Avoid if the Simarc name is connected with the property.

Extremely poor management company. They employ management agents to manage apartment blocks and between them, charge extortionate management/service fees. If you are buying a lease hold property and it has the Simarc name against it, then avoid as you will regret it. Our service/management fees of increased by 100% between March 2019 to March 2024. This year alone has seen nearly a 20% increase with the insurance alone seeing a 15% up lift and when challenged, they refuse to show supply chain quotes etc.

I also have an issue that nearly 2 years down the road is still unresolved.

Rip off merchants - Rally round to stop this corrupt company

There should be zero stars for this company All they do is try to rip people off. I refused to pay fees that were added to my ground rent due to their total incompetence. I sent a cheque for the amount of ground rent due and they destroyed it, claiming it was completed incorrectly. Liars, I have a copy of that cheque. The worst company I have ever had to deal with but I'm not going to be bullied into paying anything other than what I legitimately owe. Stand up to these crooks

Terrible company !!!

Again as many people have stated this would be a zero review if I could. We hadn't recieved a bill as we had a problem with the door access system to our block of apartments with the postman not being able to gain entry so we had to go and fetch all our mail from the post office. The letter was dated 15th February I've gone to pay it today the bill was £85 they have added charges of £84 as it wasn't paid on the due date.I understand a late payment charge but surely not for nearly 100% of the bill!! I called to speak to someone to explain, they were rude and unhelpful and wouldn't put me through to a manager or a supervisor they said there were none!!
I have followed their complaints procedure and will be writing to my MP and to the ombudsman if I dont get a satisfactory outcome.

Avoid at ALL costs.

This company is a group of thieving morons. "Computer says no"-type people that impose fines hundreds of pounds more than the ground rent on the basis that they think you will not challenge it.

Law clearly states that this is not permissible if the fee is "unreasonable" as per Commonhold and Leasehold Reform Act 2002 Schedule 11. Their fee is significantly more than the cost of the amount owed. Everyone needs to be aware of their rights.

Absolute conmen

Giving 1 because I can’t give 0! I have paid my £170 annual ground rent upfront for the past 4 years, when I rang up on the 05/01/24 to pay this, I spoke to a very friendly lady who advised me I could pay this by direct debit INSTEAD up infront, as the amount payable is for the year ahead, I have other properties which I do the same for, so I decided to pursue this option instead.

I received a direct debit mandate which I promptly returned and I thought that was case closed, after returning from a few weeks away I was appalled to receive 3 letters in this time demanding payment for £170 as-well as £138 late payment fee, and notification that direct debit can’t be set up until the full amount is settled, but this is exactly what I was informed I could set up a direct debit for, not 2025’s ground rent!

I rang today and had the horrendous experience to speak to someone named who is by far the rudest and obnoxious person I have ever dealt with in business. I kindly explained that I was misinformed by another member of staff, he had the record down and who I spoke to when I called on the 05/01/2024 but said he won’t amend this despite it been a staffing error, regardless what the letters stated I was away for this period, and when I called up on the 05/01/2024 I was told very clearly I could pay this by direct debit, why would I think someone would lie to
myself and this wouldn’t be the case at all?

I asked to speak to someone else or a manager, as I wasn’t happy with how aggressive he was been on the phone but again this was refused, there was zero customer service, empathy or apology that I was misinformed, which has cost me £138, I rang up initially to pay it up front!

Looking at the reviews feels like there are countless other people who have had similar experiences, I’m contacting my local MP and the ombudsman and advise others to do the same

One star because I can't give zero

One star because I can't give zero. Absolute con men and a joke of a company.
They 'collect' my ground rent after having taken it over from a previous company. Thing is they didn't inform me of the change and sent all the letters to an address that I haven't lived at for over 6 years. This means that for 6 years they have been billing me, at the wrong address, haven't been receiving any money, because I have no idea that they even exist, and have been adding extortionate fees on to the balance.
It's only when I get a call from my mortgage company that I even find out who these clowns are and have to call them up.
I call them and guess what? I have to complain by email, which they take 10 working days to respond to every single time. Over 2 months pass and they completely refuse to even acknowledge any issue on their part.
Jokers.
If you don't have to use them then seriously don't bother, money grabbing con men.

Need to put NO Stars

Need to put NO Stars. This company needs to be shut down. Tried to pay GR would not accept it. They send letters, No Demand, to an address not used for over 2 years. They used an email address not used in over 15 years. I Told my Lender GR is in Dispute and Not to pay . I have informed this “company” that I now charge them £5@ every time I have to correspond to them currently at £200. I will email again tomorrow and charge them another £50. Cowboys thieves scam conning company Beware. I am setting up a meeting with other Leaseholders and start the RTM process , this will greatly reduce the Freehold value but increase the LHold values and we can then control Maintenance Service Charges and Insurance . Can’t wait!!

Absolute thieving cowboys

Absolute thieving cowboys.
Website doesn’t work properly.
Unreasonable and aggressive reminder for an invoice sent only 5 DAYS after the initial letter with an outrageous fee for ‘administration charges’ added. I will pursue this.

Absolute disgrace

Absolute disgrace, they are ill mannered , badly run disorganised rabble. They are a front for the property behemoth Wallace estates. Who have no care about leaseholders. We were ejected feom our flats due to the ongoing fire safety concerns and lack of activity from simarc to remediate the faults as is their duty as the freeholders. They are also not willing to pay the leaseholders any monies towards loss of tenanted rent or pay anyone that had paid off their mortgage but had an income through tenants. It’s a national disgrace and they have removed us from the building ( skyline chambers) where all financial assistance will cease after the first three months. Avoid at all costs. If you are buying a leasehold flat make sure that it’s not these clowns that have the freehold.

Avoid at all costs if you can

This company are the mafia of the property industry. They are uncrupulous, they extort money from leaseholders, they are not transparent and they lie through their teeth.

The majority of people I have dealt with have either been rude or obfuscate to hide the truth.

Anyone unfortunate to have them as the landlord of a block of flats will be unable to avoid them but if you are purchasing an apartment in a block, do your home work and pull out if they are the freeholder. It's also worth noting they are the face for Wallace Estates, so don't be fooled, they are the same company and they are not very nice.

Avoid, avoid, avoid if you can.

Money grabbing thieves

I am actually in shock. This company, have taken it on themselves to reinterpret my lease to their advantage so that they can charge me a £150 fee for a notification. I have already paid for the notification. I have made the notification, singular, and paid the fee for this notification. End of, nothing more to pay.

I am actually speechless

I am actually speechless.
If anyone can help me out, It would be appreciated.

I am currently trying to sell my house which Simarc "manage" but can not because the mortgage company of my buyer will not lend on Simarcs ridiculous terms.

They told me to send £140.00 so I could get a quote to buy out the lease.

£9,700.00 plus £1,020.00 costs, plus £45.00 fee, plus £180.00 fee to buy the lease, the house is worth about £150,000 and at this, I do not have this money and I would loose money on the house.

Anyone know what I can do?

This company needs investigating

This company needs investigating, as surely these companies cannot be legal? They are worse than the cowboy trades people robbing old people but please write your MP's tell them your experiences, show them the reviews and hopefully we can get some movement in ending these low life managing agents

Absolutely useless

Absolutely useless, they will take your ground rent and do nothing else, if you have a complaint about a neighbour expect to be ignored or told that they can't do anything and of its illegal call the police. USELESS.

Awful company

Awful company - charges are extortionate and not reasonable at all (referring to notifications for letting where there the lease states the fee should be minimum £30+VAT and they are trying to charge £150). Very helpful agents and would avoid if you have a choice

SCAM COMPANY

SCAM COMPANY, changed address and Simarc did not update, as a result I was 21 days late with payment.They charged me £204 for apparently 2 reminders they sent to old address .They won’t update address over the phone which I tried to do last year, but was told I had to write in 😡😡😡😡,which I did and they did not update.Someone has to stop this company from operating 😡
