Personal touch

The service provided was very good , with prompt response and action with any issues that arose . My only concern was the service didn't feel personal as I was contacted by four members of your team during this process , which meant being asked the same information from different members of your team .I understand that maybe this is how you operate as a firm , but think this can lose the personal touch . Fantastic conveyancer, higher than expected cost

4* overall, but 5* for our conveyancer Sophie, who was fantastic, friendly, responsive and very easy to get hold of. She and her team supported us through both a sale and purchase, making time for us and answering questions whenever we needed. Sophie gave us confidence in the transactions as they progressed.

However, we did find that the costs we paid to Convey Law at the end of the process were significantly higher than the original estimate, some of which was understandable but some of the charges we felt should have been more clearly explained as they were incurred.

Really quick responses

Convey Law made our house move very straightforward. Though perhaps not always the fastest at nudging other solicitors and management companies in the chain, they did process all information really quickly when they received it - often same day. Rhian always responded literally within minutes and was very helpful and friendly. Their weekly updates were clear and the online tracker was easy to use. Aside from having to be patient (doesn't everyone moving house?) it was a really positive experience using Convery Law.

Nearly an additional £2000 added to my final bill

I had a very frustrating experience with this firm during my recent house purchase. I was assigned Hayley Clarke as my acting solicitor.

From the outset, the quote I was given was £2,190.60 (excluding stamp duty), but by completion this had increased to over £4,000 (also excluding stamp duty). A number of additional charges were added throughout the process, including fees relating to new build work — despite me clearly stating at the very beginning that this was a new build property. These costs should have been transparent from the start, not introduced later.

Communication was inconsistent and, at times, misleading. For example, the online portal indicated that we were ready to exchange. However, when I confirmed that the rest of the chain was also ready, I was then told that the file needed to be sent for audit, meaning we were suddenly not in a position to exchange. This caused unnecessary delays and impacted the entire chain.

When I raised queries about fees or progress, my questions were often not answered directly. Responses tended to go around the issue, and I frequently had to chase multiple times to get a clear answer. In some cases, I eventually gave up trying to get clarification.

Convey Law was only acting on my purchase, so I was also charged £180 for “dealing with third-party solicitors,” which was them liaising with my sale solicitor. On the day of completion, my sale completed at 9:30am, but my purchase was not completed until around 3pm. Funds were sent in parts, with a delay of approximately 1.5 hours between transfers, contributing to unnecessary stress on what should have been a straightforward process.

I was informed that completion had taken place by the developer’s sales office and my estate agent, and only received confirmation from my solicitor around 30 minutes later. A while after that, I was emailed (while in the middle of moving) requesting a bank statement to return my sale proceeds — despite this information already having been provided. As a result, I did not see the email until the following day (a weekend), which delayed matters further. Although I was then told the funds would be returned by end of day Monday, then Tuesday, they did not arrive until Wednesday.

At times, it also took several days to get a response via phone or email, which added to the overall frustration.

Overall, the experience felt disorganised, poorly communicated, and far from transparent in terms of costs. What should have been an exciting process became unnecessarily stressful. I was assigned this firm by homefast, and would advise anyone never to use them.

My ConveyLaw experience- Do Not Use for Leasehold

I first instructed ConveyLaw to be my solicitors for my property purchase on the 29th of July 2025, after my previous solicitors were unable to handle leasehold properties. I was pointed in the direction of ConveyLaw, with Alex Harris as my solicitor, with the intention of quickly picking up what the previous solicitors had done and looking forward to a quick purchase. 34 weeks later (19th of March) I have been forced to pull out of the process with nothing to show for it- largely due to the intransigence and incompetence of ConveyLaw.

After the initial payment and the filling out of details, all went quiet for months. After chasing regularly (every few days or so) after a month I received the full list of 'queries' that needed to be resolved before the sale could go through. This list was over 70 queries long and so with such a large number to sort through you'd expect that ConveyLaw's 'complex' team alongside my solicitor would be keen to get these queries resolved as quickly as possible. Instead, I had to chase every single update, and to this date 3 queries are still unanswered, 7 months later.

How can this be, you might ask? Well let's get to my first issue- Intransigence. Up until 2 weeks before the deal fell apart, from what they had told me, ConveyLaw had NEVER called up the Seller's solicitor, and would not speak on the phone to them. After months of deadlock where both sides were blaming the other as to the status of these queries (i.e who was responsible for each query) the seller and I suggested a conference call, so that Alex and the seller’s solicitor could get on the same page. This was refused by Alex, and then further up the chain by Rebecca Kinsey, ConveyLaw's Deputy Head of Conveyancing. I wasn’t hoping for them to conduct the whole transaction over the phone, I was simply asking for both sides to speak to each other and understand the challenges that each side was having. I then asked if there was another way that ConveyLaw could better communicate with the seller’s solicitors, and once again this was rejected. From what was communicated to me, ConveyLaw's position is that regardless of the number of challenges they have with a purchase, they will NEVER call another solicitor to push a query forward.

So we come back the total time taken on these query responses, 6 months. Which Rebecca Kinsey believes is totally normal.
"Lease hold Building safety act files can take up to 6-9 months to complete" was her response to me in an email when raising this an issue.
I think all prospective clients should know that ConveyLaw expects leasehold purchases to take 6-9 months as standard and should therefore act accordingly. ConveyLaw's intransigence around this 'deadline' led to them having no interest in acting quickly, meaning that multiple mortgage deals expired.

But at least you had a good idea of the timelines then, you'd ask? Well, here's the kicker, despite regular requests for them, I was never given a cast-iron turn-around-time or expected deadline throughout my entire time with ConveyLaw. Another reviewer said that dealing with ConveyLaw is like going through a dark tunnel with no support and no end in sight. Indeed, it is only because my third mortgage deal expired that I actively chose to end this process. I have no doubt that if I had gotten a new mortgage deal that I would have had further months of stress and worry, trying to get ConveyLaw to do frankly anything. And to top it all off, good luck trying to get hold of Alex or his junior Imogen. They are infuriatingly hard to get on the phone, if you call I'd estimate a success rate of less than 10% in actually speaking to one of them, and most of the time there was no update. A normal interaction with ConveyLaw goes like this:

Me- Is there an update on the outstanding queries?
ConveyLaw- We're waiting on the other side.
Me- Is there anything that you can/are going to do?
ConveyLaw- We'll send a chasing email.

When no answers were given, the cycle would continue, ad infinitum.

In summary, this purchase has been the most stressful thing I've ever done and ConveyLaw is directly responsible for the stress, worry, and despondency I have been carrying around for at least 6 months. They are not serious people, and should not be practicing conveyancing. Quite frankly, I'm embarrassed with myself for falling for these charlatans. I have now received a partial refund for the privilege of them messing me around for 8 months. While this is welcome, this small token does not come close to making up for being homeless for months, and for the damage that these people have done to my wellbeing, and to my life.

I recommend avoiding Convey Law for all conveyancing purposes, and I will not be using them when I eventually try again to purchase my first home.

Do not use this company!

***UPDATED 24/04/26***
2 months after initially instructing them, 20 days after my originally proposed exchange date, they have now informed me that it is my responsibility to order the Local Authority Searches and they have left it until now to do so... and guess what... the searches will take until the 19th May to be returned. That's over 6 weeks past the proposed exchange date. And so far all I've got is a standard 'cut and paste' response to my post. Look at all the responses from them... all the same, cut and paste, no personal touch whatsoever.

I instructed Convey Law for the conveyancing of a Shared Ownership property and was assured that the 28 day time restriction would not be a problem. My exchange date was supposed to be the 4th April. I have just found out today (9th April) that my allocated solicitor, Hayley Clarke, went on annual leave for two weeks on the 2nd and has not even forward planned for the situation and handed my case over to a colleague. What makes it worse is that they have had access to the draft contracts since the 9th March but had the audacity to tell me they didn't get them until this week on the 7th April. I've luckily been granted a grace period by the vendors - tomorrow - but now no-one is getting back to me and I'm completely in the dark. If I don't exchange tomorrow, my dream house is going back on the market. I'm so upset that they can allow this to happen. It's so unprofessional

Easy process

Abbie was very efficient and didn't waste any time in communication lag between parties. Also clear with any explanations I needed.
Online process could be better though with edits being very difficult. Once past that stage it was fine though.

AVOID, HIDDEN FEES

The service provided by Lauren Forbes my Conveyancer...was terrible, besides the fee they added, from a initial cote of 1426 pounds she went to 2256 , 176 pounds in Office copies,ridiculous, delays in documents, hard to contact her, in the last week before completion they asked me to send ASAP the signed contracts and TR1 form but she never sent me the documents in the first place. I had to Google to see where I can find them thinking is my job to find them. I can go on but no point, I would never use Lauren Forbes or Convey Law again. They should have been honest about the fees from the beginning and I would have used different solicitors.

Remortgage and repayment of help to buy.
