Leydon Lettings began in 1987. Our first tenants were a group of UKC students in Canterbury renting a three-bedroom student house. Professionals soon followed, but we remain loyal to our Canterbury students. Leydon Lettings Agency manages various properties, including those provided by the owner (Bob Leydon of Leydon Lettings) and those owned by many other Canterbury landlords. The Leydon Lettings Agency provides high-quality accommodation whilst catering for those on a budget. The Lettings agency owner's properties set a good example — renovated to include state-of-the-art amenities and electrical, phone and data connections. Most properties feature fast Broadband internet, en suites, double beds and double kitchens. Landlord clients are encouraged and assisted in optimizing the features of their properties, making them more appealing to rent and maintaining high standards and safety.

⚠️ Warning to future tenants – document everything when you move in

I’m writing this review based on my own personal experience with this agency. I strongly recommend that anyone renting a property through them takes detailed photos and videos of the entire house or flat on the day they move in — every room, walls, floors, kitchen, bathroom, appliances, cleanliness, stains and any existing damage. Keep the photos dated and save all communication with the agency.

In my experience, the property was handed over in a very poor state of cleanliness. However, when it came to handing the property back, the agency’s position was that everything had been in very good condition and order.

For this reason, I strongly advise future tenants not to rely solely on the agency’s description of the property’s condition. Document absolutely everything from day one. Take photos and videos before you unpack or start using the property, and keep them safely throughout your tenancy.

I’m sharing this based on my own experience so that other tenants can protect themselves and hopefully avoid similar problems, particularly when it comes to disputes over the condition of the property or the deposit.

Our experience with Leydon Lettings was mixed.

The agency was generally responsive and helpful when repairs were needed during the tenancy.

However, we were disappointed with the handling of our deposit deductions. After moving out, we were initially charged over £500. Despite raising our concerns several times by email, we felt our concerns were not properly addressed. It was only after we started a dispute through the deposit protection scheme that the proposed deductions were reduced significantly to £281, with some charges removed altogether.

We accepted responsibility for items that were genuinely our fault and agreed to reasonable deductions. However, the large reduction made us question whether the original charges were fair. The property was also quite old, with signs of wear that appeared to pre-date our tenancy.

My advice to future tenants is to carefully review any proposed deposit deductions, ask for evidence, and don't be afraid to challenge charges you believe are excessive. Thankfully, the deposit protection scheme helped ensure a fairer outcome. Without it, we may not have recovered as much of our deposit.
