I have had a positive experience while move in not pleasant when move out...

I have had a very positive experience with King Property Management as a tenant. The staff are consistently nice, friendly, and responsive, which makes communication easy and pleasant. I found them to be professional in handling day-to-day matters.

However, my experience during the move-out process revealed a significant bias. Despite being a loyal, long-term tenant who always paid rent on time, maintained the property impeccably, and even accommodated less-than-ideal conditions at move-in, I was surprised by abrupt and unfair charges deducted from my security deposit.

While I understand the need to protect the landlord's investment, a truly great agency should also advocate for fairness for good tenants. My expectation was for King Property Management to question unreasonable charges, not just pass them on. The process felt heavily skewed, with little consideration for my history as a responsible tenant.

I'm registering this concern because I believe in their potential to be excellent for all parties. I hope they can review their deposit return process to ensure it is equitable. Money is secondary to the principle of fair treatment

AVOID

AVOID! If there was a zero star, then I would give zero. Kings Lettings normally undervalue the rental value and try to arrange as many viewings with no quality tenant criteria. They purposefully lie to prospective tenants in order to get the deal. They use a model like agent as a way to TRAP any prospective tenants.

DO NOT USE

DO NOT USE. Appalling customer service. We let a property with our small dog and two small children. The day we moved in it was apparent that it had not been properly cleaned or made safe. The garden was a tip and was unable to let my dog or children out for months. We realised very quickly that the heating and hot water didn't work well. We reported... And reported... And reported... Eventually four months later they decided somebody could come and have a look. By this time we were in minus temperatures and the house would heat to a maximum of 13 degrees. The water was tepid and not hot enough to kill off any germs. The plumber that came round said that the agents had been told time and time again it won't work properly because of the plumbing... But they still let it this way. We were so unwell that I couldn't work. My daughter had constant chronic flu like symptoms. I was put on an urgent ent cancer referral because of how unwell I was. There was mould in the bathroom, conservatory, my bedroom wardrobes, my daughter's room and most of the windows. Oliver king - the very unhelpful, politician like owner who inherited daddy's business struggles with customer service and advised us he could give us some cleaning tips... Obviously we had been cleaning it and it kept coming back. We had a gas safety inspection from one of their contractors - he stood Infront of the boiler and did nothing and signed it off as safe. he put the thermostat on top of the radiator and said look, all is fine... So we asked for another contractor.A matter of weeks later another engineer came and condemned it as it was unsafe. This put our family in danger. We had to have a new boiler as the old one now was unsafe to use. We ended up demanding to have alternative accommodation while the boiler was done as it was 5 degrees in our house. They reluctantly gave us one room in a Travelodge for a family of four and a dog.... Eventually the new boiler was fitted and it still didn't work properly. It was 17 degrees maximum which isn't even room temperature. We were stuck, we couldn't afford to move and couldn't complain anymore as we were worried about unfair eviction. We took out a huge loan just to get out as our health was so so so bad. Just to get out of this situation we had to keep our tenancy with kings for two months until the end of our notice, plus two months rent at our new home, plus the deposit. We told Jeanette before we left that we felt really sorry for the new tenants and that something had to be done about the mould and heating. She told us to leave the wardrobe doors open instead of investigating. Which we did anyway. They have no care for health and wellbeing. Just money. Early Jan there was a mains water leak through the ceiling. Jeanette blamed us saying it was our fault for not having the heating on after we moved out. We got our own plumbers report which stated that it was due to an old part which was so old it was brittle and had snapped causing the leak and the heating wouldn't have helped as there were no heating pipes in the loft and no insulation. Jeanette ignored all our emails of evidence and all our questions. We went into the loft to take a look and found the cold water storage tank was filthy and full of debris. It was disgusting. We were washing in that and breathing in the spores. Again, Jeanette ignored us. We are awaiting our environmental health report. Absolutely disgraceful. We complained and Oliver just wasn't interested at all. They tried to take our entire deposit to try and cover their contractor fees and the landlords insurance excess. Which we had to continually dispute until the speak of legal action miraculously made them decide to return our entire deposit. Which proves they were just trying to extort our hard earned money even after having to lose so much money just to get out of the situation. They side with landlords not tenants. Horrible company

Kings lettings Staines should be…

Kings lettings Staines should be investigated by the authorities. Most likely by the SFO.
It is time rouge agents like kings lettings Staines be brought to book.
Enough of exploiting prospective tenants, using their hidden clauses/ terms and conditions to deprive struggling folks of their hard earned cash.
I have sought counsel and I will not rest until kings lettings refunds my £350.
Straightforward organizations charge an admin fee if things don’t work out, and refund the customer their balance.
A bunch of crooks.

Very poor for landlords

I let a property via Kings Maidenhead for many years while I was living abroad.

It turned out that they had let the property fall into disrepair. They had also allowed the tenant to install all sorts of things without authorisation. The tenant made changes to the electrical wiring. The tenant even installed a large wooden lean-to on the side of the property without Kings even noticing.

Kings had obviously not been doing the periodic visits that they should have been doing. When I questioned this they said that there had been communications difficulties with the tenant, who was from abroad. That is not a good enough excuse.

Anyway, I decided to stop the management of the property by Kings. I showed another local agent around the property, hoping she would manage the letting, but she said it was in such a state of disrepair that she wasn't willing to take it on.

I had to spend about £15,000 to get the property into a state where it could be re-let and another agent took it on and all is now well, no thanks to Kings.
