I spoke to someone about my loan. Didn't know it had gone up but when I found out I changed my payment and sent the missing payment. Your people can't apply it to my loan for whatever reason, math to hard I think.

Once you Finally get someone who knows the issue your good. But it took several calls to get a real person who had a clue. Out of 4-5 calls, one knew how to help. He was brand new but amibitious. Keep him. But I have 12 emails and follow ups once I found someone. Liz was one of them, they are great. Process is easy but ya gotta fight Customer Services ce to get there.

You made it very easy to apply for the loan. It was all done online. Thomas Everett was very helpful. Answered all our questions. The online notary was very easy to do. It went very quick once we finished our part. Thank you all who were involved.

The only reason why I'm giving this 4 stars rating it's because there was one system hip-cup. In addition to that, they should have asked me for the proper information from the beginning to make the loan process smoother and faster. I had to continue asking if I could provide this or that document would help me with the loan. That's the area that I think they need to improve. Other than that I was satisfied with the service.

Where do I start? Once I initiated the refi, I went several weeks without hearing from your representatives. I would call and get sent almost immediately to voice mail. I left message after message and did not get return calls. Once I did hear from you again, the process still took longer than it should have. I kept getting more requests for documentation. We took equity from our house and instead of electronic transfer of the funds, you sent cashiers checks for thousands of dollars via FedEx with no signature required for receipt. The envelope was left on our front porch where anyone could have stolen it. Very sloppy!!!

Unethical and Corrupt!
Completely unethical and morally corrupt company. My mortgage was purchased by them in December 2025. Due to hardship, I had to place my mortgage on a temporary forbearance program, which THEY agreed to. After the forbearance program ended, they told me I had to pay ALL past-due previous payments, or face foreclosure. This was NEVER explained to me during the forbearance program. In fact, they gave me the option of extending my amortization note by the length of the forbearance period when they first agreed to the program. I only have $70,000 left on a $1 million property. They saw the opportunity to foreclose, thus giving up the $70,000 in return for taking my $1 million home away from me and my family. I built this house specifically to raise my kids in. Their lack of communication was intentional. Once I received the notice of Intent to Foreclose, I contacted them immediately. They were very rude, very condescending, and unwilling to help. They stated that it was my fault for not knowing the rules and for not contacting them prior to the forbearance program ending. DO NOT DO BUSINESS WITH VALON! They are absolute soulless robots that look for ways to screw homeowners out of their money and property. I have reported them to several state and federal agencies that oversee homeowners' rights.

What a joke of an organization - my bank transferred servicing to them - they transferred nothing - mislaid and allocated my payments wrong - change the policy so that paying every 2 weeks does not work, didn't transfer tax documents or escrow documents…..

When Valon acquired my mortgage loan... I immediately had issues with every problem you can imagine...
Can't get anyone that cares on the phone. If you do, they'll just pass the phone or transfer you to nowhere.
Issues with screwing up escrow, issues by somehow making my ex wife the primary borrower and removing me when she was the cosigner and I was the primary... How they even added her back to my loan 11 years later is beyond me....
I didn't walk, I ran away from this mismanaged garbage pit of morons.
I even took a higher percentage loan just to get away from them.
If Valon is your mortgage company. Get away from them. They literally prey on the consumer.

Aggressive communication styles, lack of collaboration on recent issues, ineffective leadership. We have had recent issues related to a bankruptcy and this company refuses to stop violating the automatic stay by maintaining a blanket policy that revoked online access to payment causing multiple late payments. Company refuses to reverse course on this issue and insists on charging a $612.50 “review fee” which is unreasonable and unfair. My trust in this company is forever lost and I wish at this point that they would sell my mortgage to another servicer who will be more understanding to our needs.

Ridiculous Customer Service
Ridiculous Customer Service. This company is collecting money, sight unseen from me and are not willing to provide anything coming close to acceptable CS. I recently transferred a significant sum to reammortize my loan; they required notarized documents delivered by mail. I sent these documents by certified mail and after inquiry received word the documents had not been received. I confirmed with USPS that they had been delivered two days prior. When I attempted to call CS, the answer I get is that the loan officer can only communicate via email so I cannot speak with this person by phone. WHAT THE HELL. You don't take money from people and then hide behind smoke and mirrors. Atrocious.
Receives payments on time, holds them past due date
Valon has a nasty and repeated habit of holding on to monthly mortgage payments received before the due date, not applying the payments, then sending out nastygrams and adding late charges. In recent months I've sent Valon payments USPS priority with delivery confirmation. After showing the receipt, the company grudgingly removes the late fee. And how's this for a lame explanation. If a mortgage holder uses any kind of special delivery service, the payment is transferred over to another address and "lock box" THAT CAN TAKE EVEN LONGER--A WEEK OR MORE--for Valon to acknowledge receipt of payment. In further irony, I just made our monthly mortgage payment ONLINE and the response from Valon is that IT COULD TAKE 5 BUSINESS DAYS to post!
