Company is a joke to work for

Worked for them for 2 months booked one day off with plenty of notice for a doctors appointment due to a cancer scare. Then got a message saying not to come back to site despite never having any issues or problems on site management are just immoral & heartless.

My garden was never laid correctly…

My garden was never laid correctly and as a consequence became uneven very quickly. I battled for over two years for the company to rectify the problems. Landscapers were sent on several occasions. When they turned up they threw soil and grass seeds on the affected areas. It obviously made no difference. In the end I gave up and had my garden professionally landscaped last year. The company and their ability to resolve matters professionally and satisfactorily are very poor.

aftercare is a joke - blatant lies

Vistry homes aftercare is a joke. Boiler problem. Wait in all day for an engineer (house is 12 months old) to be told engineer attempted to call. My house is covered in cctv and we have a ring door bell. Blatant lies.

Poor experience throughout

Waited 8 months after original build complete date for property to be finished. There were multiple delays due to poor quality work meaning work then had to be redone. Builders would give you false updates for example 'yes the work has been done' while I'm stood next to the work that hadn't been done. Customer service is awful, I made a formal complaint and never got a response even after multiple phone calls. The low review of the company speaks for itself, if you can avoid then I would.

They can't fit windows or electrics

They can't fit windows or electrics. Fixed fuses blown in kitchen. UPVC door and windows have dropped because they were not packed properly. They must be cheap because big companies still give them work so unsuspecting tenants will end up living in their bodged up houses.

Now been threatened by the senior…

Now been threatened by the senior management team who are absolute bullies and our issues remain and are getting worse day by day cannot even get a response head office number rings leave a message and still nothing someone needs to sort this out because Vistry are making our lives hell

Shocking management

Shocking management, i have just done 2 days as a 2nd fix plumber on one of there sites, site manager is a disgrace, no man management skills what so ever, and they wonder why nobody stays long,
The site manager doesn’t have the right tp speak to anyone how he did to me,
And will not accept it, been in the trade for 35 years, the quality of there houses, and other trades is very poor,
The pay is ok if you want to work without breaks and are willing to go bull at a gate,
I prefer quality over quantity, for a good days pay,

Well, after the reply from Vistry, they need to tell there management to lead by example! And not walk where he is telling others that they are not supposed to, what a farce, and very aggressive towards me !!

Extremely poor communication – holding up our house sale

I’ve emailed and called Countryside Properties / Vistry numerous times over the past week regarding an urgent update on our Deed of Variation — specifically whether it has been sent to our management company.

The deed has already been executed, but our management company needs the physical copy in order for us to complete our sale. Despite leaving messages and sending multiple follow-up emails, I’ve had no response from anyone.

All parties in our chain have been ready and were relying on a completion next week, but due to the complete lack of communication and accountability from Countryside / Vistry, it’s now looking very unlikely to happen.

This delay is causing unnecessary stress and could jeopardise our entire sale. Extremely disappointed with the level of customer service and urgency shown, especially given how many families are affected when completion dates are missed.

Avoid at all costs

Have problems with my house through no fault of my own and they refused to help. Despite it being within my year of defects period. Rude and unhelpful. I would avoid any projects involving Vistry at all costs.

Editing because I missed the response for more information. So we moved into a house. We noticed a small red mark under the bath creeping out. It kept getting worse. We realised there was a tiny trickle of water going down the bath when we showered. Through a little gap. It looked like something was missing on the shower door. We contacted Our housing group for a repair and they didn’t reply for some time. Eventually after a few attempts of emailing the email I was told to use we got a reply in July after I used the portal rather than the email id used previously.

I was given a date for vistry to visit and I told the women on the day before the visit. I’m not sure I’ll be in as there had been a death in the family. They agreed we would try anyway. I was not in for the visit. When they called I apologised and the person visiting was polite and understanding. In the time we waited the hole was covered to cause no
Further damage.

I had tried since to contact platform housing with no response after a few attempts over the coming weeks. ( I couldn’t try often as I work two jobs and have 4 kids one of which is severely disabled making things like this extremely hard to organise)

They called me while at work. I missed it, I replied when I could arranging a visit from shacklocks. They came out but I kept getting emails saying please reply as we missed you. I assumed as I had arranged visit these were a mistake or just sent out before the visit was arranged. Shacklocks came and confirmed a piece is missing and that has caused the damaged floor. They have ordered the missing piece and seals the hole for now. After this I got platform contact me saying I didn’t let shacklocks know arrange a visit, or vistry to fix a separate issue. Both I had arrange and they had been to my house and done the work. Bad communication between services. Not my fault. I have then raised the floor issue again and been told they won’t be fixing it because I did not answer the door. At no point other than the time I said I may not be in did I not stay in touch or attempt to stay in touch. The way I’ve been treated by vistry and flat out denied for them to correct the issue is extremely unprofessional. The staff that work for vistry have been cordial and professional. Nothing bad to say about them.

Avoid Countryside/Vistry – Years of Planning Failures and Zero Accountability

I purchased my home from Countryside (now Vistry) in April 2021, believing everything was above board. What I’ve come to learn over the past four and a half years has been nothing short of devastating.

Countryside were aware as far back as 2019 that my property, and seven others, were not built in accordance with approved planning permission. They even submitted a retrospective application in September 2019, yet this was never disclosed during the sale. In fact, the contract included a warranty stating the property complied with planning regulations.

I only found out the truth in February 2024, when Walsall Council contacted me directly. Since then, I’ve been stuck in limbo, unable to sell my home, facing financial uncertainty, and dealing with constant emotional stress. It’s now October 2025, and we are still no closer to a resolution. That’s over 20 months since I was first made aware, and more than six years since Countryside knew there was a problem.

Countryside initially promised resolution by June 2024, that deadline came and went with no explanation. Since then, communication has been appalling. For the past four weeks, I’ve been trying to speak to the Director. Every time I’m told he’s unavailable, busy, in training, or in a meeting. Today I was promised a call, but instead received yet another generic email saying, “be patient, we’re close to resolution.” When I pushed for a call, I was told the Director is now on holiday for two more weeks.

This situation has taken a serious toll on us mentally and emotionally. We don’t know where we stand legally or financially, and we’ve received no support, no empathy, and no accountability from Countryside/Vistry. Just empty promises and delays.

If you value peace of mind, transparency, and basic human decency avoid Countryside/Vistry at all costs.

Disappointed

We purchased our 'dream home' knowing that we would need to pay maintenance fees for the upkeep of our development once all the works had been completed.
However, Redrow/Vistry have passed off their own maintenance costs onto the residents even though our transfer deeds clearly states this can't be done until all the works have been completed.
The result of that is a company called Gateway are constantly demanding money from the residents even though they refuse provide any evidence that they've been appointed.
Living opposite the park, we are reminded every day about the poor quality of the play park to name just one item that has not been completed to the standards we were promised when we bought our home.
Buying our dream almost broke us financially and now we're having to fork out even more money to get our development to the standard it should be.

Dreadful company. AVOID!!!

A company with no morals -- deceitful and manipulating.

We purchased our home on Abbey (Shabby) Farm in 2018 and were promised a beautiful landscaped development you would be proud to live on.

The reality 7 years later is an absolute disgrace , playparks not fit for purpose , landscaping not finished to an acceptable standard and the company attempting to wriggle out of there obligations with retrospective planning submissions.

I notice a lot has already been said by very unhappy residents on this development and I cannot recommend anyone purchasing on a new build estate if this company are involved.

1 star is being generous!
I Purchased my linden home 8 years ago. I’ve had damaged render that has been painted and shouldn’t have been, thermal images taken that conveniently went missing. The list of snags were endless & still to this day never got finished.
They haven’t finished the development, dead trees, poorly finished play park equipment & are now trying to go back to planning so they don’t have to do the work and the residents have to pay. They appointed a management company to maintain the development for them but they are making us pay when the development hasn’t been signed off.
Their business ‘Values & Mission’ most definitely hasn’t been met with this development and many others.

Linden Homes- Profit over customer

We moved in via Linden in 2017. It took 3 years to get all the snags fixed not to mention the fact the house wasn't built to spec so had to be amended and rebuilt. Not to mention longer term issues that have transpired from building gardens with soil made of stone. The main issue is the fact that for the past 5 years the developers have failed to finish the estate to a condition that a management would then adopt. Dispite that, unlawfully they appointed a management company that have been charging residents thousands of pounts to rectify mistakes that the developer should be paying for. I have requested a refund of all fees paid to the management company as they should be the cost of the developer. 8 years later and they still haven't handed over the land and instead of fixing issues at their cost they are trying to force through planning amendments instead. Issues in the future being passed onto the residents over the long term. I wouldn't buy another house from this group that is for sure.

Builders have no integrity and are dodgy

I bought a 4 bedroom detached house in Botley built by Bovis. We closed on 31st May 2023 but moved in on the 1st July 2023. We noticed mould under kitchen cabinets but thought nothing of it. Only for the main water pipes bursted and Vistry are not prepared to fix claiming our 2 year warranty has run out when this is clearly a latent defect. New buyers beware as the builders are dodgy and have no integrity.

£400,000 house with a warranty shorter than my hoover!

Firstly, I am not called Paul (perhaps that’s one of my neighbours?). I also have not refused anything — what I have said is that I will not accept rubbish being removed until a full investigation has been carried out. To date, the only actions you have offered are to remove rubbish and, latterly after a Stage 2 escalation and a ridiculous amount of wasted time going back and forth by email, to secure the loose supply pipe we ourselves discovered moving freely under the bath. That is not the problem. The actual issue is the leak from the waste pipe, which has left us without a functioning bathroom.

Many of my neighbours are now reporting the same issue, and one has already had a plumber confirm it was caused by poor workmanship and incorrect installation. This is clearly not an isolated defect. I will await your response to my MP, but if you continue to dismiss this, I will have no choice but to escalate legally and pursue recovery of my costs for the time, stress, and inconvenience caused.

Ongoing nightmare – poor workmanship and zero accountability

We bought our Vistry/Bovis home 3 years ago and have faced constant issues ever since.

On day one we smelt sewage in the house. By day three we had reported it. Contractors later confirmed there were holes in the drains large enough for rats to enter, which explains the smells and infestations. The outside drains and runs up to the house were repeatedly dug up in attempts to fix problems, leaving our garden destroyed and never properly restored.

Our next-door neighbour continuously had water backing up into her third-storey shower, and her home suffered repeated drainage problems until she eventually gave up and moved.

Last year, mould spread into a bedroom adjoining the ensuite, ruining belongings.

Most recently, a concealed leak from the bathroom waste pipe damaged our kitchen ceiling. When we removed the bath panel, we found unsecured pipework that moves freely and builders’ debris left inside. Despite this, Vistry insists there is “no installation defect” and refuses to repair it, claiming the warranty has expired — even though the leak is hidden within the floor void and only became visible once damage appeared.

Eventually, they said they would re-affix the loose supply pipe (which is not leaking) and remove the debris under the bath — but still refuse to resolve the actual leak in the waste pipe.

Neighbours have had almost identical problems:
• Waste pipe leaks flooding through kitchen ceilings and even pouring through light fittings.
• Private plumbers confirming poor workmanship from the start, but Vistry still refusing to take responsibility.
• Bathrooms left unusable for months while families argue with customer service.

Worryingly, everyone I’ve spoken to on our estate who has removed their bath panel has found builders’ rubbish left underneath. On other developments, buyers have even found litter sealed inside their walls. This is not an isolated issue, it’s a shocking lack of quality control.

Vistry’s final response to me was essentially: “You’re out of warranty, get a plumber yourself.” That’s not acceptable for defects hidden within the structure of the home that no homeowner could possibly cause.

To put this into perspective: our household hoover came with a longer warranty than this £400,000 house. That says everything about how little protection buyers actually have.

Their customer service is dismissive, unhelpful, and unwilling to investigate properly. The issues here are not isolated — they are systemic failings across multiple homes on our estate. Many more buyers have reported similar problems and poor aftercare in the Unhappy Bovis Customers group, showing this is not just one development but a much wider pattern of unaccountability.

My advice: be very cautious before buying from Vistry/Bovis. The glossy sales pitch hides shocking build quality, and once your 2-year warranty is up, you’ll be on your own.

This review is based on my personal experience as a homeowner and what has been directly reported by neighbours on my estate.

I would give -5 stars if I could this company is an absolute joke. Don’t buy a bovis house unless you want to wait 10 years for the shoddy workmanshipn and after-care Vistry worste company I’ve ever dealt with the MD is a joke now my MP is involved who apparently is best friends with him 😂😂😂😂😂😂😂😂
Seriously don’t use this company. Don’t have anything to do with them. They will take your money and do nothing. Makes you promises until they get what they want. Avoid all costs. You’ve been warned.
