A 5* Jeff visit is my favourite!
Jeff came today to replace a cupboard door in my kitchen and yet again was super friendly, efficient and polite. Jeff really is an asset to Strata and represents them incredibly well.

Terrible quality, no care or respect for customers - beverley site

We feel nothing but regret at purchasing a home from Strata, do not be fooled by the show homes and fancy offices!!

We have significant issues with our house, unimaginable, moved in 28th Nov with no sign of anything being resolved. Customer care really don’t care, once you have handed over your money they are done with you. AVOID!

Poor sales process at Leeds Desire

I initially had a very positive experience with Strata. I found a house I really liked, with a planned move around June, but I need to sell my flat first. The sales advisor, Betty, was excellent – genuinely helpful, professional, and took time to explain my options, including Part Exchange and Help to Move.
I was told that Part Exchange would add the value of the new home by £10k, whereas Help to Move would cover up to £5k in estate agent fees while selling my flat on the open market over six weeks, allowing for a market-based sale price. On the face of it, this sounded reasonable.

However, what was not explained at any stage was how Strata controls or constrains the valuation process. I was later told they take an average of three valuations, but it was never made clear that these valuations are framed around rapid-sale scenarios (sale in a day, within a week, and within four weeks). This context matters significantly.

Each visit from Strata’s appointed estate agents became uncomfortable, as they openly stated they were there to “value for part exchange.” I corrected them, but they said they couldn’t discuss it further. This immediately undermined confidence in the Help to Move process being a true open-market sale.

Following this, Chelsea from Strata called to discuss the outcome. I was told the average valuation was £185k, with an expected sale price of £171k–£175k. I found this genuinely offensive. Independent valuations place my flat at £200k–£210k. Being told that a three-year-old, well-maintained, new-build flat has effectively lost around £20k in value gives me little confidence in the long-term value of a new build purchased from Strata.

Had this been framed transparently – for example, “this is a realistic price for a quick sale within six weeks” – I would have understood. Instead, it felt like an attempt to engineer a fast, low sale without clearly explaining that strategy upfront. In my view, that’s poor sales practice and ethically questionable.

I fully understand Strata is a business and needs to manage risk and reduce fall-throughs, but this approach feels desperate and lacks clarity. After I expressed my concerns, Chelsea said she would send over the valuations the same day – which didn’t happen – and that she would speak to her sales manager about listing at £200k.

At this point, I’m completely put off proceeding with Strata. I also found their website very unclear. It references incentives with headline values (e.g. £18k of incentives), but there’s no transparent breakdown explaining what that actually includes or how it applies.

Overall, strong initial sales support, but the lack of transparency around valuations, incentives, and selling strategy has significantly damaged trust.

To clarify, our Help to Move valuations are carried out by independent, RICS-registered estate agents, and the process is designed to reflect achievable pricing within a defined timeframe. This is intended to reduce the risk of delays or fall-throughs once a purchase is agreed. That said, we accept that the context around how these valuations are framed, including the impact of timescales, should always be explained more clearly upfront, and we’re sorry if that was not made sufficiently clear in your case.

Chelsea’s intention in discussing the valuation outcome was to be open about how the figures were reached and to explore next steps, including whether a higher listing price could be considered. We also apologise if there was a delay in sharing the valuation reports, as we understand how important timely follow-up is in these conversations.

Visited the Strata Desire Site on Manston Lane, Leeds

Visited the Strata Desire Site on Manston Lane,Leeds a few weeks ago. Spoke to Betty in the showroom, and she was very knowledgeable and helpful in the questions we had. Advised us to view the showrooms to get a better understanding of layouts,sizes of rooms etc.
We re attended after the viewings with questions, and Betty was helpful in answering them, and providing us with literature.
Our overall experience at Desire was excellent. Betty was polite and respectful and knowledgeable about Strata products,houses.
It's nice to see Strata employing staff that work for the customer, and will go the extra mile.

Thank you Lorna!

A massive thank you to Lorna at the Grace development in Arnold, Nottingham for her kindness and willingness to help with answering questions that come with buying a new build.

Unfortunately, I ultimately decided that now was not the right time to purchase a home, and I greatly appreciate how understanding Lorna was. She was incredibly helpful throughout the process and I'm very grateful of how much she helped in answering questions to better my understanding of the development.

Jen the Superstar!

I popped in to the sales office in Beverley nearly 3 months ago, not expecting to fall in love with one but walked out with my heart set on the Geneva. I wasn’t in a position to purchase one as mine had just gone on the market. I’d been in a few times to see Jen as decided to keep an open mind and compare other developments as there were 8 houses still available. 2 days before Christmas I was finally in a position to move forward to be told all 8 had been sold to a buying scheme so missed out by 48 hours! I’m gutted….however, Jen was very understanding and has gone above and beyond to try and help me get the property of my dreams. Although it would still seem it’s not meant to be she has still tried everything possible to make it come true. She’s been far more helpful than any of the other developments I’ve been dealing with even though she had nothing left in my budget to sell me. Thank you Jen for all your dedication to truly helping me even though it would seem it really isn’t meant to be! Oh and if the home group read this then please sell me plot 13 😂

Great service from Betty at the Desire Development in Leeds

My husband and I called in to the Desire development in Leeds for some information as we are buying a strata property on another development and wanted some information regarding the kitchen units and work tops and the type of brick used for any future changes. Betty was super helpful and very knowledgeable and gave us the information needed to be able to buy replacement units and worktops. Betty was very friendly and kind and despite us not wanting to buy on the desire site she still provided an excellent service and information.

Well we bought our very first home in…

Well we bought our very first home in Doncaster, sublime development with Strata.
What an experience from the start!
To start off Francesca at the sales office who was covering Kathryn during her vacation was so friendly and supported us at each step of booking our chosen plot! Post that we were receiving regular communications from strata and updates from Kathryn at sales office too.
The house was handed over to us as promised in Sept 2025.
But it doesn't end there. Post the sale for 3 months, they took care of us with utmost sincerety, like we were family! The site manager Dave made sure he was constantly checking on us. Any issues we raised, would be sorted within days, no questions asked!

We have been totally amazed by the built quality, the design, the thought that has gone into strata homes! Anyone who visits our home have been impressed!

Now they are handing us over to their customer service team, and we are sure they would support us for the rest of the warranty period.

After scouting many new builds we landed with strata and we are very happy we did. We would definitely recommend anyone looking for new builds to go for strata!

Top quality service again from David Innes! He helped me sort out an issue with my door. I noticed another issue around my house and I asked him if he could have a quick look. He also quickly fixed the issue without any hesitation. This is the second time, he has gone to the extra mile for me.

Full Review Buying from Strata

I wanted to wait to give a full review for people looking to buy with Strata. We were first time buyers looking at the Oporto. We had a great experience to start with, Betty was brilliant at the start, very helpful and keen to get things moving. We were buying one of the last houses on the site so we were assured they were keen to get us in. We were originally told we'd be moving in in June/July (reserved in February). We were given great incentives to buy the house and began planning. Betty was then moved to another site, and this unfortunately is where it went downhill. Although the lady who took over was lovely, it became really difficult to get any kind of update which really ruined the experience for us. Constant unanswered phone calls, texts and emails. We actually went to the other site she was based at to find her to try and get any kind of update which, when you are paying thousands for a new house, felt really disappointing. After delay after delay and after getting to the point where we had to beg on the phone for an update on when we could move in (August at this point), we finally got a date for the last day in August - but this wasn't without its faults, they didn't fully confirm this until 1 week before moving and when you are renting/trying to get time off work, was awful to be honest. Completion was completed by around 11am, the house was really clean and well presented. The house is beautiful, we are so happy with the Oporto - we had a few snags noticed on move in and with our professional snagger we paid for, but nothing major. It has been difficult to get things fixed as there are no longer engineers etc on site as they have now finished building and we have a few outstanding issues but we are generally we are happy. They have sent gifts to the house since we moved in which is a nice touch, especially the Christmas ornament which is a replica of our very own house - really lovely, thank you.
We would recommend buying a house from Strata, as the house designs are lovely, you get great incentives and most of the team are kind, helpful and knowledgeable, hence the 4 stars. However, we would not recommend buying the last/one of the last plots on a site, you are often forgotten about as engineers move on to new sites and I don't think you get the experience you pay for.

Jeff Deserves 6 Stars

I can’t recommend Jeff at Strata highly enough. Every time he attends our property he completes the work to the highest of standards. He is meticulous, a perfectionist, and the consummate professional, treating his work with the level of care and attention you’d expect from someone maintaining their own home. On the rare occasion he hasn’t been able to complete the work due to an outside contractor needing to be involved, he’s helped ensure that the job is reported and taken care of in a timely manner. If we could give him 6 stars, we would.
