Do NOT use this letting agent. They are not passing on rent money to landlords. I submitted a claim to the small claims court and the papers could not be served as their address in Pal Mall does not exist.

Sivarajah SUTHAKARAN owes me over £5000 in unpaid rent which tenants have paid but hasn’t passed on to me

They frequently change the company name Ram Estates/ Eazy property/ Grosvenor estate Ltd and now back to Ram Estates

DO NOT waste your time or money with this agent.

They are FRAUDSTERS and trading standards are already aware of them which is why they continue to change the company name all the time

Excellent customer service! One of the agents, Roshel, was very professional and communicated well. Even though we couldn't visit the property, her approach was excellent. I wanted to share this positive experience with a review.

Worst crooks and frauds ever now call themselves Eazy property , Grosvenor estate Ltd 118 pall mall , They fleece landlords and tenants both sides , take your money and block you please beware , or lose your money time and home

I would give zero stars if possible—complete con artists! They tried to charge me £8,000 for retrospective consent on changes made over a decade ago. After hours of research, I discovered they had already charged the previous owner for the same consent. If I hadn't investigated further, I would have been scammed out of a huge amount. Avoid them at all costs!

My experience with Ram estate agents has been really really bad and unprofessional,they brought in tenants without any references and background checks who are now refusing to leave the property so I am having to spending thousands on the eviction process.

Would not recommend to anyone.

This is the worst management agents I have ever come across. The Manager (Shiva) is totally incompetent and not fit enough to manage a management company.

Thursday 2 Dec 2021 Sivarajah Suthakaran (managing director of RAM Estates agent) and his wife Mrs Bhamathy Suthakaran are lying, cheating, thieving, scumbags, fraudsters who will do their very best to cheat you out of any money you are owed whether you are landlords or tenants. If you are a landlord and use them as your letting agent, they will not pay your rental income for your properties after collecting the rent from your tenants, but instead will use it to line their own pockets. If you are a tenant they will also cheat you out of any money you are due and not give you any refunds that are due to you. Sivarajah Suthakaran is scammer, thief, liar who is pretending to operate a legitimate letting and estate agency business but he is actually a fraudulent scam artist who is very dangerous, deceitful, dishonest, despicable man of ill repute who does not have any integrity and does not care about paying landlords and tenants any money that they are due including rental income, refunds, etc. Sivarajah Suthakaran uses his wife Bhamathy Suthakaran to write good facebook reviews about them (RAM Estates agent) when in actual fact RAM Estates agent is a fraudulent, illegitimate, disreputable, scamming, conning, dirty, dishonourable business which has no ethics, morals, principles or integrity and does not adhere to any guidelines of follow any rules or operate within British legal guidelines. My father Dr Mohini Bhowmik and myself Miss B A Bhowmik have made the mistake of using them as our letting agent (we were the landlords) and we are still due many thousands of pounds of rental income from them despite sending Sivarajah Suthakaran previous bank statements as he had asked to show how much rent had been paid. May Sivarajah Suthakaran and his wife Bhamathy Suthakaran rot in hell.

The Managing Director Sivarajah Suthakaran has not paid my father and I many thousands of pounds of rent despite sending him bank statements as requested to show how much rent has been paid to us. He will also phone you/use intimidation tactics on the phone asking you to remove negative reviews even if true. Please do not do any business with Sivarajah Suthakaran and RAM Estate agents as they will not pay you any money that you are owed including giving landlords the rental income after collecting money from tenants. When you contact RAM Estate agents, staff will also not do anything to help you. Sivarajah Suthakaran is a very dangerous, aggressive, deceitful, dishonest, insincere, cunning, crafty man who will cheat you out of your money. If you post negative reviews Sivarajah Suthakaran will ring you to remove them and he has done harassment calls to me after 11pm on Oct 23, 2020 against me from the following telephone numbers 0204 5402540 and 0203 9003199 because I refused to remove the negative reviews about him. According to lettingagenttoday website RAM Estate agents has also been expelled from the property ombudsman (TPO) (4 May 2020) for non-payment of rent to landlords. TPO is aware that there is a separate legal entity now trading from the last known address, using the same trading name. Residential Asset Management Ltd (RAM Estate agent) has been referred to Trading Standards. Please ignore any positive reviews about them as they are all false or written by his wife. Any positive reviews about RAM Estates agent have been written by the friends, family, Bhamathy Suthakaran (wife) and work colleagues/staff of Sivarajah Suthakaran and RAM Estate agents and they do not give a real picture of RAM Estates agent. Sivarajah Suthakaran will also give you many excuses as to why he cannot pay you, the landlord your rental income such as “I was in my Mayfair office”, “two people left the company”, “I have made a loss” and “tenants have not paid rent” even when they have paid rent. I contacted my tenants and explained to them that Sivarajah Suthakaran and told me that they haven’t paid their rent but they explained to me that it was a lie and they emailed me bank deposit slips to show they have paid it. However Sivarajah Suthakaran has plenty of money to finance all the many different business ventures that he and his wife are involved in and live a lavish, very well-off comfortable lifestyle. He will also not respond to polite requests for payment such as phone calls and emails. When I asked him what would happen if I took court action, he said, “We will fight it.” If you are a landlord and you are currently using RAM Estate agent as your letting agent, please change to a more reputable letting agent as soon as possible as they will do their very best not to pay you and make many excuses as to why they can’t pay.

Please do not get trapped with them. These RAM estate are cheaters, they are targeting especially young asian profession, who are new to UK and put the price up when about to move in by creating some reasons. They have number of foreign land lords especially asians, want to make money by rentshit lot of properties, These brokers always working in favour of landlords.

My advise is to ignore RAM and you can find number of decent high street property agents, event though you pay little bit more, your values are respected and listened by them they are always care about basic compliances.

But like I said above RAM properties in Barkingside is havingshit lot of bad conditions houses to rent....Please do not be a pray like me. Totally Ignore them.
