We would happily use Beams again for any further renovations and have recommended them to our friends. It was wonderful to work with a designer (Kier) who was uber-responsive, patient, and highly collaborative. I am especially appreciative of the knowledge and experience brought by the contractors (Rodolf) themselves who understand how to work a modern redesign in an old house.
Even with a great design, there were a lot of adjustments to be made along the way (again, vagaries of an Edwardian terraced house). Both the Beams team (Harrison, Sam, Rowan) and the contractors were flexible, proactive, and kept me up-to-date.
Adrian and Cris (Rodolf) were a total pleasure to have around, very good at communicating and working with me to find solutions. They were very respectful of our space and made a genuine effort to keep things as tidy and unobtrusive as possible. I was entirely comfortable having them in the house (I was mostly at home alone with them and, as a woman, this is important). And of course, they did beautiful work!
Overall, I cannot imagine having a more positive renovation experience. We had peace of mind that everything was in hand, from design to supplies to installation. Beams provides a fantastic service and I hope to see them expand further.

★☆☆☆☆ Deeply disappointing experience with Beams Renovation
We began working with Beams in April 2024, and although the build started in September, we are now in May 2025 and still dealing with unresolved issues from what should have been a straightforward kitchen renovation.
From the outset, timelines were unrealistic and poorly managed. The contractor estimated 2–3 weeks. Beams said 7–8 weeks. In the end, the build took 15 weeks—and we’re still living with the consequences. One of the earliest red flags was that the contractor removed our existing kitchen before Beams had confirmed delivery of the new one, leaving us without a sink and having to wash dishes in the bath for two weeks.
Beams’ design process is entirely remote. No designer ever visited our home—a converted church with unique architectural features. This led to avoidable issues with layout, materials and finishes. The extractor fan, grouting, cabinetry and tile work were all affected by decisions made without seeing the space. Despite paying a substantial design fee, the final product was not properly thought through, meaning some design ideas couldn’t be executed at all, and others had to be compromised or awkwardly retrofitted.
We were told Beams would manage the build and communicate with contractors on our behalf. In practice, we ended up coordinating most aspects ourselves—chasing responses, relaying messages, and trying to move the project forward. The dashboard they advertised as a key management tool never worked. Weekly updates were promised as a substitute, but those never materialised either. Communication was slow, at times defensive, and often non-existent.
Beams also uses a shared email inbox system, meaning previous message threads aren't visible and replies are often delayed or lacking context. We had to build a Google doc just to track what had been discussed and what was outstanding.
Workmanship from the contractor and subcontractors was inconsistent, with multiple serious issues:
Grout work damaged the drawers
Paint was applied directly to tiles as a workaround for mismatched colours
The extractor fan does technically work, but it whistles so loudly it’s difficult to hold a conversation while cooking, and it has already left stains on the ceiling
The underside of the island was left exposed and only addressed after we repeatedly flagged it (this has now been fixed)
Our kitchen floors were permanently marked due to lack of protective covering during the build
On Christmas Day, an uncapped waste pipe, improperly installed by the contractor, overflowed while we were preparing dinner. The kitchen flooded with waste water from the insinkerator—full of raw meat and food debris. We couldn’t use the sink or washing machine until after Boxing Day. It ruined our holiday and was costly and time-consuming to fix.
Beams later issued a partial refund for aspects of the design, procurement, and labour. But we still spent a considerable amount and were left with significant problems requiring professional remediation:
Retiling around the extractor fan (which may require wall reconstruction)
Extractor replacement
Carpentry corrections (some now fixed, but only after escalation)
Grouting, paint and finish corrections
Unused or incorrect materials to be accounted for
We’ve gathered quotes totalling several thousand pounds to put these things right. Over half the tile order went unused. Some items arrived late or were the wrong specification.
Tim (Head of Build) got involved toward the end. He was calm, professional, and made a genuine effort to sort things out. Had he been involved from the start, the experience might have been very different. But by the time he arrived, much of the damage—financial, emotional, and practical—had already been done. Many of the issues stemmed from inexperience and poor communication among the original Beams team.
We regret choosing Beams. A kitchen renovation should not require this level of oversight, chasing, or stress—especially when the work still isn’t right months after completion.
