From Terrible to Totally Untenable

UPDATE #2: PM requested contact details, indicating a willingness to discuss our case. We responded straight away, but nobody got in touch. Predictable, yes, as just another joke in a long process of yanking of our chain. Odd how they don't have a scrap of an appetite to do their actual job instead, and let us know if we could have a tiny mortgage that would have been taken for just seven years, at a rate we could demonstrably comfortably pay, with the intention to do it in five, in acceptance of all relevant penalties. They would have made a fair bit of money off us, but clearly it wasn't going to be enough for them to bother. It just would have been useful if they could have told us that from the get-go, instead of stringing us along for two full months without a decision either way, and bleating at us to 'deal with them through our thoroughly incompetent MAB broker.' And, ultimately, forcing us to make the decision that we really HAVE wasted our time with them ALL! At worst, they are crooks who tried to take our money for nothing. At best they're simply incompetent idiots who preferred to stuff us into the too-hard basket and leave us there.

We went to our bank, with full evidence of the FACT that we paid £410 in good faith a full month ago for a valuation service that we never got. We've been refunded.

Our suggestion is don't touch this 'lender' but, if you do, pay anything requested with a card that gives you some protection against being SCAMMED.

Update #1: THREE DAYS AFTER POSTING THIS REVIEW. We are now faced with reporting our mortgage broker for fraud. Several weeks ago he requested us to pay £410 to you, via his company MAB, to undertake a valuation on the property we want to buy, which we paid to him in good faith. It is unclear whether the broker has in fact paid this money to you, or whether they have taken it under false pretences, because a valuation was first postponed and then cancelled altogether, with no explanation, and no new one scheduled. The broker said it was because you 'farm valuations out to all and sundry' and the cancellation must have been because 'nobody was available to go,' in a large city where houses are being bought and sold all the time. The broker then said, after yet more tedious 'questions' were asked, including requiring proof that we still had the deposit(!!!???), that 'he would instruct' a new valuation. That sounded completely at odds with what he'd said previously. A week has passed, the estate agent has heard nothing from you, and the broker has now stopped responding to our requests for information or progress. He is ignoring us, in line with a worrying number of similarly upsetting reviews from people experiencing the same thing. We feel we have no choice now but to consider this a scam and get the police involved. All we wanted to borrow was £40,000 with a £76,000 deposit,and we've gone through absolute, unjustifiable hell. We've been interrogated to the nth degree over very personal things, we've been been ripped off by a broker we've trusted for many weeks, and we will probably lose the house we were supposed to complete on yesterday. How would anyone feel, after that? So please don't tell me that I am 'best placed' to deal with a broker who is, as far as I am concerned, an outright fraudster. You either know he is and you don't care, or you don't know at all, that you are being cast in the worst light possible to honest, decent people who want and need to trust you. I don't know which it is but it no longer matters. One way or another we intend to get some answers, whichever way we have to, if you or the broker won't be honest and up front with us.

We're not sure whether it's Precise or our broker that is causing us the anguish while we batter our way through the desperately, desperately, DESPERATELY horrible (and downright humiliating) process, of weeks and weeks and weeks and weeks of delays, questions, more questions and YET more questions, then more questions, and then delayed and cancelled valuations and then more questions, while our sellers are left hanging. All I can do is cry with confusion and frustration, every single day, while we wait and wait and wait and wait and wait and wait and WAIT, for a yes or no on whether this company will lend. I feel like the weeks go by and the time is being taken in trying incredibly hard, and leaving no stone unturned, to find a reason not to lend. Is it the company? Is it the broker? Who do we trust? Does anyone care how stupendously stressful it is for us? Apparently not. I'll just keep crying, while other people play with our lives. It is literally all I can do. This review will change, one way or the other, depending on the outcome, but in the course of feeling utterly bewildered and infinitesimally small, in a process that now feels completely inhumane, neutral is the best I can manage.

Precise Bridging Mortgage

It took considerable time to organise the bridging mortgage. Having said this I was kept informed about how the negotiations were going between solicitors. This is, of course, an expensive way to purchase a new home. However, it was the only way forward when having another property to sell at the same time. Precise were helpful and provided detailed information about the loan and were always available to answer questions and go through the whole process. I would certainly recommend them for their good service and great client experience. With thanks.

Avoid this company

My company has a buy-to-let mortgage with them on a London flat worth £600,000. The original loan was £433,000, but every time the fixed-rate period ends and we try to renew the mortgage, they either charge an outrageous 3% product fee or offer a sky-high interest rate.

During the last renewal, they charged a 3% product fee and gave us a 6.2% interest rate. Now, even though the national base rate has come down and other lenders have significantly lowered their rates, this company still demands either another 3% product fee or offers a shocking 6.7% rate. It’s unbelievable.

I have multiple properties with other lenders, and their rates have all come down with the base rate. This is the only lender where rates have actually gone up. Every single time.

My original loan of £433,000 has already grown to £479,000 after just two renewals. If I renew again at the end of August, the loan will reach nearly £500,000 with the added product fee. At this rate, if I keep renewing, I might eventually owe them the full value of the property—£600,000.

The rental income from the property is £2,400 per month, which barely covers the interest-only payment. There’s nothing left to pay the service charge or ground rent.

This has left me with no choice but to sell the property at a significant loss—£80,000 below market value. If the interest rate had been reduced to under 5%, as with other lenders, I wouldn’t have been forced to sell.

This is the only property I’ve ever had to sell at a discount. It shows how critical the choice of lender is to the success of your property business.

For the sake of your success, do not use this company.

Don't waste your money on them.
Applied for a mortgage,paid their fees upfront,which I massively regret.They have sent someone for a valuation,which came as 0£ )))) because I temporary don't have a fence in the garden as neighbour next door is doing builders works.The other thing they've mentioned is the tenants,who currently rent a property,no common sense,as I'm changing buy to let to residential and I can't move in there before I get the mortgage offer.
So 600£ wasted on nothing
