Disgusting people, zero professionalism, they tried to extort money from me during the check-out of the apartment. Harrow branch, They didn't even review the previous report. I don't recommend them. They don't care about the customer at all.

I signed up 8 yrs ago believing and trusting Romans/Gibbs-Gillespie to provide me with a good standard of property management service and look after my rental property while I was living and working abroad over extended periods of time. I have found tenancy and property management services provided by Gibbs-Gillespie to be well below what is expected with serious lapses in inspection and management of maintenance issues. Serious issues with property management include:
- repairs and maintenance issues, reported and authorised to be dealt with by Gibbs-Gillespie contractors, resulting in sub-standard workmanship, requiring re-work
- repairs or maintenance issues not reported (to me) with attempts to repair made (either by tenants or Gibbs contractors) without authorisation, resulting in damage or need for re-work.
- requests to investigate unauthorised repairs or changes to the property either completely ignored or inadequately explored
- potential damage/s accepted by one member of the property management team later discredited, aggressively refuted and withdrawn by another member of the team
- tenancy deposit returned to tenant/s prematurely, despite a number of outstanding or disputed maintenance and dilapidation issues still under discussion.
When challenged, this is constantly and repeatedly followed up with excuses, denials and deflection.

Selling one's home is a major decision of high impact and confidence in the agency is most important. Jacob, the branch manager, was generous with his time and helped myself and my wife to agree the proposed price particularly given our concerns over recent transactions in the area. His was not the highest valuation but the one that could be justified. Gibbs Gillespie has also offered a range of services that promises to make the transaction easier and faster having already demonstrated they can move quickly.

Biggest bunch of useless, lying, slimy salesmen I have ever come across.
From day one they have been useless, but to give you an example, I am waiting for over £3000 of deposit to be returned to me from my previous tenancy. They told me they have been chasing the landlady weekly and for me not to worry.
I get hold of the land lady myself, and she received one email over a month ago….
It’s lucky they are in London where needs far out way service quality….

NEVER PURCHASE VIA GIBBS GILLESPIE!!!
I found what I thought was the perfect flat for me in Watford as a 1st time buyer via the Rickmansworth branch in February 2024, I was dealing with the agent & Branch Manager George.
The 1 bedroom flat was advertised for £1000 service charge & £0 ground rent, which I thought was awesome & the flat was a great size & in great condition, also on my 3 viewings it was always mentioned that I have an allocated parking spot which was also a win for me.
I would often get emails from George asking what my solicitors are doing & why its taking long, stating that the sellers are getting worried... As a 1st time buyer I am still unsure of the process & learning myself too, the last thing I needed was the added pressure.
At this point I had paid a partial amount of £600 to my solicitors, they then come back to me from doing the searches to find that the service charge & ground rent combined is actually approx £3500 & no parking included... I could not believe it! Why the false info??? Especially when the service charge was advertised online & on the paper brochure as £1000pa!!
Immediately I backed out of the deal, it made total sense as to why their was so much pressure on getting the sale done quickly, because the seller didn't want to hold on this flat knowing they cannot incorporate this ridiculous £3500 charge into their current tenants monthly rent.
This flat was clearly mis-sold to me! The agent claims he had no idea & that the seller was not aware either which can never be true, as any changes to service charge or ground rent would always be communicated with advanced notice.
The searches even showed that last years service charge was not £1000 either, it was more than that.
Lifetime Legal were useless & declined my case, I went back to the agent as he was the one that was representing the seller, he's the one that the sellers have apparently dealt with for many years as the flat is rented out via Gibbs, But no research was done by the agent into making sure the info provided was factual & correct.
They have also refused to help with paying me my money back or getting the seller to reimburse me as this all happened because of their joint collaboration.
I am at no fault here but now left out of pocket by £600 because of this awful agency & even worse sellers!!

I almost bought an apartment from them at the Dominion Apartments in Harrow. I paid the deposit, but then I noticed that the lift shared a wall with the main bedroom – a terrible mistake by the developers.
I decided to withdraw my offer and requested the return of my deposit. Since then, Alex Robinson has been avoiding us and making different excuses for not returning our money. He keeps saying the problem lies with the developers but doesn’t share their contact information or solve the issue.
It gives the impression that they are working together to keep our money. It’s a situation of total disrespect.
Please, AVOID THEM at all costs. They don’t deserve your money or time.

I felt like another customer at Gibbs Gillespie. The estate agent was not too friendly, I was just another customer bidding in his list. His approach when showing me the house was not welcoming as compared to the experience I received from other estate agents. He disappeared once offer was made, didn't explain any of the next steps as a first time buyer. The move manager on the other side only contacted when needing my feedback for her vendor and didn't find the need to keep me updated on what's happening on the vendor's side until I ask. Often she would say that she would get back to me, but then two weeks after she would get back when she had another question to satisfy for the vendor's move. I hope that the feedback would help improve the service with new customers. Overall, no issues with them in the process.

Absolutely disgusting service. Have been left without any running water for a week. I pay 2k a month for what? Having to chase staff for automated replies. Nobody cares at all as they go home to their working washing machines and running water. But no bother is given for any tenants. This is illegal and I will be making a formal complaint.

Luca, Sam and George have helped me sell my great aunts home, also helped deal with a flood and been so understanding and kind. Honestly I wish all estate agents would take a leaf out their book. We cannot reccomend Gibbs Gillespie enough. Leah and her team in the Ealing Broadway office were exceptional from start to finish. She suggested an initial selling strategy to enable us to 'test' our marketing price and we ended up acheiving a full asking price offer within just 4 viewings and less than 3 weeks on the market. Her team are brilliant, very knowledgeable and worked with us throughout the whole process to ensure the sale went as smoothly as possible. Buying and selling is a very stressful process but Leah and the team went above and beyond. I wasn’t sure how the pet side of things worked. I had reached out to Davina, who is very polite and helpful. She helped me with my queries and request, thanks to her and the kind landlord we have 2 beautiful kittens. My family and I are very grateful.
I’ve never used an estate agent before. So considering this is my first experience, I am actually very happy overall with all the services provided. All team members are very friendly and professional.
Slimy, not trustworthy agents. Do not use. Or if this is the only choice, have everything in writing and complain to TPO straight away.
They advertised to me and my daughter, "A stylish property in a waterside development with a balcony overlooking the river’ for quite a decent amount of money. After I signed the contract for 12 months and moved in, the property was surrounded by scaffolding. The agency pretended they had no clue about it even though they were physically located in the same building, as if they just came to work one day and "Oops, there is scaffolding!"
Imagine the stress for me and my daughter of constructors looking into our bedroom!
Luckily, a property ombudsman, who considered my complaint, awarded me a compensation for:
The Agent did not provide us with the relevant information about the property, failed to request material information etc.
The ombudsman concluded that "it is evident that this matter has caused significant aggravation and distress" to me and my daughter which "could have been avoided if the proper process had been followed".
Overall, never trust this agency.
If you do not have other choices, have everything in writing: your offer, your requirements for the property, etc. If they violate your rights, file a complaint with the property ombudsman (TPO) straight away.
It took us nearly a year to be able to sell our property and finally move on. Although our local branch ((Uxbridge) were not so great at communication and we had some issues in this regard, we managed to have a great move manager assigned to us who was great in communication, transparency and also was very dedicated to keep the chain together. We are grateful to Danielle Gennard at the Northwood branch for all the help and support offered to us.
As a seller, Leah Verasammy was extremely useful and responsive in getting all queries resolved in an efficient manner for both parties involved. Would highly recommend to anyone selling and we will be using them for our next unit on the market in Ealing.
They are the worst estate agents. I had experience with letting a house through them. after leaving the property they put unnecessary charges on me. I was asked to pay another £120 if I want to contest the charges. I paid them the full amount in their account through their portal but they kept sensing me email reminder of payment three times a day. Final they referred me to debt collecting agency but did not bother to check with their accounts team. Please avoid them as they are very proud, unprofessional and liars. They will speak nicely to you and promise to call you back but never call back.
Unauthorized deductions of rental without prior notification or agreement, and they carried on for three months before getting resolved despite complaining on day 1 when illegal deductions was made.
Avoid it if you don't want sub-standard Services from estate agent.
