The company manages Collingwood Court in Washington. They charge a minimum of £1200 for one-bedroom flats and more for larger flats. The communal areas couldn't be more dirty with vomit, glass and rubbish on the stairs. Not to mention the smell of stair areas.
They cut the grass well, that's the only service that I am aware off.
I am a freeholder that hired Town and City to manage a development. It's been a really bad experience and I have moved to a different company after only 14 months. One of the main problems is that they renewed our buildings insurance policy at a rate 50% higher than we paid the year before, and didn't consult before doing so. I could have renewed myself at a much lower price, and this year have done so, although we were stuck with the higher premium for a year.
The second problem is that they completely stopped communicating with me or acting for the development in any way. No budget, no setting or collection of service charges, no end of year accounts, suppliers not paid, house move transactions delayed. All my phone calls and emails went unanswered; I submitted two formal complaints through their complaints process and didn't get a response to the final stage on either of them.
I terminated the contract with immediate effect on the basis that they had defaulted. It's a real shame because the office staff were lovely and did whatever they could, but the management just weren't prepared to engage.
Chris Macfarlane (Liverpool) has been a fantastic property manager - approachable, practical, reasonable, reliable and always willing to help - I felt reassured knowing he was there to respond to issues at my flat, no matter how big or small. In particular, there was a leak affecting 3 flats and Chris’ practical advice helped us all navigate through it. Thanks Chris.
I find the range of opinion here really puzzling. When I got my apartment, delays in the process were (wrongly) blamed on this company. Taken with many of the reviews here I really wondered what kind of company I was getting involved with, and seriously questioned going ahead with the purchase.
My actual experience has been that when I have needed to contact them they have been quick to respond and address the issue I have raised. Hence, the five stars I am giving them, though still puzzled by the range of experience described by others.

Terrible terrible terrible. Trying to get T&C to actually manage the building is a full time job. We’ve been waiting for an EWS1 for years and none of us can sell in the mean time which is a financial disaster for the leaseholders. We’re four years overdue on renovations that we’ve already paid for. We have complained to the company’s senior management and were ignored. We even hired a lawyer and that didn’t help. Our freeholder has finally agreed to find another company.
I’ve been reporting a leak to them for well over a year now.
The leak isn’t fixed and has led to structural damage, parts of my home are crumbling and if it rains outside, it also rains indoors.
They don’t reply to emails and completely ignore their own complaints policy and timelines.
Avoid at all costs. It’s like trying to communicate with a brick wall, but at least a brick wall would grant me some shelter from the elements.
Update: replied to Nicole below with all the details. She thanked me and said things would be investigated.
No one has contacted me. It continues to rain inside my house.

Hands down the worst company I've ever had the misfortune to deal with.
In January 2022 I reported water ingress into my home from the communal walkway, a remedial repair took place in the summer of
2022, by November 2022 the water ingress restarted and was again reported.
Since then I have emailed, phoned multiple times requesting any update, complained and still no contact from anyone at your office.
The initial leak and damage caused to my bedroom ceiling was around 10cm, quite superficial and would have been fairly straightforward to repair.
The ceiling now has water leaking in at 5 different points, the largest is now around 1 metre in surface area, covered in mould, water actively leaking into a bucket and my bedroom is not able to be used. The unnecessary expense now required to repair the damage is ridiculous and would have been completely avoidable if the repair works were carried out in a more timely fashion, what an utter waste of mine and the other residents service charge!

Our building has a private carpark at nearby area but the carpark gate has been out-of-order for few months and remain unfix. Even worse is that everytime we report to the Estate Mgt's Property Issue Reporting Portal, it is replied with "Completed" and case closed. Now, it turns up with having unauthorized cars parked into the carpark and occupied our carpark. This is not only a property issue, it is also a security issue which has not been properly handled.

We had a lot of wind damage to our apartment complex in Feb 2022 and it has taken over a year for the major repair work to be done. The work wasn't even started for over 7 months. A wall that came down next to us was only repaired in June this year and gates have still not been replaced 19 months on. We and our next door neighbour both have a leak, possibly from a stockpipe or a property above that was reported 2 months ago. If the leak had been located and repaired there would have been no damage but as nothing has been done both us and our neighbour will now need to have the ceiling and wall damage repaired, this is more money being spent from our service charge unnecessarily. This company are really slow to do anything and need constantly chasing with issues. A lot of residents have now lost any faith in this company yet they seem to be able to send service charge bills and demands on time.

Poor service. Always quick to send demands for service charge and other notices but need to be chased several times when you have questions. Also extremely difficult to reach over the phone.
Advice - invest in customer service training. It will be so beneficial to you and your clients.

If I could rate less than 1 star I would. We have been trying to sell our flat in cornwall for over a year now. We have a buyer but our solicitor is finding it near impossible to get answers over the fire safety repairs that need to be done and what the costs will be. We have a newborn child and are desperate to move out but the management company are making it impossible.

I have forwarded a Formal Letter of Complaint to the CEO and a fellow director at T&C Management Ltd via email and recorded signed for delivery ( proof of signature available). I have not received an acknowledgement nor reply to either forms of communication. The issues under dispute are
1. Refusing to allow access to service charge accounts for scrutiny and perusal to verify costs and charges.
2. Unexplained and exorbitant high service charges allocated as Management Charges 110% increase on previous year.
3. Unexplained and disproportionate Balance Charge Demand, as a 2x bed 1x bath 1xbalcony apartment expected to pay £851.72 and larger 2x bed 2x bathroom 2x balcony apartment charged £19.74.
Courtesy costs nothing and business etiquette requires a level of expectations, social, business and ethical behaviour, practices and conduct that are prescribed by social convention and professionals.
Unfortunately these principles are totally lacking in this instance.

Incompetent. Having lived in a property managed by Town and City for over 3 years, I really don't see how this company is still afloat. We have had multiple issues that are half heartedly dealt with months if not years after they are brought up.
At the moment I've been ignored by multiple people including directors over a parking issue.
Feels like they are solely a bank account where funds dissappear, as a freeholder you should avoid!

I’m one of the residents on the estate, I reported spilt paint in my car park numbers aren’t visible / bays. Area is always very untidy with litter. The light for the car park has been out of use for a number of weeks now after I’ve reported it and nothing has been rectified. I’m paying service charges and seeing nothing improving in my area, very disappointing.

Where to begin, This has got to be one of the worst property management companies around, one director was good her name was Joanne, but as for the others we personally had no dealings with them, emailing their top man received no response what so ever.
Their property managers were dire to say the least, one just was always out of the office or on inspections etc and didn’t reply to emails, we paid a large sum of money yearly for a service which was not provided, flats with leaking roofs and gutters, flats with damp problems and damp creeping up the walls, and as properties go were relatively new maybe 30 years old at most, the services we received for our fees, gardeners once a fortnight, cleaners to vacuum hall and stairs 1 to 2 weekly, and window cleaners about every 3 weeks, any repairs took forever if they were ever done at all.
We never knew what the money went on to warrant the prices they charged and they wanted to increase it even more.
To put it in a nutshell they were abysmal a good company builds good relations with their customers and those very customers spread the word, sadly this company did not, quite the opposite if maintenance was kept up with then clearly the flats would have been much easier to maintain and problems wouldn’t have arisen as they did after years of neglect, and these problems didn’t pop up overnight, so sorry I can’t really say anything good about them, I note after every negative review given they suggest the author emails them,we tried that before and they never bothered why should anyone believe that they would do so now….
