Ongoing Issues and Poor Aftercare at Albany Park, Hampshire
I bought my home from Vistry Group at the Albany Park site in Hampshire and, sadly, the experience has been very disappointing — both in terms of build quality and customer service.
From day one, I reported a damaged kitchen panel and a leaking tap. It took almost two years to get the kitchen panel resolved, and the tap is still leaking to this day. I’ve also dealt with a leaking dormer around a window and loud, persistent floor squeaking throughout the property — issues that should not be present in a new-build home.
What’s been especially frustrating is the poor communication and inconsistency from customer care. I’ve had to chase constantly, been passed between different team members, and rarely received timely updates or resolutions. The snagging process has been slow, fragmented, and largely reactive.
To add to this, I was repeatedly asked to leave a 5-star rating for the NHBC survey early on — even though I had clear, unresolved issues at the time. I couldn’t help but feel like once the positive feedback was in, my case was deprioritized and I was largely forgotten.
From feedback I’ve heard, I am far from alone in facing these challenges within my street and the wider development. I welcome the opportunity to share and discuss my experience with new homebuyers to help them make informed decisions.
For a company of Vistry Group’s size and profile, this level of aftercare simply isn’t good enough. I hope sharing this review encourages greater transparency and real improvements for future buyers.

Deeply Disappointed with Vistry’s Management of Edwalton Fields
I am extremely disappointed with the way Vistry Group has managed the Edwalton Fields development in Nottingham. Despite overseeing a large-scale, long-term building site, they appear to do the bare minimum to maintain the area for current residents.
The roads are in a terrible state—raised manholes, uneven curbs, and no proper regulation around school zones. Construction vehicles speed through residential areas, leaving behind mud, nails, and debris. It’s not just inconvenient—it’s dangerous.
The play area was opened early, but maintenance is appalling. There is only one bin for the entire estate, placed next to the play area, which regularly overflows with human and dog waste. After repeated complaints, Vistry admitted they lost the key to the bin and had a builder remove the waste with a litter stick—leaving the rest of the rubbish on the ground. This is unacceptable near a children’s facility.
Landscaping is poorly maintained. Trees are neglected, and a robotic lawn mower was used carelessly, damaging the wooden footpath they had just built. There are no dog waste bins, and no consideration for the hundreds of residents already living here.
It’s shocking that this level of neglect is allowed to continue for years while construction is ongoing. Vistry’s lack of accountability and disregard for basic health and safety standards is deeply concerning.
I urge others to think twice before buying a property on a Vistry site. Residents deserve better.

Absolute joke of a company! Worst property decision ever made.
We were rushed into a property so targets could be hit before Christmas 2022 - Almost 3yrs later we are still working through the snag list of defects, which topped 9 pages of A4, followed by a further 162 picked up by an independent snagger 2yrs after they had supposedly put things right.
Upon getting the keys we were greeted to filthy floors and carpets as workers were allowed to enter the property with their work boots on, straight from the site, in an attempt to get the house ready. It should be noted that the house was a bare shell but within 3 weeks they managed to turn it around and hand me the keys. Kitchen units were fitted to onto wet plaster, so within weeks cupboards were mouldy, all hinges were were covered in gloss, the house had been sprayed with emulsion and so had every light fitting including the upgraded spot lights, the stopcock valve had leaked and blown the kitchen units (this was known but they thought it best not to tell me and allowed us to find that out) and extras which were paid for were missing! There is more but the overall workmanship was awful.
Having trades attend the house and say ‘they have never seen plastering this bad’ and ‘we were told to throw this house up’ paint a picture of what this company is like and their morals.
That said there are some good people who work for Linden/Vistry, who have listened and tried to put things right.
Would I buy another Vistry home, NO! Would I give Vistry 1 Star - NO in reality they deserve 0, but the minimum on here is 1, so it’s given by default rather than earned!

Horrible experience. No heating and never take responsibility.
I wish I had a choice to not choose a star.
This has been such a horrible experience for us. It was December 2023 we were left with no heating , at the time my baby was 5 months old and I had a 2 year old, Vistry( Countryside) refused to come and look at the issue. We had to get a leak detection company to sort it out.
Turns out Vistry had hit a nail into the radiator pipe causing a leak.
I call their customer services almost every day, I have dealt with 2 different customer service agents , whenever I call one is always busy, never returns my calls and never provides an update.
Regardless I am waiting nearly 2 years now for the money to be paid back to me after they’ve confirmed twice they will be paying it back. I am mentally exhausted with this company.

ALL PROFIT AND NO ETHICS.
We waited through an 8-month build, only to be strung along on two-week rolling deadlines after our chain collapsed — despite doing everything Bovis asked, including onboarding a second estate agent at their request and securing a new buyer. They offered part exchange to progress the sale, then suddenly pulled out and remarketed the home for £15,000 more. After 7 months of commitment, we were cast aside purely for profit. Communication was poor, expectations constantly changed, and their actions felt exploitative. If you’re considering Bovis, beware: they’ll drop you the moment it benefits them. A disgraceful, disloyal experience.

Don't maintain trees.
For three years I have been writing to Vistry in a bid to get them to assess and maintain a tree next to and overhanging my property that they are responsible for. The tree is rotten and half of it previously fell onto mine and my neighbours property taking out two fences. They are simply not bothered or in any rush to check the tree is safe even though I have sent pictures to them of the rotten bow. Very frustrating experience.

We bought our dream home in Malpas, Cheshire sadly to be let down and completely ignored by the completion of the estate.
I have seen better roads in third world country’s!
Vistry homes seem very happy to take your money and provide broken promises on failed and missed completion dates
The estate is well within its sixth year of being complete and yet no sign of the roads being completed.
It’s time somebody takes a look into the Vistry scandal and I’m pushing for this to happen!
Terrible purchase
I think the poor reviews say it all. If I had read these before I purchased I wouldn’t have gone through with it. Appalling experience from the start and still not finished all repairs!!! No response from customer services.

Careless and Dangerous
Vistry group are currently building a house on Limousin Avenue in the Whitehouse development in Milton Keynes, a road where aside from this new build, is completed with residents having lived there for several years, with a high amount of traffic going through there to exit the estate. There is a clear disregard for health and safety - digger speeding up and down the road several times a day and tools/debris/shrapnel being scattered in the road. Several neighbours have noted nails being found in the road, where I too have been a victim of this as I've just had to fork out for two new tyres on my car, as they have run over nails next to the building site - one of which was a 100mm nail. Given how much profit housebuilders make on new builds, you'd expect a little more care into the process.
Still waiting for estate to be completed!
We are still waiting almost 10 years on for the Shorelands estate to be completed. Uncompleted roads, pavements and communal spaces. No communication at all. Once they have your money they clear off to another site and leave everything in turmoil. How is this legal? I would give zero stars if I could.

Don’t buy Vistry
We’ve lived in our Vistry (was Bovis) property in North Cornwall for over eight years now with the estate being started over ten years ago.
Our house is ‘ok’ the garden is a quagmire whenever it rains and that’s the good news.
Our roads are still incomplete with raised manhole covers, temporary repairs and general disarray wherever you look. The pavements are the same and recently the contractors ‘gang’ have left meaning we’ve gone from crawling along to absolute no works taking place.
To get any update you have to chase Vistry South West customer service (don’t bother) and even then the likes of South West Water are blamed for delays.
Put simply buy from another developer if you have the choice as once Vistry finish selling on your estate they’re gone to the next with no thought for the residents left behind.

Poor Quality and Even Worse Aftercare
Deeply disappointed with Vistry Homes. After purchasing a supposedly high-quality property at Shinfield Meadows, I’ve faced multiple unresolved issues — including dust contamination from ongoing construction, repeated faults in the bifold door, and no basic provision like a doorbell.
What’s worse than the defects? The dismissive and defensive customer service. Instead of addressing problems empathetically, I’ve received robotic responses, constant deflection, and no real accountability. Even after escalating to senior staff, the same pattern continues: delays, inspections, and no action.
Given Vistry’s 1.4-star rating on Trustpilot and similar feedback from other homeowners, it’s clear that poor aftercare is a systemic issue, not an exception.
I won’t recommend Vistry Homes to anyone in my network — and strongly urge future buyers to think twice before investing.

If I could give 0 stars I would! Save yourself the time and stress and buy from another builder. We have previously brought from Bellway who were a dream compared to Bovis/Vistry. The build and aftercare is a joke! It becomes so stressful trying to chase to try and get snags/issues with major compliances being fitted incorrectly causing issues down the line!

If I could give 0 stars I would. We were meant to move into our house in May and we’re now going into July without any sort of completion date. All they have done is lie to us over and over again, most recent being told that they have completed snagging and CML passes and turns out 2 weeks later this was a lie and this has not happened. Our house was built last year and had not been touched since we viewed it in January.
Ridiculously unprofessional company continuously letting down clients. Avoid.

Avoid Bovis Homes at all cost!
We withdrew from our purchase just days from exchanging contracts after finding serious irregularities in the conveyancing paperwork. The use of our property and garden would have been heavily restricted, none of which was explained to us by Bovis- they did a great job of hiding these important points. Hugely relieved that our solicitors picked up on this and brought it to our attention. Thank God we didn't use Vistry's "recommended conveyancers" who i doubt would have pointed out hidden clauses which were never mentioned by the sales team. Halfway through our purchase Bovis Homes even suggested that our solicitors were too slow to reply and we should switch to their conveyancer to "push the sale through"- now we know why!
The individuals working for the company were perfectly pleasant, however the product they are selling is unethical and I don't think most of their buyers know what they're getting in to.
Do not buy from this company. Save yourself the money and stress. Luckily for us, we only lost a reservation fee but it could have been a lot worse. We read negative reviews on trustpilot and took them with a pinch of salt- but we wished we had taken them seriously now.
We were misled by the sales team, and since pulling out of the purchase it has taken a long time and a lot of stress to get back what we were owed.
Update added a few weeks after review originally posted: Bovis attempted to have this review removed by TrustPilot on the grounds it's defamatory. I can assure you our experience is genuine and this is an honest account of pur terrible experience with this unethical company. Thankfully, Trustpilot didn't agree and the review remains in place- thank you Trustpilot. Not exactly a transparent or honest move from Bovis, for a company that replied to this review claiming transparency!

How do you sleep at night? You don't care about the environment or people connected with Tollerton - only about making a profit at the expense of everyone else. Unfortunately you are now aided and abetted by that other bunch who don't care about the above either - the UK Government. Thankfully, we will get the chance to vote that useless lot out at some stage. We are stuck with you. However, we can make you squirm a bit by leaving bad reviews, lending our support to the campaign group, lobbying our MP and local authority and generally being a thorn in your side. I hope that hurts!!! That all being said, I don't expect your Leadership team even has a conscience to start with. I mean, you cannot possibly have one to be so morally bankrupt. We are taking the fight right to you front door Vistry and we won't give up.
