Never let them manage your contarct
We used Seymours as a letting and management agency for our house while we were abroad. They did a good job on the letting side but were absolutely useless as management agents. I would never get them to manage anything for me again. As an example, the first email contact I had with them described a house I struggled to recognise as they had designated various rooms to uses with which we were not familiar.

I had a fantastic experience with the Seymour team, led by Oli Parkin, who brought a truly personal touch to the whole process. I would not recommend this letting agency based on my experience.
I moved into a property on 31 July 2026 and was extremely disappointed with the condition in which it was handed over. The property had no electricity when I moved in. After investigating the issue myself, I established that E.ON was the supplier and was informed that the electricity had been disconnected due to a negative balance on the account.
The property also had no hot water, with the hot water system/boiler displaying an error. In addition, the property was clearly not prepared for a new tenant. It showed no sign of having been professionally cleaned, the walls were dirty, there was mould on the walls and blinds, the bedroom carpet had hard sticky stains, the lounge flooring was lifting, the kitchen walls required attention, and the toilet seat was broken.
The most disappointing part was the lack of communication and support from the agency. After calling the office several times and sending emails explaining that the property had no electricity and no hot water, there was complete radio silence. Despite raising urgent issues affecting the basic habitability of the property, I received no timely response or clear plan to resolve the situation.
Moving into a new home should be a positive experience, but unfortunately this was extremely stressful and disappointing. I hope the agency improves its property inspection process, communication with tenants, and response times when dealing with serious issues.

Scam Letters
Keep getting fake letters through my door for the past 3 years saying Mr & Mrs M are looking to buy a house in the area with their 2 kids and are currently living with friends, the same letter for 3 years. They even sent the letter to us about 4 days after the house had finished being built and it continues all these years later. I called for the 4th time today and the Blackwater branch manager had the nerve to ask me why its an issue, he said that he gets pizza leaflets through the door so why should I care? Horrendous, scammers just desperate for business

Seymours - Guildford Branch
My experience is with the Guildford Branch. Absolutely awful experience from start to finish. Emma Ross and Nicola Jenkins in particular. Neither knew what they were talking about. This estate agent is disorganised, unresponsive, and completely lacking in professionalism. Emails are ignored, calls aren’t returned, and when you do finally get a response, it’s either vague or clearly written just to fob you off.
They seem more interested in taking your money than actually doing their job properly. Basic things are mishandled, communication is a mess, and any issues you raise are met with delays or excuses rather than solutions.
Dealing with them was stressful, frustrating, and a complete waste of time. I would strongly advise anyone to avoid them unless you enjoy chasing people who don’t care and getting nowhere.

Scammy Woking agency charges premium price for sticky-tape kitchen and Mouldy flat
We were viewing a flat that is considered to be premium. On the viewing day, it looked alright. After viewing, one of the agents asked us to give him 5 stars review which is same as any 5 stars review you see on this agency. These are fake reviews because as after we gave the review, they treated us like GARBAGE.
1. They typed in wrong number of deposit and kept chasing us for 2£ while no explanation why there was 2£ short.
2. They booked us an appointment with inventory clerk to give us the keys. The booking is on 18th of February 2026 and the appointment is on 7th of April 2026. On 7th of April 2026, THEY DID NOT SHOW UP and stood us up. We had to make a phone call to be said that we had to collect the keys from office ourselves or we would have to wait another 30 minutes for someone to come over. Wasting us 1 hour just to receive the keys to the property. When we came to the office, no apology was offered and they just blamed miscommunication or the clerk was busy or tenants were in emergency. What a coincidence all of that happened on the same day! Also somehow everyone working with us was NEW or APPRENTICE.
3. We came to the property, it was listed to be modern-fitted kitchen. We did not know in UK, modern-fitted kitchen was BUILT BY STICKY TAPES. As you can see in the VIDEO, the kitchen wrap was FALLING APART and it looks absolutely different to the photo on Rightmove. The kitchen wrap was holding by sticky tapes which shows how the landlord (who owns 20 properties) and the estate agents operate their business by CHARGING PREMIUM PRICE FOR STICKY-TAPE KITCHEN. This is their definition of modern-fitted kitchen in this 2026 economy.
4. Moreover, there was an alarming amount of MOULDS on blind and windows. When we came to their office to meet the top managers, they looked at the photo and said it was normal and not considered a health hazard. They even said that IN THE LISTING, THEY DID NOT SAY IT IS WITHOUT MOLD. What a joke. I have recordings of all they said. and they offered NO APOLOGY for these incidents what so ever.
At the end, we managed to ask them for full refund using our new Renters' rights.
5. Also after signing tenancy agreement on 18th of February 2026, on 19th of February 2026, we found out that property was advertised as PREMIUM LISTING on Rightmove as available for over a week. When we confronted them, they said THIS IS COMMON PRACTICE. I wonder if their common practice meets UK Laws for Trading when they literally lied to customers.
All my claims have evidences to back up and no matter how they respond to this review. You can see no remorse from them for scamming people with inflated renting prices for low-quality property, especially in this hard time and the people who scammed us, they still work in this agency.

We had a very disappointing experience with Seymours Letting Agency.
From the start of our tenancy, the property suffered from serious damp and mould issues, particularly in the kitchen and bathroom. The mould was severe enough to affect cupboards and stored items, making parts of the property unusable. Despite reporting the issue multiple times, the problem was never properly resolved.
Although visits were arranged, the “repairs” carried out were only cosmetic (cleaning and repainting), and the mould returned quickly. Even a contractor acknowledged that the issue appeared to be structural, yet no effective action was taken.
What was most frustrating was the lack of timely communication. We waited weeks for responses while living in increasingly poor conditions. The situation worsened over time, and the property became unsuitable for us to continue living in.
When we requested to leave early due to these conditions, the proposed terms were unreasonable and placed all financial risk on us, despite the ongoing issues with the property.
Overall, the experience felt dismissive and poorly handled. We would not recommend this agency based on our experience.

Seymours left us stranded when we had signed and paid for our rental property and everything set up, only to find out the owner had agreed to sell through ankther Seymours office post our agreement. An apology doesnt secure us a property. Very unprofessional to say the least. Our property was still be advertised after we had signed and paid. Not acceptable to say the least
Would Not Recommend Seymours
I have used quite a few letting agencies within Woking and out of all of them, I would highly recommend Churchods. We used Seymours due to the liking the property at initial glance. However, after moving in we came to learn that the neighbours in the flat below us had a noise level that made this flat unlivable. Every cough, sneeze, discussion etc we could hear. Upon contacting Seymours, we were pawned off from the block management company, to the landlord and eventually back to them because no one would address the issue or take responsibility looking into it or helping fix the problem. Danilo at Seymours sent very copy and paste corporate answers without a level of sympathy considering my flatmate and I haven't had a proper nights sleep since we've moved in here. Cannot wait for our tenancy contract to end so we can moveout and not use Seymours again.
Save yourself from frustration
I would give this agency 1 star, or even 0 if it were possible. Our experience renting through them caused a lot of unnecessary stress and anxiety.
During our tenancy, they failed to respond to multiple repair requests regarding issues in the property. None of the problems we reported were properly addressed, which made living there very frustrating.
As we approached the end of our tenancy, things became even worse. They repeatedly requested access to the property almost constantly and arranged viewings without our permission. Even when we clearly told them we were at home and resting, they continued to push for viewings and would call us repeatedly.
Getting the deposit back has also been extremely difficult. It feels like they will try to deduct as much as possible from your deposit, and communication becomes almost nonexistent once your tenancy ends. We moved out three months ago, and we are still waiting to receive our deposit.
Overall, this was a very disappointing experience, and I would strongly advise others to be cautious before renting through this agency.

Key points from my experience:
• I paid a £275 holding deposit and successfully passed referencing and Right to Rent checks.
• Before signing the tenancy agreement I asked a few simple and reasonable questions relating to:
o confirmation of number of utility accounts,
o liability for charges prior to the tenancy start date,
o responsibility for landlord provided appliances.
• Instead of receiving clear and direct answers, responses were vague or delayed.
• At the same time I continued receiving automated messages asking me to sign the contract and proceed with further payments even though my questions had not yet been properly clarified.
• Because these confirmations were not provided in time I had to make alternative arrangements with my current landlord.
• Seymours later treated this as a “withdrawal” and retained the holding deposit.
• Communication was inconsistent and it also took several requests before I was provided with a copy of the company’s complaints procedure.
• The overall impression was that progressing the tenancy and securing the transaction (revenue for the company and sales commissions distributions) clearly takes priority over providing clear and timely answers to reasonable questions from a prospective tenant.
As the matter remains unresolved I am now escalating the issue through the relevant professional and regulatory channels.
My advice to anyone dealing with this agency is to make sure you obtain clear written answers to your questions before paying anything to Seymours or signing a tenancy agreement.

We cannot fault the team at Seymours Addlestone, from Ronnie showing us round our viewing's, Pam helping us through all of the struggle's throughout the process, and Natalie the Branch Manager - they were all brilliant.
We didn't get very lucky with our solicitors, and a sale that should have taken half the amount of time it did, Seymours were there every step of the way and chasing bits for us when we needed them too.
Thank you to the Seymours Addlestone team, we will definitely be using you again when the time comes!

I am a first time renter viewed some properties was told they had 10 for me to look at so was very excited. When it came to the viewings they only had four for me to view. I only had one specific requirement which was- allocated parking. Only one of the properties had this. One property they couldn't get in to as there was an issue with the key and I was really interest in another property and i was told it was a certain price when in actual fact it wasn't the said price and it was £400 more and out of my budget.
Which was such a shame. When it came to the end of the viewings the estate agent called me to see my views on the properties and when I said i wasn't interested in any of them he then spoke really negatively down the phone to me.
I will not be using seymours in the future
