This is out fist house purchase and it has been very long winded. This is not to say that this I completely Convey Laws fault, however the communication and ease to get in touch was below standard.
We are first time buyers and there was no chain, but it still took 4 months. Part of this is because we had further surveys done on the property. Our main issue was the communication.
We were assigned Hayley Clarke. I appreciate people working part-time, however, having an out of office message in saying that they aim to respond within 48 hours was not accurate. We had to chase so many times because even after 48 hours we had no response. Also, 48 hours is a long time when they have a day off in the middle of the week.
It was very difficult to have confidence in the firm because it was so difficult to actually speak to someone on the phone. Everything was done through email, which doesn’t always get your point across. We wanted to feel we were being looked after and we did not feel this as first time buyers.
We are now waiting for the fee we owe to be sent to us. We have waited 2 weeks for this. So even when they want your money, they take their time about asking for it.
We have now decided to instruct a different solicitor for our new purchase.
Still waiting for the fees to come through, which should be nothing as went through Home Legal Direct that have a policy of ‘no move, no legal fee’.

Our experience with ConveyLaw was extremely frustrating and resulted in a seven-month conveyancing process for a simple cash, chain free flat purchase.
Our case was referred to ConveyLaw through Millennium Legal, who advertised a completion timeframe of around 8–12 weeks (+2 for leaseholds). Instead, the transaction took more than 7 months, largely due to delays and poor case management on the conveyancing side.
During the first six months our file was handled by Francesca Burke. Progress was extremely slow, communication was inconsistent, and we frequently had to chase updates to keep the process alive. Several enquiries were left unanswered for long periods, and key tasks were not properly followed up for 6 whole months.
After we raised a formal complaint, having to insist on all the proof of the mishandling we had filed all these months, our file was reassigned to Hollie Burnham, who helped move the process forward. However by that stage many earlier issues had already caused significant delays and complications and had to be redone. It's indicative that the file had to go through final sign-off three times and each time there were issues identified that should have been addressed months ago. For example, proof-of-funds checks were requested only at the end of the transaction, despite being a standard compliance requirement that should normally be completed at the beginning.
Also, the Building Safety certificate had not been provided to us for months, having to make the decision on our problematic lease after we were already exhausted, and close to completion.
There was also prolonged confusion around a deed of variation that was discussed for months but never properly progressed, with different and sometimes contradictory guidance provided at different stages of the transaction. The deed was eventually left unaddressed in our lease, which now causes further time and expenses on our side to take care of.
These backs and forths and lack of representation created further delays and unnecessary stress. Because of these delays we had to continue paying rent for several additional months while waiting for the purchase to complete.
In addition, the final fee statement we were asked to pay was over twice higher than the initial quote we had received, with multiple additional charges appearing towards completion.
We submitted a formal complaint regarding the handling of our case. While the firm acknowledged some issues and offered a small fee reduction, the proposed compensation does not reflect the financial loss, delays and distress caused by the mishandling of our file. We are therefore escalating the matter to the Legal Ombudsman.
Based on our experience, we would strongly advise prospective clients to carefully consider alternative conveyancing firms.
