I sent the ground payment to the wrong account which was the trinity account, a simple mistake and one I thought could be rectified rather quickly. Emailed the accounts team where instantly I get an auto reply saying they’ll contact or reply within 10days. Clearly they don’t stick to that as not one person has contacted me from that team. Luckily I copied a direct email in the email who was part of the accounts team however he also did not reply!
I was emailing the building manager separately about the increase in service charge(continually goes up and we still don’t see any changes) he relied promptly and advised me on my question. So I replied and copied in the accounts team and asked him to chase up my refund, which he did and surprisingly someone from account replied straight away!! It had taken over 20 days to get a response! To which they said they would process it today. However… still not been refunded and still can’t get a response! I understand it was my mistake to send the payment to the wrong account in the first place but I’d appreciate some kind of response and action to solve the matter. Having auto-responses on emails telling people they will reply in 10days is pretty poor when an email can be sent within a couple of minutes. I do own my flat and will be looking to move on this year as the service is not there for the £200 a month that we pay!

This company is not fit for purpose. I have phoned 4 times, the first time in November 2025 regarding overhanging branches from large trees at the side of my property.
I am unable to speak to the officer in charge of this area, every time being told she is unavailable and will return my call when she returns to her desk. I was told by the previous officer that it is on their ‘Spec” to cut back these branches every year when the leaves have fallen, but this has not happened either last year or this year. With the gale force winds we have endured this year we have to clear up the mess in our garden and I am fearful for my grandchildren that one day one of these trees will kill one of us.
Before you get to speak to anyone at Trinity you have to listen to a recorded message about how you need to be courteous to their staff and they will not tolerate people being aggressive. Is it any wonder people are aggressive when they phone 4 times without any answers, just promises to get back to you, which they never do. Not worth the 1 star……

Trinity has been forced upon us and they have no interest in being professional or helpful towards their customers. We've even been told by their subcontractors that they don't respond to their emails. Service is terrible, there is high staff turnover so no continuity, formal complaints do not get addressed in accordance to their own complaints procedure. Accounting is poor with no transparency and lack of willingness to provide documentation. Emails come across as ignorant and don't address the queries.

Living in a Trinity Estates–managed building is deeply frustrating. There are ongoing reports of drug misuse within the building, and bulky waste is being dumped illegally in shared areas with no effective response from management. These issues are repeatedly ignored. Instead of addressing serious safety and hygiene concerns, the company focuses on trivial matters. I was even threatened with having my doormat removed. This level of misplaced priority says everything about how residents are treated. Poor management, poor communication, and no accountability.

This company is absolutely all about money. Money first, service last.
Property managers that won't speak to you. They tell you they are actioning things then they just don't. Leaving you to chase them yourselves.

Not even worth 1 star. We have the misfortune of having Trinity Estates as the managing agent for The Maples, Buntingford. They do not respond to emails containing legitimate concerns from residents about poor workmanship at extortionate prices, and questionable accounting practices, which when challenged, they do not have clear and detailed explanations for (the reason why I assume ignoring the situation is easier for them). The most recent example? Electricity costs for the street lighting for the development... last 3 years at ~£4k per year, this year... £12k. No explanation just wham, £100 per property to cover street lighting costs. As far as I can tell, they haven't even investigated it (bearing in mind the most recent accounting period ended in June 2025 so plenty of time to sort the issue). I'd also like to know exactly what "management" they actually do, nothing obvious. AVOID, AVOID, AVOID - hire Trinity Estates at your peril.

In addition, she takes the trouble to get involved and has much more of a personal touch, as visited our flats to see the issues, then arranged these jobs, and were completed within a week, so well done! Trinity do respond and have a much easier response and follow up

This is the worse women we have ever had to deal with and we have dealt with some useless people from trinity before.
The service charges rise every year with out fail
This is mainly due to overspending on their behalf.
We have no access to the budgets saved up each year.
The whole building is unhappy, no reply and communication from this lady

I experienced a water leak in the bedroom of my one bedroom flat caused by damage to the communal roof.
I am an overseas landlord, my tenant and letting agent initially contacted Trinity Estates to report the issue and damage caused to the bedroom wall, however, unfortunately after a repeated attempts there was little response or coordination which led to delays, more damage and frustration by my tenants.
Once my tenant and letting agent informed me directly regarding both the leak and trying to communicate with Trinity, I immediately contacted Trinity Estates.
After a few calls, I requested to speak with the Senior Property Manager, a polite, decent and professional lady named Lois, who was helpful and eager to address my concerns.
From that point onwards, the response was immediate and well managed indeed, the experience changed significantly.
Lois was polite, understanding and kind, she immediately took ownership of the situation. Lois assigned Gabriela, a Customer Service Agent to manage my case, a polite and concerned Gabriela quickly understood the severity of the issue, inconvenience to the tenants and the potential for further damage internally as the rains continued.
Gabriela acted without delay, courteous, professional and coordinating the relevant departments, including the insurance team, in order to ensure the matter progressed smoothly and efficiently with Lois’s guidance. Gabriela was polite, responsive, compassionate, and reassuring throughout, which was greatly appreciated, I am very grateful to Gabriela & Lois, both Lois and Gabriela truly embraced my concerns.
Lois and Gabriela provided frequent updates, were readily available when contacted or kindly returned my calls and ensured that the necessary external and internal repairs were arranged promptly and professionally.
I would also like to thank Alice from the Insurance team for her urgency, politeness, and clear communication throughout the claims process, very kind indeed.
Once I was connected with Lois, Gabriela, and then in due course with Alice, who I must mention are all a real credit to Trinity Estates, the matter was handled thoroughly and professionally. They were an absolute pleasure to communicate with, and their support, kindness, and follow-through were genuinely very much appreciated. The workmanship in the flat was also of a high standard.
My sincere thanks to Lois and Gabriela for all their efforts, support, prompt replies and kindness, much gratitude indeed.
Again all three ladies are a credit to Trinity Estates.

My experience with Trinity Estates has been extremely disappointing. Their entire approach appears to revolve around issuing invoices and chasing payments, often without any clear evidence of the service being provided. I have received incorrect and duplicate invoices, and every attempt to get clarification has been met with unhelpful responses or no response at all.
Despite never missing any payment in my life, Trinity referred my account to solicitors after sending only 2 reminder letters for an incorrect payment which seems to be a duplicate — with no warning, no explanation, and no attempt to resolve the issues I had raised. They also added an extra £200+ fee, even though the solicitors confirmed that my case had not been opened and they had no record of me.
When I tried to speak to Trinity to understand what was happening and to request access to my account information, they refused to engage, simply repeating that the matter had been “referred” and was no longer their responsibility. They blocked me from accessing the portal as well. Meanwhile, the solicitors could not help because they had no file for me. I was left completely stuck between two organisations, neither willing to assist.
What has been most upsetting is the total lack of compassion. I explained clearly that I am currently abroad caring for my father, who is receiving end‑of‑life care. This made no difference whatsoever to Trinity’s staff. There was no empathy, no flexibility, and no willingness to help – only more invoices and additional charges.
Based on my experience – and the many similar reviews online – Trinity Estates urgently needs to improve its communication, accuracy, and basic customer service. Residents deserve transparency, professionalism, and at the very least, a degree of humanity!
I would strongly caution anyone considering using Trinity Estates to be prepared for poor communication, unexplained charges, and a complete absence of support.
