“You can’t be moved into a space without viewing it”, according to the Global Guardians website. However, one property that I was interested in had its very first viewing on Friday 28th July as advertised on their website and Facebook. I went to that viewing and was disappointed that they had the wrong set of keys for the property and couldn’t open the door, so nobody saw it that week. The following week they were successful opening it and I saw it with three other people. I was impressed with the quality of the space so I applied soon after the viewing while the three people went on to view other properties. After chasing GG up everyday for updates on my application, (was it being reserved, did I pass the vetting, do they need anything more from me?) they ignored me for two days. When they eventually got in touch, they couldn’t give me any feedback on my application. I raised tickets only to be told my query will be passed on to the relevant team. Almost one week later and after countless hours of checking inboxes and tickets, I’m told my application was probably “lost” in the main inbox and was asked to send my application (with highly personal information) a third time. The next day I was told the property was “assigned elsewhere”. I asked them how that was possible since I applied before anyone else could. They told me it was assigned from a prior viewing. As I have explained before, there was only one viewing before the one I attended, and the keys couldn’t open the door, so nobody could apply for it that week. No viewings were advertised any week prior to this. There is definitely something dodgy going on.
Even if you put aside the worrying thought that they assign the best properties to friends/family, the system is stacked against you if you’re a guardian trying to move to another guardian property. They make it impossible to move because in order to be eligible to apply for another property (this was only explained to me several days after my fruitless application) you have to make yourself homeless, i.e. you have to hand over the keys to your current property before you can even apply for another place. And this is told to me in a matter-of-fact way, as if it’s a perfectly normal, reasonable request. So that would mean completely clearing out our self-furnished flat, putting everything into storage including white goods, handing them the keys at the start of our notice period and throwing ourselves upon the mercy of GG. Whilst homeless, we would be attending viewings and sending in applications as soon as humanly possible to a junk inbox (goodness knows what GDPR violations occur in that place), raising endless tickets that keep being marked as completed despite not resolving the issue or answering our questions, having no ability to speak to them on the phone (nobody answers, even after 45 mins of being number 1 in the queue on the emergency line), only to be told after a week that the property we applied for was assigned weeks before the viewing. I don’t think so. What about the statutory requirement of 4 weeks notice? GG expect people to hand over the keys on day one of their notice period, and still pay the licence fee for a property they no longer have access to without having any confirmation that they will have access to another property.
Another oversight that shows they have no consideration for guardians trying to move from one place to another is the fact that you can’t delete or update the documents in your account to provide proof of eligibility if you’re already assigned to a property - you have to attach them to an email.
All this can be easily remedied by having a system in place for guardians who are looking to relocate within GG.
- Either fix the glitch that stops us from updating documents if you’re already a guardian, or accept documents attached to emails.
- Give guardians a direct email contact who can manage their application from beginning to end rather than making us send applications to their general email addresses which aren’t being monitored and have not responded to emails from me or my partner for almost a year.
- Allow guardians to keep the keys of their current property for the duration of their 28 day notice period and secure their next property upon payment of the license fee, deposit and key payment. In effect, we would be paying two licence fees for the duration of the notice period, which would surely be a benefit for GG. This would make it possible for a transfer of furniture, possessions and white goods from one property to the next, and the ability to return the former property to its original state.
- Play fairly. Don’t allow people to move into properties without having attended an advertised viewing.
Terrible company! The management is terrible and the staff turnover is like a revolving door. Avoid this company at all costs!
Disappointing to say that I am still waiting for my key/deposit refund after 2 months, (I notified finance that I was moving out). Posted my key with reception notice, (keys received one day after posted) deep cleaned all the house , carpets, chased GG one month later, replied where waiting for report from property, property is now rented and I'm still chasing update on my deposit ( everytime I write deposit they reply key fee, not sure what to expect as I paid a key fee but also had to make a full month deposit)I heard a rumour that it was difficult to receive payments back from them but I didn't think it would happen to me. My access to complain via My Globe has also been removed.(funny enough one of the emails I got was advising me do make a complaint on myglobe account, which is now limited and does not allow me to do so) .... 2 months and counting... Living cost is raising global should take this into account, while Guardian I took care of my property and respected all the rules of the contract, they should do the same

It seems to be well organised, such as dealing with maintenance issues promptly. There are some issues such as bill payment which don’t always reach the right person. I think a clear mechanism for forwarding bills should be put in place.

I have been living in a Global Guardian property for a few years now. Thought it would be good to highlight a few things:
Onboarding Process: As always, when its time for a company to gain your custome they will put on their best and most polite face. My experience with global guardian was smooth with no issues. HOWEVER, once i was onbaorded the same service i received dipped dramatically. Found it hard to get through to the office and dealing with issues took time and effort.
Cost: Compared to the cost of normal rent, yes its great and it allows me to save and i get more for my money e.g. good space, not having to share with a housemate.
Communication with GG: In my experience the communication is very very poor. You are told to raise tickets when you have an issue, damages or concerns with the property. Sometimes the response time can be weeks away if not months.
Repairs: If you need something to be fixed, the bare minimum will be done to fix the issue. Jobs do not get done well at all. If you riase this as an issue you will only be told that they have fixed the problem, even if you know that the job has not been done properly.
Overall Serevice: Overall the service is really bad, but the price good. Unless you are fortunate enough to occupie a new building where less issues will arise then go for it. GG's accomodation is a very temporary place if you are going through financial difficulites, wont to save money or you dont mind lilving in sub par conditions.

Living in London as a Guardian with Global Guardians for the past 6 years made it possible for us to save money for our own home. The experience we had with this company has been great since the beginning. To pass the vetting process we needed to attend house viewings and provide paperwork to prove we were genuine and responsible. Any time we had issues with our flat the maintenance team responded fairly quickly and resolved any issues we raised. Communication is simple with the online system and there is an emergency number you can call if needed for urgent matters. We have been recommending guardianship as an affordable way of living in London to lots of people ever since we became Guardians.

Never wrote a bad review for anyone before but these cowboys were quick to take me month rent and deposit, then issued a notice to quit on me after I’d been in property 6 days because developers wanted property back which could happen at any time giving me 28days to find a place to live after I’d ordered essentially everything.
They assured this was unusual and they was another property nearer to my workplace costing slightly more so I paid the extra having done a virtual viewing as couldn’t make viewing in person cos was practically skint by this point.
when I got to new property was no electricity and unpleasant odours, emails Ana at global guardians letting them decided to move back with ex partner as completely dissatisfied with them at this point, I at no point moved into second property and gave them back their keys and took pictures and was told my deposit would be refunded to me after a month excepted this but was hearing bad things at previous place from the other residents who were all issued with notices to quit around 25 to 30 people about these lot keeping hold of your deposits and such like.
On Friday I get an email from an Analia from global guardians saying that they won’t be giving me my deposit that I owe them money!and my handing keys back and taking photos was only evidence of my notice to quit and if I could prove that I wasn’t living there I would get my deposit back and saying that they have no record of me not moving into second property and she has spoken to this Ana who has confirmed it.
This Ana even phoned me to ask me why I was leaving the guardianship.
I am taking legal advice iam sure this is not the first time they’ve had legal action taken against them.

The response time for fixing my heating was fast. When I submitted another request to fix the timer switch it was done within 24 hours of request. The guys were quick, professional, communicated with me via phone to ensure they could enter the property and get the job done.
They also cleaned the mess from fitting a new switch.

This is a short review for anyone considering becoming a guardian. The experience of being one can be both rather overwhelming and exciting. The Global Guardians make it easy to transition between the regular type of renting and an alternative option such as guardianship. There are several teams that turn what could be a daunting and rocky ride into a positive experience. I am really grateful to their head office stuff as well as maintenance team for making every place I moved to a great home as well as the move itself a smooth and easy experience. There is a wonderful member of the admin team Brooklyn Wilson, who really helped me with settling in , guiding me, supporting with advice and continuous help every step of that journey. Thanks to her my last house move and the overall experience of living in a guardianship was smooth and comfortable, trouble free.
