Awful morals and ethics avoid at all costs! We have previously experienced awful moral practises after placing best and final bids on a property. A week later after we won the final bid on a property. Seymour’s called back to advise competing offer had since offered over our asking price! HOW is this ethical?? I

As a seller, I paid them to negotiate the best price for me. However, I was not buying my next property through them though they tried to sell very very hard from their catalogue. Hence I believe I was made the scape goat to do price reduction to complete the sale !.
My buyers, who were buying and selling through Seymours got a better deal on their ‘buying price’ by setting me up for a last minute price knock-off !!
Sadly, this is the WORST tactic they train their sales people, they favour and manoeuvre prices in favour of double-deal buy-sale transactions!
They are the largest estate agents in the area so please be aware and do not fall for this under-cutting tactic which am sure they would employ on all their ‘double deals’ to close the sale!
They are a huge marketing factory of local home-move “success stories”, all farce! I bet there would be 100s of disappointed sellers like me who has fallen prey for this shrewd tactics of Seymours. They will happily offer/introduce their own mortgage, conveyancing, and home-move ‘partner’ rates for those on their good-deal books! For this reason alone I WILL NOT use them again!!
INSERT (after seeing the response below) : I can confirm that this a genuine review and I have attached a copy of the invoice paid by redacting sensitive info in the google review, as trustpilot does not allow attaching documents. Hope that will enable Seymous reviewing their general code of business conduct along with moral and ethical practices in the quench for being the largest estate agent in the area!

Poor Service
Throughout a three year rental, all admin for problem resolution was with the tenant with lack of support from the agency. A shattered window remains unresolved after nearly 4 months with blame attributed to the external contractor they selected. After ending the tenancy the viewings process for new tenants involved daily emails from multiple team members requesting access within 24 hours

Sadly another disappointed landlord as well as tenants. Their communication via email is poor or non existent. They do not carry out the instructions which were agreed for letting a property and clearly their knowledge in legalities is not all it should be. Would not recommend this company at all sadly after thinking we would use them to sell my flat. One very cross Landlord.

Seymours Woking – Dishonest, Exploitative, just awful
Renting a 2-bed property through Seymours Woking was a deeply regrettable experience. From day one to the final day of tenancy, their behaviour was marked by dishonesty, pressure tactics, and complete disregard for tenant rights.
At the outset, they were lightning-quick to take a holding deposit over the phone. But when the contract arrived, it was written entirely on their terms. When I raised reasonable objections, I was given an ultimatum: either accept their conditions as-is or walk away and lose my deposit. That kind of coercion is both unethical and unacceptable.
The end of the tenancy was even worse. After close to three years of renting — always paying rent early, agreeing to their yearly rent increases without dispute, and maintaining the property well — they deducted £456 from my deposit for so-called “professional cleaning.”
This inflated charge came from their own “preferred contractor” — the same one they illegally insisted I use before the end of tenancy, in clear violation of the Tenant Fees Act 2019. I refused to be coerced during the tenancy, knowing full well the job could be done by reputable cleaners for a fraction of the price. £456 to clean a 2-bed flat is blatant exploitation. We agreed to pay this amount strictly under protest as we needed the money, but intend to take them to court for it.
To make matters worse, despite reluctantly agreeing to their fabricated charges under protest, it still took 2 weeks to return the remainder of my deposit, even though the rules clearly state that the deposit should be returned within 5 days of agreement. The final date the deposit minus their cleaning charges hit my account was 4 weeks after the end of the tenancy. So much for being a tenant who always paid on time and accepted every annual rent increase without issue.
And during the two months? A complete disregard for basic communication boundaries. Despite clear written instructions to contact me only via email, they repeatedly called me during office hours, disrupting my work and showing zero respect for my time or instructions.
There’s much more I could list, but in short: Seymours Woking is an exploitative and dishonest letting agent. They operate with pressure tactics, bend legal boundaries, and squeeze tenants for as much as they can — even when you’ve been cooperative, reliable, and reasonable.
Avoid them at all costs. You’ve been warned.

1. Completely untrue that the property was not professionally cleaned. We have raised a dispute with the Tenancy Deposit Scheme today and will fight your unfair deductions. We have all the proof needed for our case. The property was cleaned professionally before exit, and if you want to clean it again, feel free to clean it a 1000 times more, but be kind enough to not charge us your bills without our consent.
2. Complete lies that draft contract is sent before getting the holding deposit. Viewed property on 30th June 2022, Holding deposit was charged same day on phone by Thomas Cheape. Draft agreeemnt was sent on 2nd July and no changes were accepted.
3, Bank account details for deposit return were first sent to Emma on 12th May 2025, you may want to check your email,
I can go on and on here , but the facts wont change.

I had an awful experience with Seymours. They clearly don’t care about tenants—only about money. They failed to fulfil their responsibilities but were quick to charge us for unnecessary things, with no flexibility whatsoever, while expecting tenants to be endlessly flexible. Renting in Woking. Terrible experience. Given misleading information at the start of the tenancy and not told about serious issues with the house (drains). The end of the tenancy has been just as bad. They simply don’t listen or respect the tenancy’s right to quiet enjoyment. Viewings booked on the same day, no notice given, not adhering to times specified as being suitable. Phoning whilst at work despite asking for emails. Evening viewings arranged then don’t turn up so evening disturbed. One agent even let themselves in with their key while I was there! Horrible

The Seymours
I must admit I was rather surprised by the statement that “all points were settled.” in that falling curtain rod incidence, following your initial response in which responsibility was declined, I sent multiple follow-up emails clearly outlining my concerns, raising a formal complaint, and requesting appropriate compensation. Unfortunately, those emails were left entirely unanswered, and no compensation has been offered to date.
If complete silence in response to repeated correspondence is your organisation’s definition of a matter being “settled,” then I fear we may have very different interpretations of that term.
Regarding multiple outstanding maintenance issues—these were reported, not once but on several occasions, to your colleagues via email well in advance. I received no acknowledgment, no action, and certainly no resolution. While I appreciate your note that these matters will now be addressed, I have yet to see any indication of actual follow-up or involvement from your team on the ground.

The Seymours – Woking was given the whole combo of bad experience you can get from an estate agency.
Seymours supported a bullying landlord, even encouraging clauses in the tenancy that weren’t legally enforceable. no respect for their tenants. Renting from Seymours was an extremely expensive mistake.
Like many of the other rental customers who have left reviews I urge you never to rent through this company. We repeatedly reported maintenance issues that they took no action on, including black mold. This had a major effect on our health. I was hurt by a suddenly falling curtain rod in their property and then found out that curtain rod is heavily rotted. But they didn’t inform me that situation at all and lie this flat is well maintained and safe to live. I was diagnosed as concussion by GP due to this injury, I reported to them, but they refuse to take any responsibility for this incident, and they didn’t repair that curtain rod as well eventually. Every time I reported broken items in the property, they either ignore my call and emails, or tell me I have to wait 3-5 working days, but never repair eventually. It can only be a matter of time before someone dies from their negligence, don't let it be you.
They are dishonest and disrespectful, they fail entirely to communicate with each other, and they try to take money they are not entitled to.
