be careful aggressive pit bulls avoid them please

The lady in the blue house at 223 Pine Lane has two pit bulls that harassing children and dogs, we can see that she is still living there. Furthermore, she gets angry when people complaint about her dogs. Management does nothing, even though these dogs have bitten several other dogs. Folks, just be careful and stay away from the dogs; she doesn't even care if there are small children or babies nearby.

Grossly negligent

Grossly negligent, intentionally refusing to respond to emails and phone calls or communicate with our solicitors on the sale of the flat to the point where it is deliberately preventing the sale. We have been waiting for 8 months to receive responses to queries regarding deed of variation and asbestos reports. Fundamentally unprofessional to the point of near criminal behaviour

Avoid this company like the plague.

I lived in a flat managed by SEM for roughly 2 & 1/2 years. My experience would lead me to believe that the 5* review left on this platform was paid for, somehow, by Sterling. Literally everything that review says is the opposite of my experience.

The flat we moved (my wife & I) into had things wrong from the very start; the balconies weren’t cleaned as had been agreed, the flat was not professionally cleaned prior to our move in date as had been agreed, the carpets were marked in multiple locations.

The lights had an issue in the main kitchen/living area so that they were permanently on as bright as could be & had to be turned off at the fuse.

There were multiple other issues with many aspects of the flat & building from the hot water to the cabling for things like internet & the sky dish.

The issues ran throughout the entire building & SEM were consistently, shockingly, slow to respond. They were often unsympathetic to issues we faced & would rarely (although on rare occasions did do so) show any haste with even more severe issues.

I could write an essay on the ins & outs of how poorly they look after you (& this experience extends to directors of the company who you sometimes find communicating with you) but I’ll highlight one final point;

If you find yourself living in a building managed by them, you should expect to be lied to, strong armed & mislead into paying for issues that aren’t your responsibility.

I’m so very very thankful that I no longer have to interact with this company.

Their only saving grace was that they did pay out our security deposit in a very timely fashion but i do think this was because i armed myself with plenty on prep & was well prepared to go through the dispute process if needed.

This man is harassing me in Sterling Estates

This man in sterling states is harassing me He lives in victory lane he got a plumbing white van is like the 3rd house close to the stop sign he comes to my house after my husband leaves to work I’m by my self and 4 years all baby my husband work overnight I told the sheriffs and the office and nothing he keeps coming he wait for me to go outside to walk my dog he park in front of my house where he can see me if he see me outside he got out and everythis start from there. last night he came again I’m doing this because I’m scared . He looks like Hispanic white black hair he got a plumbing white van and lives in victory lane the 3rd house after the stop sign I’m scared this is like the fourth time I’m scared he follow me he yell at me he stared at me he yell at my dogs he only do this when I’m by myself with my baby he knows my husband go to work at night .

Avoid this company at all costs

Avoid this company at all costs! We nearly purchased a property through them but thankfully pulled out just in time. They will say anything to push a sale. We also rented through them, and when it came time to move out, they tried to withhold our entire deposit unfairly. Save yourself the stress, money, and frustration—think twice before dealing with this company.

Do NOT use

I would not use this company and if you do be prepared to be conned, stolen from and lied to!!!
They serviced my block for years and the charges went up by 25% and then 50% year on year. When it came to changing management company they decided to raise a court case and go for service charges even when they were not servicing the block anymore. As a result sadly they have issued me with a CCJ if I do not pay their solicitor fees and service charges (that are not even owed to them).
The owner tells lie after lie after lie on getting our block signed up to the government help to remedy cladding he and his team just failed everyone badly!!!

Well run estate

After RTM Sterling Estates Management was appointed to manage the flat. In conjunction with the RTM company they are running a very good estate. the common areas are clean, they deal with safety issues quickly and efficiently, their communication is excellent and appear to be on top of the estate and staff there. I would recommend them for any other development that goes RTM

Charlatans

The only thing this bunch of cowboys is good at is issuing 'service charge' bills for services they have failed to provide. 'Bargepole' and 'don't touch' are the main phrases that come to mind. Totally avoid this company, it's a complete disaster. I'd give them minus 5 if it were possible, they shouldn't be allowed to trade. They have a history of harassment (previous court cases prove this), and they are utterly incompetent. Stay well away.
