Amazing staff especially Emma!

All the staff I came in contact with at Abbotfox were extremely helpful and supportive but I must single out Emma (Sales Progressor) for the highest praise. Emma went above and beyond with making my purchase as smooth as it could be. She was indomitable, structured, always smiling and positive which is what you need during a really stressful time. Having had a bad experience earlier in the year it was wonderful to be assisted by Abbotfox to secure my dream home.

The most excellent customer service, and care!

Rob was my initial contact, and we stayed in touch during the process. Emma Rahman was the Sales progressor, who saw our home move through, right up until completion.
Emma was so positive throughout, helping to keep me on track! I could call as many times as I needed to, or email, and Emma was right there. Even when out of the office, Emma kept up to date with things.
Within the entire chain, Emma was the one to get things done, and moving! From chasing each side, to making sure Solicitor’s were on the ball. Everything Emma done, made the process of moving home (and relocating to a new area!) so much smoother.
When I viewed the property, the service, and feel I had from everyone I spoke with at Abbot Fox, was a game changer. It really did give me confidence to move forward, and put my offer in. The property was listed with multiple agents, but it was Abbot Fox that I wanted to work with.
Thank you Emma. Thank you to Rob, and to you both for being such a dream team. I really don’t think things would have moved the way they did without you both.

Huge thumbs down

Viewings conducted by 3rd party agent who knew nothing about the property and appeared under the influence.

Property marketed with incorrect information. Staff making up info. How do you value a property without knowing basic details of it? I had to pay land registry for accurate details, myself!

Waiting days for responses when making offers.

Weeks with no contact during purchasing

Extremely poor communicators.

Zero acknowledgment of my withdrawal from a purchase having been incredibly patient for months to no avail. Zero sales mindset as I’m in the market to BUY! Very silly.

I wouldn’t even consider viewing a property with this lot in the future and definitely wouldn’t sell, or let a property through them.

Avoid, avoid.

To clarify, the viewing representatives who accompany viewings are there to show the property and facilitate initial enquiries, but more detailed questions are always handled by the main point of contact the member of staff who arranged the viewing.

In this particular case, the apartment had a complex lease situation, and even the seller was not familiar with all the details. We worked hard to gather accurate information, including speaking directly with other leaseholders in the building.

We completely understand your frustration with delays and the seller’s limited knowledge, and we did our best to provide updates and respond promptly throughout. Our communication records show consistent updates and responses, and at no point were you left without information we had access to.

We appreciate how frustrating it can be when certain details depend on the seller’s side, but it would be unfair to suggest we were unresponsive or misleading when we were transparent about these challenges.

We’re sorry that, despite these efforts, you felt disappointed.

We always strive to deliver the highest level of service and will take your comments on board to improve further.

AbbotFox is selling my parent's home

AbbotFox is currently supporting me sell my parent's property.
My agent Colin is very knowledgeable about the area I am selling in and has been incredibly supportive, helping this first time seller navigate the process.
He has been sensitive to the nature of the circumstances surrounding the need of the sale and has made the whole process smooth and pain free.
From the day he was instructed as the agent, he has gone above and beyond to advertise, draw in interest and coordinate all viewings, leading to a sold subject to contract for the asking price, in 4 days.
He has demonstrated a high level of communication and professionalism, which wasn't present in every estate agent in the area I approached originally to get valuations from.

Avoid at all Costs

I’ve had an extremely frustrating experience with Abbott Fox. I moved out of my property nearly five months ago and still haven’t received my deposit back. Despite multiple emails and phone calls, I’ve been ignored repeatedly. I was even told to get the deposit from the new tenant—who refused—which is completely unacceptable and not how tenancy deposits should be handled. I wouldn’t recommend this agency based on the lack of communication and accountability. It appears that the only people leaving positive reviews for this company are the portfolio landlords, who do not care how this agent treats their tenants.

Following the renewal of the tenancy agreement for July 2025—signed by all three tenants—we were informed a short time later that two tenants no longer wished to proceed. We understood the need to change arrangements and did our best to support this transition.

A replacement tenant was found, and an addendum to the tenancy agreement was signed to reflect this. As the original tenancy was still active, we advised that we were not permitted to release any portion of the deposit until the tenancy formally ends. It was mutually agreed between the outgoing and incoming tenants that the incoming tenant would reimburse the outgoing tenant for their share of the deposit directly.

Unfortunately, despite several attempts on our part to contact the new tenant and facilitate this arrangement, we’ve had limited response. We completely understand how frustrating this has been and have continued to do what we can to help resolve the matter.

We’re sorry if our communication has felt lacking at times—that’s never our intention—and we remain happy to assist in any way we can within the limits of the legal process and deposit regulations.

Avoid Abbot Fox at All Costs – Incompetent, Dishonest, and Completely Unprofessional

Our experience with Abbot Fox, particularly under the management of Colin, has been appalling from start to finish. What should have been a straightforward process of selling our home turned into a stressful, time-consuming ordeal due to their sheer incompetence, lack of accountability, and blatant dishonesty.

We first contacted Colin on 15th March 2025, confirmed we wanted to proceed by the 18th, yet had to chase twice just to receive the contract, which wasn’t signed until the 26th — a delay that foreshadowed the ongoing failures to come.
The marketing provided by Abbot Fox was of poor quality and misleading. The photos taken by Colin were substandard — poorly lit, unflattering, and clearly presented in a way that made the house look dark and uninviting. We provided additional information and requested edits as early as 8th April, including something as simple as removing a towel from a shot. These edits were promised but never actioned, despite being chased six times.
Colin claimed the edits were showing on their system, yet they never appeared online. When new photos were finally taken in May and uploaded immediately, it became clear we had been lied to. When confronted, Colin denied all knowledge of the previous edit requests.

Abbot Fox repeatedly failed to meet key contractual obligations. Despite Colin’s assurance on 23rd April, the premium Rightmove listing — which was part of our agreement — was never implemented. Similarly, the 3D showcase, also included in our contract, was only added after we chased it on 29th April. Most concerning of all, a formal complaint submitted on 13th May was never acknowledged, which constitutes a direct breach of The Property Ombudsman’s Code of Practice regarding complaints handling.

The communication and service from Abbot Fox were dreadful throughout. We were constantly chasing for updates. Weekly calls were missed, and we were left in the dark about viewings and feedback. When we finally got through to Colin, he was dismissive and evasive. He even admitted he didn’t think he needed to respond to our complaint because they’d “organised new photos” — as if that excused weeks of poor service.
Even after the revised listing went live, further issues persisted:
• Viewings were booked without our consent.
• Agents arrived without knowing where the key was, despite us sending clear instructions.
• Feedback was not proactively gathered following viewings.

After giving them a final deadline to turn things around, we still saw no meaningful improvement. We requested the termination of the contract on 30th May, yet they continued to list our property and even tried to book more viewings. After multiple calls and emails were ignored, we spoke to someone in the office who informed us that our file was marked, stating that our case should only be dealt with by Colin, who was evading communications. Our listing was only finally removed on 5th June after we formally pointed out that Abbot Fox was in breach of the Property Ombudsman’s complaints procedure and made it clear we were prepared to escalate the matter further.
Not only was their service consistently abysmal, but their mishandling of the process after we chose to switch agents actively undermined the sale of our home and cost us valuable momentum in the market. If you value your time, your sanity, and the successful sale of your home, do not use Abbot Fox.
