I lived in this property for 7 months…

I lived in this property for 7 months and I can say their service was great .the landlord made the house clean and comfortable for tenants .complaints from tenants or issues were handled immediately.Kelly and Leanne actually did a great job 😌I would highly recommend this house to anyone.

Flatshare - Carlisle

I’d especially like to thank Leanne and Kelly for all their support throughout my stay.

I rented this property in Carlisle for two years, and from the very first communication through to the viewing, everything was handled in a highly professional manner. Before moving in, they provided a comprehensive pack of 17 documents covering safety, TV licence, HMO licence, and more, which really set them apart from other agencies.

They use an app called Coho for communication, rent reminders, and reporting issues, which made everything very convenient and organised.

Living in a 7-person house naturally came with its share of issues, particularly with appliances wearing out. However, during my time there, they replaced the microwave, washing machine, dryer, and hoover without hassle, and always within a reasonable timeframe. When I requested a TV for the living room, they arranged that as well. Overall, their responsiveness and service were excellent.

There was also an internet issue at one point, which they resolved quickly by installing a new, faster connection. Regular fire safety checks were carried out, with professionals inspecting alarms in each room.

The furniture and décor were of good quality (similar to IKEA standards), and the mattress was surprisingly comfortable. The rooms, paintwork, and overall finish were well maintained, giving the property a high-quality feel.

Communication was smooth throughout, mainly via WhatsApp and the Coho app. While they operate within set working hours, they were responsive during those times. They also consistently provided proper notice for viewings and inspections.

The house itself felt premium—more like high-end private student accommodation, but better managed. The interiors were excellent, and the flatmates were great as well, likely due to their thorough referencing process. It never felt like a typical shared house; it was much more comfortable and well-organised.

Cleaning was another strong point. A cleaner visited regularly (approximately every two weeks), which kept the common areas tidy and pleasant despite being a large household.

The only downside is that the rent is quite high for Carlisle. However, this is reflected in the overall quality and management of the property. Street parking is also limited, though this is due to council regulations rather than the property itself.

Overall, I had a very positive experience. It’s a great place to live if you’re looking for a clean, well-managed, and sociable environment with high standards. A great way to meet new people while enjoying a comfortable and premium living space.

House Share-Carlisle

I had an excellent experience from start to finish. Lived in one of their house shares and had a great experience. Everything was well managed, any problems were dealt with quickly, and communication was good. No complaints at all, would recommend.

16 Derwent terrace

I lived in property for just over a year and If I raised any issues these were addressed and resolved really quickly. I would have no issue in using these in the future if it was needed. Staff very helpful and always responded to my messages.

The property was very clean and well maintained.

Very poor experience

Very poor response time. We have been contacting them since the 7th of July, finally got a viewing to one of the several properties we were interested in on the 16th of July and applied for this the day following the viewing. We didn’t get a response from the application until the 31st July where they told us they accepted another application for the room. They knocked back the application which is fair enough, but it took 2 weeks to inform us and they ended the rejection message with ‘I wish you all the best in your property search’. This signalled to me that they weren’t interested in helping us get another property with themselves and came across as dismissive, even though we had expressed that we wanted to apply for other properties with Tom Heaney. Following this message I sent them 2 more properties we were interested in. They read the first couple of messages and haven’t responded since. There seems to be only one woman on admin and when she is on holiday there seems to be no one picking up her messages. We did get through to Leanne in our most recent contact and she said she would contact us with availability to get us booked in again ASAP, but we haven’t heard anything since the 7th August. It just seemed as though he didn’t fit the mould due to this they weren’t in a rush to try and help him find somewhere. We had to find accommodation with someone else. Although I am relieved as contact with them has been difficult and this wouldn’t be a reassuring quality in a letting agent.

I have worked with Tom for many years…

I have worked with Tom for many years and I can confirm that he is always responds within a timely manner. He has a great work ethic and works in a professional matter. He is friendly and approachable.

I can also say that during this period I have never experienced any racism and anything of that nature.

The most discussing management and landlord

The most hourable , unprofessional landlord and management.
Leanne brown and the landlord steal my half rent money!
Didn't give any deposit back. Acting with people like with rubbish. One fridge for 5 people, dirty place !
They threw me out because I asked one Indian guy to clean after him , so without investigation and evidence ( God know where they are) I been accused for bullying this Indian guy, I asked to do investigation and give me evidence, and if you can call her as manager, more monster then a human being leanne brown refused it to do her job , apparently she just work 4 hours and on the weekend she doesn't care about any tenants.
I had to sleep since Friday up to now on the street because the leanne brown with landlord putted my money in pocket, didn't give any end of contract paper work nothing! Be careful of this scun bags might they will rip you of as well

Racism in any of our house shares is not tolerated and having seen the written proof of your abuse to fellow house mates I understand and fully support the teams decision. We want sociable and friendly house shares and have zero tolerance of antisocial behaviour.

I don't manage our properties personally and have a wonderful team that do it on our behalf. I have enquired about your position.

Note the management company cannot steal your deposit. All deposits are held in the Deposit Protection Scheme to which the company have to demonstrate why they are retaining part/all of a deposit. Only then can it be sent to the company. It can not be retained or withheld.

Furthermore, I understand and have seen the tirade of abuse you have sent the team via messages which is unacceptable dating back months.

The smell of alcohol and the drunken character of which you portray to the team also further exemplifies why you are not a fit candidate to live in shared accommodation.

Finally, for whatever reason, you could not understand that until you release the key to your room, you would still be in "tenancy" and thus paid rent for the time there. I understand that you have now released the key and in doing so the team have calculated rent due and sorted your final account/bill as a result. I empathise you wanted to stay and you don't like the decision, hence you choosing this approach. I fully back the managements decision and proud of them for collating such substantial evidence on your behaviour.

I just hope the people who have had to experience the wrath of your unacceptable manner can move on and live in a safe, happy space moving forward.

I also note the tirade of abuse you've left on my personal social media accounts in a way to smear my name and have reported this also.

I will not comment further as I can that multiple members of the team when they engage with you , it appears you always need to have something else to say. I will not comment further as nothing more to say.

Took my deposit

Took my deposit, lied about the room. Said they would return the deposit, then lied about returning it. Their actions of theft and lack of communication are disgusting.

Do not rent from them or use their services.

I've no idea who you are. I don't manage my own properties. I have a great management team that do it on my behalf.

Having spoken to the management company about your particular situation, I understand they followed all procedures correctly and can see a clear communication trail and have followed all actions properly.

As deposits are protected by the DPS, any dispute has to be agreed by them to release the deposit to the management company. Therefore your liable allegations I took your deposit and lied about the room is not correct.

Review of a Former Tenant

I lived in a Tom Heaney property for three months. There were 12 bedrooms across two flats and we had no HMO license until more than two months after the first tenant moved in. The internet did not work and, despite pointing out they had falsely advertised the property as having high-speed broadband, they continued to put this on the ads. The property manager, Christine, was one ofthe most condescending and inept agents I have ever dealt with. I have recently heard from the newer tenants that the issues continue and they are receiving the same standard response: “it’s not our problem”. Our property was not legally registered until more than two months after I moved in, when we were finally given a post code. This caused issues with banks, credit ratings, and electoral rolls. It would appear that have also did not pay the TV licence or council tax bills from the correspondence received. Not worth your time, or your money, and I heard there have recently been several maintenance issues (including flooding in the middle of the night) across both properties.

Thankyou for the inaccurate and liable statements posted. I don't manage my properties I have a great management team that do it on my behalf. Your review on this page which has no relation to property management. In any case, all our properties have the correct licences and operate to all government legislation they have to so not sure what you're referring to. Not sure what you mean by legally registered. That is also a pretty bonkers statement too. In any case I can only summarise you were a disgruntled tenant for some reason. In an attempt to smear my own name you're choosing to write this dribble.

Do not even bother to go to this place. The landlord is a racist, who plots to charge extra from tenants that are not his race.
What a black mark to the people in UK.

I can't believe this man is actually…

I can't believe this man is actually lecturing people on property investment and landlord practice. His employees are rude and condescending. Even himself is a terrible terrible landlord. He has no respect for people and does not treat his tenants with respect. He might be an impressive lecturer (I haven't attended his lectures and I will never) he has no regard for tenants and his terrible service gets people homeless.
