Avoid like the plague.

They are a very unreliable company. They almost never answer the phone or respond to emails or voicemails unless you chase six or more times. They constantly claim to "have no record of" maintenance issues raised through their own platform, even though they have sent email acknowledgements of each issue when it was raised. They never follow up with contractors to see if they have actually done the work they have been engaged for, and so often work sits undone for six months to a year until the volume of complaints gets high enough for them to notice. This is based on almost a decade of experience with them as a tenant.

Kurtis Properties

Overall we have been happy letting our property through Kurtis Properties. There have been a few niggles along the way but Harvey is a good communicator and has been very helpful in sorting them out.

This is my second time of renting…

This is my second time of renting property through the guarantee company . I had always been privates landlord . It was hard choose to decent company.

There were a lots of company in the market. But we need to choose the right one for our business .

I started to contact the Kurtis and the very first day I spoke to Alison over the phone and she was very professional, helpful and understandable the situation.

Umar visited to my property and he was very calm , knowledgeable and patiently answering all my questions . I requested the valuation email around 3 pm and he kept his promise and he did . He is a trustworthy person.

Also ,Alison tried to adjust the rental value which I intend to achieve.

According to my previous viewing experiences with guaranteed rent companies , Kurtis is transparent and professional.

Also , Alison always keeps on track and tries to help as her best.

I recently had a valuation completed by…Duncan Phillips

I recently had a valuation completed by this agency in Waltham Abbey and was thoroughly impressed. They were by far the most realistic and knowledgeable when it came to pricing the property and clearly had an excellent understanding of the local market.

Although we didn’t end up marketing the property with them (not by my choice), the offer we ultimately received proved that their valuation was the most accurate and well-informed of all the agents we spoke to.

Their professionalism, honesty, and experience really stood out, and I wouldn’t hesitate to recommend them or return to them in the future. Thank you Umar and Team

A great and seemless service.

I found yourselives and Umar after much 'shopping' about on the internet. I called and emailed and went through on the phone and emails re everything I needed to do to be compliant to enjoy the guraunteed rent service that you provide.
I managed to get it all signed off and a tenant into my flat on the 15th October 2025.
It was great and seemless thanks to Umar.

Worst renting experience with Kurtis

I’ve been renting in London for over 10 years, and this agency has by far been the worst experience I’ve ever had. From day one, they have shown nothing but neglect of every single issue raised. Before moving in, we were promised that a broken window would be repaired. Two and a half years later, not only is it still broken, but it has deteriorated further. On top of that, the property has serious mould problems, which we have reported countless times, all of which have been ignored. They regularly fail to respond to emails or calls, and when they do reply, the responses are dismissive, and completely unhelpful. They even deny that issues have ever been raised, despite more than two years of us chasing the exact same problems. It’s impossible to get any support from them, they refuse to fix even the most basic repairs. This agency operates with zero professionalism, and zero respect for tenants. Avoid them please.

I have had enough

I honestly don’t even know where to start — our experience has been absolutely awful. From day one, the flat was filthy. We had to clean someone else’s mess just to make the place livable, and there were so many urgent issues that needed fixing straight away.

It’s now been over three months since we reported everything, and not a single thing has been properly dealt with. The landlord has been completely unresponsive, and Kurtis Property seem powerless to do anything. They rely on a single contractor who can’t seem to manage their schedule to actually come and do the work — and in the meantime, we are just left waiting in silence.

I am honestly disgusted by the way we’ve been treated. Tenants have a right to a safe and suitable place to live, especially when paying full rent. This entire experience has been stressful, exhausting, and completely unacceptable.

If I could name and shame the landlord so no one else ever has to go through this, I would. Nobody should have to deal with this kind of treatment just to have a roof over their head.

RE:

Over three months, our reported issues could’ve been sorted within a month , yet almost nothing has been resolved promptly. Despite your excuses about contractor sickness and landlord holidays, fridge update came only today , after my email sent to management team , and the contractor work is still incomplete.

Verbal updates and emails don’t fix broken appliances or endless delays. Your so-called “timely” work has been anything but — I’ve spent months chasing you , constantly draining water from a faulty fridge, and dealing with unnecessary stress. Communication has been slow, vague, and unhelpful.

We are sorry to hear that you feel this way. We acknowledge that a large number of issues have been raised over the last three months. The general cleaning issues initially raised were dealt with promptly - The Landlord offered multiple carpet cleaning dates - and the maintenance issues were assessed, quoted for, approved by the landlord, and work undertaken in a timely manner.

When additional issues were subsequently raised, these had to be assessed, quoted for, approved by the landlord separately, and this took additional time. It was unfortunate that the contractor was unwell on the day that they were due to start this additional work, however, we could not have anticipated this, and you were advised on that day that he was off sick so could not attend. This contractor also prioritised undertaking work at your property as his first job as soon as he was well enough to return to work. It was not possible send another contractor to complete this additional work, as doing so would have involved going through the entire quotation and approval process again with a different contractor, which would have slowed down completion of the work, rather than speeded it up.

We advised when the landlord would be on holiday and therefore unavailable to progress the remaining issues until their return and engaged with the landlord and your yourself on their return.

Your Property Manager has been in contact with you verbally and via email throughout this period and will, of course, continue to liaise and correspond with you in order to resolve the remaining matters as swiftly as possible.

Avoid Kurtis Management completely

Avoid Kurtis Management completely. They scammed me, are IMPOSSIBLE to get in touch with, never pick up the phone or respond to emails. Despite being 'property managers', they never once went to see the tenants, so I've had to deal with all the tenancy maintenance and complaints myself. I've been forced to get my lawyers involved now as they have witheld more than 2 months rent. Unprofessional scam artists. AVOID!!!!!!

Umar from Kurtis dealt with our rental…

Umar from Kurtis dealt with our rental lets and was excellent from start to finish. Ihave rented a few of my properties with him now and he always gives me honest advise and is transparent throughout the entire process. Keep up the good work!

Happy with the service they provide

We have been landlords of a lovely flat for over 20 years, the letting agent at the time was Duncan Phillips based in Waltham Abbey. It was taken over by Kurtis Property a few years ago. When Duncan Phillips took the property on originally, they did a full inspection and inventory and even commented what a beautiful flat it was, having recently had a brand new kitchen and bathroom fitted and been fully decorated with new flooring. We've since been told that there should have been a full inventory carried out when the last tenant moved in 10 years ago, which apparently wasn't done.

We received a phone call a couple of months ago from Kurtis Property informing us that the tenants had given notice as they were now purchasing their own property. When they moved out and we went to check on the property, we found it had been left in an extremely bad state.

When we spoke to Kurtis Property to ask them when they would be doing their final inspection we were told that they wouldn't be doing one as that wasn't included in the management fee and the inventory should have been carried out before they took over. Fortunately a deduction from the tenants deposit paid for a deep clean.

Word of caution, if you are a landlord please check that a full inspection and inventory is carried out on your property each time a new tenant moves in and before a new property management team takes over.

Extremely poor management

My property was sub-let by a previous tenant, who was then eventually evicted herself. The management team failed to visit the property and do the appropriate checks which would have prevented this from occurring!

1 star is generous.

Sometimes the property is worth putting up with the estate agents/property management.
We put up with Kurtis Property for 5 years. Emphasis on “Put up with.”
The bullet points are;
- Bunch of misogynists
When I moved into our property in 2020 with my then fiancé (we’re now married) I was the highest earner and could afford the property on my own. I was also the one dealing with all the paperwork etc. Yet my partner was made lead tenant and me second. Why? Because I’m a woman?
When we were leaving the property recently and dealing with all the check out stuff ALL of my emails were ignored and only my husband was addressed and when I did get a response to an email I got told “we are speaking with your husband” Why because I’m a woman who isn’t capable of dealing with things and asking questions?
- Maintenance issues were not dealt with quickly, efficiently or sometimes at all.
- communication is Poor
- Our property manager (Paris) for the property we lived in had one of the worst communication skills I have experienced.
She was blunt, rude, empathy of a rock and didn’t show any care or compassion at all through multiple circumstances throughout the 5 years we dealt with her.

If you can find the perfect house through a different estate agent, do it. If the house is worth putting up with people like this then good luck.

Regarding you allegation of us being misogynistic, as a management department of seven women, we take great offence to this accusation and view this as a defamation of character.

In relation to your comments towards Paris, this is disappointing to hear. Paris thought she had a good relationship with you as tenants having dealt with both of you in the joint tenancy for the 3 years she has been with Kurtis & also meeting you in person on numerous occasions.
