure you record every single details, and send a formal complaint, and raise it to the legal councils. They are nothing but deceptive and threatening crooks. Don't be afraid of them, and just do what is right.

Rude, unprofessional, dodgy staff and agency. Vague contracts with horrifying number of loopholes to screw people over. Awful properties with no maintenance. Harassing and bullying behaviours and using tactics to scare people in to paying. SEE YOU IN COURT.

I would urge anyone

I would urge anyone, students, parents of students or professionals to avoid Rooftop Living. My son was a student in Leeds and we rented a property via this letting agent for the 3rd year of his course. Although advertised as finished to a 'high end' it most certainly wasn't. However, it suited him, until the heating and hot water failed in the December. Despite numerous phone calls and emails it wasn't fixed until I contacted Leeds City Council, at which point needless to say it was sorted out immediately. But my son had been without these basic facilities for over a month during a very cold winter period. When he vacated the property, the agent firstly ignored requests for the return of the deposit and then manufactured reasons for not returning it. I finally received the repayment last month - almost 2 years after my son moved out and this was only because I raised a court claim against Rooftop Living.

Waited over 6 years for guttering…

Waited over 6 years for guttering overflow repair been down a number of times put a metal shelf above heating vent still not repaired housing officer came down 2 months ago still no response as other have issues reported to him and rents gone up over £50 per month

Here we go again

Here we go again. I can only reiterate my experience with rooftop living. Badly cared for property. Granted I didn't complain about that. Non compliant fire doors. Even after being rectified it's still non compliant. Waiting 4 weeks for a repair or replacement washing machine. And obviously lack of communication regarding deposit return. Hand on heart it's just a slum landlord with lots of mediocre property in the less than desirable areas of Leeds. Repair issues will be dealt with at leisure. And even with 4 months left on the lease. I was still receiving emails about showing new potential people around an occupied flat. Definitely don't recommend as a long term rental property in Leeds

The property itself was not well kept

The property itself was not well kept, over priced and the staff did not care about taking care of anything on the property. Once we left the flat at the end of our rental contract, they did not return the deposit after leaving the property cleaner and in better condition that we received it. Instead they said they need to see how much we my owe, even though the utilities bills were included.

Filthy house, unresponsive & unhelpful company

Rented with rooftop last year and they are the WORST, not even worthy of one star. Entered my property on the first day to the most filthy house, the oven and fridge thick with dirt, the previous tenants clothes still in the drawers/washing machine, my bed split in half (which I was then told to sleep on), and everything was just dirty. My landlord then came after about 3 hours of calling rooftop, for him to do absolutely nothing. Luckily I went on holiday the next day so my parents were able get the house into a liveable condition for me. Since then, rooftop answers NO emails, yet has the cheek to start their emails with ‘URGENT NEED OF REPLY’. Oh, and the landlord also lied to us and told us he was maintenance and not our landlord to try get out of doing anything for us. They should not be in business.

Abysmal

Abysmal. Take no responsibility for the deposit, even though it’s legislation. Much better agencies elsewhere - don’t touch with a barge pole. Do not advise landlords at all and don’t even know the law.

Absolutely disgusting and filthy inside…

Absolutely disgusting and filthy inside this house, how on earth they thought it was ok for us to move into here!!! Broken bed, broken drawers, broken curtains,broken toilet, broken chair, the oven full of grease, thick dirt everywhere, filthy sofa,blood down door, the state of the bathroom nearly made me sick!!!. The fridge freezer was vile!!!!When you call the office they say they will ring you back after 4 times ringing they never rang back.AVOID renting from these!!!!!!!

They are rude and offensive

They are rude and offensive. We asked for our deposit back and still awaiting for today. Anjum is barefaced liar and his dad Mick is just as bad.

Do not use these guys for your accommodation needs. Their properties are full of mould and are in poor state of repair.
