We used SAM Conveyancing for the purchase of our first house, a freehold property. We initially liked the idea of having someone to help keep things moving along, and Ehren was very thorough with this. I cannot fault SAM for their friendliness and service - Charlotte was amazing from start to finish, as well as others I spoke with. Admittedly, I was very 'on it' with chasing, but they never left me without a response. Some minor issues with Chadwick Lawrence due to a change of solicitor but nothing that affected my purchase - in fact, the seller was extremely difficult and not always forthcoming, but we finally completed today thanks to CL/SAMs hard work.

I would think very carefully if I were you. I used SAM Conveyancing (in reality an unregulated and unaccountable intermediary) to produce a Deed of Assignment. Initial contact was very positive, with all of my questions politely answered and the process well explained. After you pay your £240 fee (which I shall return to later) you are unfortunately in the hands of Chadwick Lawrence, a law firm based in Yorkshire (they have some “interesting” reviews on here, with which I fully concur). You receive a 2-page draft Deed in a few days which you are asked to check, sign and have witnessed. You then return this to Chadwick Lawrence at your own expense and a few days later you receive a certified copy via email. Note: a certified copy of the original Deed, and NOT the original Deed. The “fun” starts when you ask for the original to be returned to you. Bear in mind that this is your property, and this is what you were promised and paid for. All of a sudden there was a change of mood music. Statements of “usual practice” were made, additional fees were demanded, and there was absolutely no acknowledgement of any shortfall whatsoever from the contracted service. I was also taken aback at the defensive and condescending tone of the emails from the co-founder of SAM who responded to my concerns in a very high-handed and inappropriate manner. When challenged he was unable or unwilling to produce anything from his sales pitch which led you to believe that you were going to end up with anything other than an original Deed of Assignment. After chasing, which elicited a further off-hand and defensive email, I was eventually sent the original (erroneously stamped as a certified copy! - which of course it is not, as it is the original!) at no additional cost as a “gesture of goodwill”. It is disappointing that “goodwill” did not appear to feature before this completely unnecessary confrontation. It’s really not that difficult SAM. You enter into a contract with a client to provide a service, which you then provide. No “ifs” no “buts” - just deliver what you have been paid to deliver first time and without fuss. In terms of the actual Deed of Assignment, you don’t have to spend £240. Get yourself a decent template online (they are about £20), follow the instructions and fill it in. As if by magic you have a perfectly legal Deed of Assignment. You don’t need the services of SAM or any solicitor. The only reason I used SAM was I wanted to be sure that everything was “watertight” - but I needn’t have been concerned and wish I had been better advised that this is a very simple document which can be easily produced with a well drafted online template. I am under absolutely no illusion that the response to this review will follow the usual pattern of defensiveness, obfuscation and personal attack, so as I said - I would think very carefully before parting with your money for this “service”.
UPDATE: The response from SAM is a disgrace. It is word for word lifted from an email sent to me a week ago when I complained about the service and does absolutely nothing to address the issues I raise. Specifically the misrepresentation of their service, which fails to mention that you will NOT receive an original Deed of Assignment. Merely a certified copy.
