Hi John, thanks for your feedback! We're really pleased to hear you found the 'Building Safety Act 2022: Gateway applications for building work' webinar relevant and well timed for Local Authorities and Social Landlords. We appreciate you joining us.

I think the webinar highlighted the fact that everyone is struggling with the Gateway applications as 40% are rejected. The BSR will not give you advice and the competent person scheme is not working. We have made two applications which have been validated, then rejected, and now the BSR want a further 53 working days and 113 working days extension of time to review them.

Gateway Applications for Building Work

All areas discussed were topical and pertinent to current issues I am personally experiencing. The fact the presentation wasn't solely focussed on Gateway 1 & 2 was beneficial. As I only have occupied buildings, there were some good pointers shared during Stewart's presentation, and also during the subsequent question and answers session at the close. All in all, for a 30 minute presentation, it was well worth making the time to attend; I have already shared some of the information with several of my peers. Thank you Pennington's

Thank you for sharing your experience, and we sincerely apologise for the inconvenience caused. We work with landlords who request surveys on their properties and provide us with tenant contact details to arrange the survey. Unfortunately, it appears the details we were given were incorrect, which led to us contacting you. If you're comfortable, please email us your contact number, and we will make sure it's reported to the relevant landlord so they can update their records asktheexperts@pennington.org.uk. Thank you for your feedback. We apologise if our visit felt unannounced.

To clarify, our process for contacting residents includes:

• Sending a letter introducing ourselves and letting you know that your housing provider has requested a stock condition survey for your home. It also contains details of our scheduling team and the name and contact details of the surveyor that will visit your property. Typically, your housing provider also sends an initial letter before we follow up with our own.

• The letter states that "if we do not hear from you, we will knock on your door whilst we are operating in the area." This ensures we make every effort to conduct the survey on behalf of your housing provider, as per their request.

• Where possible, our surveyors will also attempt to contact residents via text messages or phone calls to schedule a convenient appointment.

We appreciate that your home is your private space, and we always aim to carry out our surveys with courtesy and consideration for residents' schedules.

Think they can come unannounced for a full condition survey. Sorry but wouldn't treat someone's bought property like this and just because I'm in a housing association doesn't meant I don't work or am not entitled to scheduled courtesy and privacy warning. Do not come unannounced without booking and expect an answer. WFH since COVID.

FRA incomplete, inaccurate and out of date

Pennington Choices carried out a Fire Risk Assessment for our block of residential flats in 2023 through the management company FirstPort. The assessment was inaccurate, incomplete and out of date. As a result I have had to answer lots of questions arising when trying to sell my flat.

Thank you for your feedback. We understand your concerns and would like to clarify our role in this process.

Our contract was with your landlord FirstPort, and it is their responsibility to share fire safety information with residents. Unfortunately, we can only provide this information to a resident with their written consent. Once we complete a FRA we deliver our report to the client, in this case FirstPort, within 10 days of site work completion. We cannot be responsible for any delays in this information reaching residents.

However, we would like to understand more about your concerns over the accuracy of the report. All our reports are completed by individually accredited Fire Risk Assessors and are then 100% validated by a team of competent, BAFE SP205 certified validators. Therefore please can you contact us directly via asktheexperts@pennington.org.uk to share more specific details on this issue.

Poor telephone service

On 20/12/2024 I received a call/voice message from Pennington Choices. The message informed they have been asked to do an asbestos survey. Telephoned the company today to arrange an appointment and have been waiting on the line listening to music for over 45 minutes while waiting to speak with someone. No announcements given as to where my call is in the queue or reasons for the delay with my call being answered. Ended call while composing this message.

Idiot driver

Driving home tonight and about to come off the filter lane of the M57 for Kirkby when a total psycho in one of their vans swooped across in front of me with nothing to spare, rather than drop into the 50+ meters behind me (well done fella, you must be really proud. I'll just replace my tyres a little earlier shall I?). Registration NV73 RUY. Approx 16:45. June 17th. I bet nothing happens though. Photo available on request from employer

A women came round today to take samples of my ceiling looking for asbestos and has ruined my ceilings as she has hacked at the plaster leaving big gauges which look unsightly. plus she did this right in the middle of the ceiling, which could have been taken from the edges which I might add should be scrapings.I am not very happy at how she left my home without telling me how she had left my newly decorated hall in this state.

Excellent asbestos testing service

Excellent communication, very fast delivery of the testing kit and turnaround of results was amazing - the same day that the samples arrived back with Pennington. All-in-all an excellent service and would certainly recommend. If ever we need to test for asbestos in future we will use Pennington again. Many thanks.
