Absolutely terrible customer service with flexible monthly contracts that contain clauses to purposefully make them less flexible than the original lease agreement. Wasn’t helpful in resolving just condescending. Would never use or recommend again.

We had a waterleak from the flat above in June. Now half a year later, still nothing is fixed and our sealing is rotting away. The mold is spreading and they could not care less.

I refer to the following statement of payments where the amount of £300 is clearly stated as a reservation. This contract did not go through and I was dismayed to discover that the £300 was non-refundable as it was later referred to as being related to security screening.
It was further mentioned by Joshua in Info@spaces that the amount goes towards first months rent.
First rent payment: £775.00
Deposit payment: £775.00
Admin fee: £199.00
Less reservation fee: £300.00
Total to pay now: £1449.00

My complaint is:
A) J. Elkington was shown the room by the existing tenant - not the agency and was told ‘you just have to pay £300 to reserve the room’.
B) It was not made clear at time of payment that this was non refundable
C) why does the above quote from you state ‘reservation fee’ yet the subsequent deduction relate to a security screening fee and when refund was refused why was it stated as a security screening fee and not a reservation fee?
D) Once aware of irregularities I myself repeatedly phoned Spaces, I left many messages. Why did it take a complete day to phone me back.?
E) Why a cooling off period was not observed.
This payment was made by an Intern who can ill afford to lose this money, especially at this time of year and could be seen as ‘sharp practice’.
I would like:
A) a refund of the amount of £300
B) an explanation about why this amount was referred to for different purposes
C) an apology for the distress this has caused

Please avoid this agency. for your own sake. This is clearly the worst I've seen in all my life. When I arrived some curtains were torn, I have been locked in the bathroom, the intercom does not work... Having said that you might think this is the worst thing no the worst it that they keep ignoring when you are making complaints. This is insane. They should not be able to offer any rental services.

I spent a decent 7 months with Spaces in Kennington, great flat and room.
Housemates were good honest people and generally had a pleasant time. Lakhan the property manager was really nice to speak to when I had any issues! 5 stars!

This was the worst rental experience I have ever had by a mile (and I have had some really bad ones).
- Oven didn't work and they wouldn't replace
- Very loud main road with very old windows leaking heat and sound, I couldn't sleep
- Very unclean despite a paid for cleaner
- Shower was poor quality and water was not hot
- £925 per month!!
This resulted in me handing in my notice after 2 days! There was also a significant data breach where my bank details, passport copy, job contract and other items were leaked to another individual outside of the firm.
Absolutely disgusting - this company does not deserve to exist.
Worst experience ever. AVOID AT ALL COSTS.
ALSO, AS PER BELOW, I WAS NOT GIVEN A REFUND!!! I HAD TO PAY £498 CANCELLATION FEE AND FIND SOMEONE TO REPLACE ME!!!

I give spaces a strong 4 star! I had little to none issues with them. In difficult time they understood and helped me out. The only issue i have is that rooms are super expensive, but even then its central london. Flats miss social areas which would help tenants to get to know each other better.

Room had black mold when I moved in, despite me asking for this to be removed prior to check in.
Since moving out, Spaces have been appalling, with little to no contact prior to check out (instructions being sent out on the night of check out) and absolutely no contact since despite me attempting to get in touch multiple times.
Despite being told my deposit would be refunded today, this has not happened and there has been absolutely no contact from the Company, I'm seriously thinking that this is a potential case of them running off with my money.

I RENT A ROOM AND WAS GOING TO MOVE IN NEXT DAY JUST A DAY BEFORE THE MOVE IN, I PICKED THE FLAT KEYS AND WENT TO CHECK THE ROOM
TO MY SHOCK THEY GAVE THE PLACE TO SOMEBODY ELSE, THE PERSON WAS SETTLED IN THE ROOM 10 DAYS BEFORE SO HE WAS ALSO SURPRISED LIKE ME AND I FOUND THIS AFTER GOING THROUGH ALL THEIR PROCESSES, PAYMENT, CONTRACT AND GETTING THE KEYS FOR THE PLACE!!!
THEY ARE IN BREACH OF OUR CONTRACT
THEY WASTED ALL MY EFFORT, TIME AND MONEY
NOT EVEN MENTIONING ALL THE DISAPPOINTMENT AND EMOTIONAL DAMAGE CAUSED

I wish I had seen the reviews before booking the room. As highlighted before, the rooms don't look like the ones you see on screen. I am very surprised to see a company being so dishonest. I will stay the 6 months I have to, then I would leave. I don't recommend this place !!!

I liked one of their rooms, reserved it with a booking fee. Was told I couldn't view the property. Was told to pay 1 months rent and deposit in advance (this is normal). Was told to pay another months rent in advance too (this is not normal). Was told if I didn't do this I would lose the booking fee. Company stopped talking via calls / email. I would rather buy a 247 underground pass and sleep on the tube than rent with these guys.

Avoid them if you can at all costs. The website, whilst showing modern and well furbished flats does not represent the properties on offer. The rooms don't at all resemble the photos presented and the building I visited was in a state of disrepair.
The customer service is also poor, I phoned them many times and sent many emails and rarely got through to the service desk. Their holding fee (£300) is also far larger than the London average and if you back out of the deal, it is non-refundable.
As someone moving to London for the first time it wasn't a great experience and there are better letting companies out there (I turned to PML Services).
Avoid at all costs and do not waste your time going for a viewing with Spaces. The rooms were awful and, of course, nothing like the online pictures. Spaces should be ashamed to post such misleading pictures on their website.
Also be warned: the viewings are open viewings - I was not aware of this until I had already reserved the viewings.
At least the agents were really nice and professional. I feel sorry for them that they have to work for Spaces.
I don't even know where to begin. The place was absolutely disgusting. Nothing at all like the pictures on the website, just cheap, tacky, stank like (bad word), looked like (bad word). Kitchen doors broken, carpets looked like they'd never been cleaned (which, considering you're paying for a weekly cleaner, is amazing). The corridors were fully of other peoples suitcases, which isn't really a surprise since the rooms were tiny (and I viewed a large double!!).
If you're looking for somewhere where you can bathe in your own (bad word) and pay £875 for doing so, then look no further than a flat with Spaces.
Note: Just seen their response. Of course you don't have any past or current tenants with the name "Anon"...and I'd have never been a tenant, because the flat I viewed was disgusting!

I can see the spaces have made some real efforts to improve over the recents months which is cool.
A few difficulties regarding some of the customer services and some appliances in the flat e.g. the washing machine have been faulty, along with the overflow time and night-time support being very limited for the price paid. The rooms are, however, very spacious and neat and Helen. D especially is an excellent employee and all-round massive help in the move-in period and during my stay. Would recommend Helen to be promoted to a higher position due to her excellent work ethic and apparent commitment to being as helpful as possible!

Rent a room with outside lights close to the windows room.They make a room where was the toilet before with the heater close to the bed.
On biggining they made me pay 3rents because they made the contract 5 days before day 15.So I pay the rent before and in day 15 as well and the deposit.Was insane.I will never more rent a room throw agency.
This one is very smart and all contract is triky only to benefit the agency and cause harm in the tendency.who didn't read well the contract because believe that the agency Will be honest with us is in troubles like me now.
