The worst experience ever, I paid a deposit of £13k to then have the sale contract breached due to no one around on the day of completion on behalf of under the hammer. I was so happy when I won to then be disappointed with false hopes. The rule is that if you don’t complete then the deposits lost however if a company causes a failure which causes a breach in. The contract then technically I didn’t breach the contract and would of completed with accurate information to have a completion statement changed twice is unacceptable.

Very poor communication left numerous messages and emails with no response/call back. System failed to secure funds in order to bid, so after taking time to view properties I was interested in and being accepted through authentication process was still unable to bid due to fund/account process failings...

I was referred to Tom who talked me through my options without any pressure at all, I was expertly guided and felt confident after further conversations.
I chose to use 'Under the hammer' and everything ran incredibly well from start to finish. My process from house listing to sale was completed within 2 or 3 weeks when a buyer was found. Jodene was also a pleasure to deal with, calls were answered and issues dealt with promptly and professionally.
This company worked extremely well for me.

The process of auction is very clear and organised.
The assigned person to my case communicated with me very clearly and promptly.
However, the additional costs are not clearly defined, and there is no information about the cost associated with the seller (which is added to the auction fees).
Bear this in mind when you are bidding.

Do not trust! AVOID at all costs! I won a garage up in Sheffield for £1250 advertised as a FREEHOLD. Turns out not only do I have to pay £3000 for buyer fees including vat , I am obligated to pay a deposit on top of the £5000 initial deposit and the £10000, the legal pack i downloaded was at 10pm and the auction starts at 9am next day. The legal pack showed a freehold and a leasehold which was confusing so I called the auction up in the morning to ask regarding the consfusion and mixed information in the legal pack and the advisor said its a freehold and the lease was bought out. So I bit thinking I'll be paying 1.8% of the sale price and that's it just my solicitors and bobs your uncle your sorted. NOOOO I am having to pay silly amounts for seller fees, sellers solicitor fees and other bits which I shouldn't because this is a breach of terms as its false advertising if I had known its a leasehold I wouldn't of even bid and if I had known its 3k auction fees it wouldn't be worth it as a freehold garage is worth 5-10k in that area . Under the hammer refuse to refund or clear both fees as it was listed as a freehold and had two sets of papers which is purposely put to confuse you. (In total it's setting me back over 15k)

I never got explain about the fee's and mislead on payment fee's
We come to the end we paied the salelers fee's 12k extra
Seller Auction fee
Seller Administration fee
And transfer fee
And Seller solicitor fee
they should tell us before we pay the deposit and Auction fee

I recently worked with Dan Fleming on the auction sale of a property. While it didn’t sell at the price I was hoping for during the auction, Dan’s professionalism and customer service stood out. He kept me updated throughout the process and, more importantly, remembered my property even after I had removed it from auction.
