Purchase of a freehold was handled with…knowledge and professionalism

Purchase of a freehold was handled with professional and timely responses during conversations of a legal procedure requiring time, attention and consideration. Any difficulties and uncertainties I encountered completing the relevant paperwork resulted in an immediate and knowledgeable answer during the several telephone requests I made for assistance. A complex issue handled with experience and aplomb from all Simarc members of staff

Horrendous company

These so called management companies should be outlawed. Ridiculous charges for the simplest of requests. Leasehold is the biggest scam left over from the 17th century.

Fraudulent company

I was unfortunate enough to buy a property managed by them 4 months ago. They have not sent the ground rent bill on my name claiming that was not updated by my conveyancer therefore I was unable to pay. My solicitor updated them via later and email on completion and I have had this documents forwarded to myself. The solicitors had to resent everything again as they keep claim they did not receive anything when the proof is literally in my emails. And now they dared to charge me £132 collection fees when they refused my ground rent payment on a number of occasion. The matter is still ongoing, I have sent emails and complaints, but for some reason they fail read any email who proves them as fraudulent and liars. This matter has caused me terrible stress for the last 2 months and looks like I’m not their only victim. I really struggle to understand how a letter and email has been gone missing just so they can charge me extra. Anyway, I’m hopeful they will eventually read their emails and won’t have to go through court proceedings

CHECK YOUR CHARGES CAREFULLY!

My flat is sublet out. After I informed the company of the new tenants, they put on two charges (cannot remember exact wording): one for subletting changes for ~£138, then also for administration for subletting for ~£176. I could not understand why two charges has been put on as it is normally only one (on top of ground rent approx £250 each year for a small 2 bedroom flat). I called and then I was told the £176 was a mistake so they took it off. It was strange they used different wording and different cost for supposedly the same thing. Please challenge the charges as I found this practice extremely misleading.

Disgraceful

Cannot believe the fees that this company charges for missing their deadline for payment. They send no reminders and are preying on you to miss your payment so they can double their income. Ground rent charges - £150, late fees - £132. How is this proportional and legal? Nevermind the threatening tone of your letters. Let's see how far the greed business model gets you.

ZERO stars

If I could give zero stars I would. I just received 3 letters today, dated over the last few months, for ground rent payment, with the final one charging me £132 as a penalty late payment! Surely this cannot be legal? I will be writing to my MP and asking him to raise with the Housing Minister.

Horrible company!

Horrible company to deal with. They will send their letters late and then charge you extortionate amounts. Stay well clear of this company!

A very disgusting company to comply…

A very disgusting company to comply with, we signed up for our very first property, our solicitors did a sloppy late job in retested us owning the property, we had a few letter through the door from Simarc telling that there was no one registered to the property it taken a few good months to resolve through our solicitors, Simarc put the account on hold & soon as we got registered in our names they throw in the bills late charges etc
Even though it wasn’t our fault
Ground rent for the two years
1st £190
2nd £290.14
The time it got resolved from the solicitors side
Simarc charged me £132 in charges
We set up a direct debit to pay monthly direct debit £199.51 to bring up to date of £620.05
They have taken more then the should of direct debits of £798.02
I’ve recalled the last transaction back from my bank which is currently processing
Finger crossed that it all goes well as it wasn’t authorised
The dates take the transaction are completely random
Even the solicitors at my end are sic of dealing with thin company as there an absolute nightmare to work with & not aloud to make up there own figures up like they do, I’m so glad there office isn’t a local one for there sake

Simarc = Fleecehold

Simarc are a terrible organisation which offer shockingly bad customer service. They are the embodiment of 'fleecehold'. It cost me £9k to sell my leasehold flat due to unfair, uinreasonable charges and legal costs. They refused to ever justify their rates and charges and unfairly raised them when I needed to sell the flat.
If you look them up on companies house, you can find out they make millions of profit and it gets paid to directors and goes into an offshore holding company. They pay no tax, they offer terrible service, they should be put of business through proper legislation of the housing market.

Terrible

Terrible , Rip off company.
In existence purely to rip off leaseholders. Well versed in how to exploit leaseholders on things such as late payment charges and lease extentions as they have no other way of getting extra money due to the fact that ground rent is limited by leases. They don't care about our reviews because you can't sack them without buying your freehold. Shameful company!

Awful

Awful, money-grabbing company, charging way in excess of what’s reasonable, and charging for everything they can (in my case, repeated and excessive demands for underletting fees). Avoid at all costs. I would choose to walk away from future deals where Simarc are involved, rather than have to deal with them again.

Bandits!

Bandits. Adding 78.00 late fees on to people's ground rent which is only £12.50 every 6 months and not sending letters to the householder. Sneaky.

These people are loophole using thieves out to get your ground rent plus made up extortionate fees to fill their own pockets .

If your future home land is leased via Simarc think twice about buying it. They are the worst company I've ever dealt with.

Unhelpful ignorant staff with legally threatening language and rude behaviour.

Dreadful and vile company

Only one star as I cannot give minus 10.
This company is appalling. They have charged £78 for late payment, the inicial ground rent cost was £65, how can they charge an extra £78 for one email.
I wish nothing but bad luck for these people.
I have been suffering with extremely high blood pressure and chest pains these last several weeks, the last thing on my mind was checking to see when the ground rent was due, I have always paid on time since owning the apartment for over 12 years and then after not being well, I get this ludicrous, shameless and bordering illegal cost. Thanks Mr Peter f-----g Goodkind. You certainly are not good or kind, happy Xmas.
I hope their company goes bust, vile company.
PS- I will be emailing the Founder and Managing Director Simarc Property Management Limited, a Mr Peter Goodkind.

Vile and unhelpful

Vile and unhelpful

I was Registered disabled and applied to get permission to change the garage into a bed room, I paid for 2 applications totaling £480 and was turned down. when I rang I was told they knew it would be a NO, RIP OFF, I then sold my house as I am not able to get up the stairs, they have just charged me a further £240, so do not get involved with this company they are just money grabbing

Awful exploitive company

Awful, expensive and exploitive. If you are unfortunate to be have own a leased property which is managed by SIMARC you are locked in with no choice. The company then exploits this situation. I am selling my property which has ground rent of £20 per year paid by direct debit. I’ve been here for 10 years. SIMARC does not give receipts and so if your proof isn’t accepted by bank statements that your ground rent is up to date, they charge £250 for a statement. A statement that is effectively YOUR data and that should be FREELY available to you. Scandalous, shameful and should, if not already, be unlawful

Helpful and efficient

Don’t understand all the negative reviews. Always found them helpful and efficient when asking for queries during the sale of my property. Prompt replies and helpful advice, it’s not their fault ground rent is expensive they are only collecting on behalf of the freeholder who sets the rent anyway.

£180 to send a couple of reminder…

£180 to send a couple of reminder letters for ground rent and a very unhelpful customer service person.
I run a letting agent and cannot charge my tenants fees however there does not appear to be the same rules in place for the larger organisations such as Simarc.

Simarc are attempting to charge me…

Simarc are attempting to charge me £over £80.00 "Late payment adimin fee" for paying my annual ground rent late . As I was in bed with the infection for most of July I find this behaviour Extortionate . Please note all you Leaseholders . I am writing to the Chief Executive -Mr Pwrer Goodkind over the actions of Simarc. I would avise anyone else to do the same if they are treated in such an inconsiderate manner

Simarc's fees are an absolute rip off

Simarc's fees are an absolute rip off, they don't allow anyone to access their account statements online, for proof of payment of ground rent, they charge a fee of £250 to print and post out statements, they simply have free rein to impose huge fees without any redress, no one regulates this company, they do exactly as they please. The next step will be the ombudsman.
