Then their repair guys kept having punctures and had to reschedule
Then they blew up the boiler by sending some colour blind eejit to wire in a replacement timer, or some fechin eejit who dIdnt know what he was doing.
ANYHOO this eejit blew all the electrics in the house TWICE AND burnt the circuit boiler board
then BHC had the temerity to tell me the boiler was beyond economic repair and offered £100 compo as the terms of their agreement
They are refusing to pay even half of the boiler cost and they think this problem is going to go away.
This is going to cost them B-I-G
and guess what
they have no idea what B-I-G is gonna be.

I took out 3 property policies with this company on the recommendation of the NRLA of which I'm a member .
I have noticed that the NRLA no longer endorse this company and I can see why !
Please try and read there terms and conditions and not just the first page which is all bells and whistles.
The word Temporary crops up a lot, and with there exclusions offers you a very limited policy .
I have been declined on what were in my opinion emergency's .
My advice is don't use them or make sure you read all there terms and exclusions .
Avoid. I did a mistake by believing good reviews regarding this company. I want to warn people so they don’t do the same mistake. I had to leave during the year and paid money to leave them,

I have 3 properties insured for property repairs ie tenants emergencies with this company originally had 4 properties but i took one off last year.
This year I am removing the other 3 properties...
I have already cancelled the Direct Debits
Whilst I was abroad, A Syrian Refugee family that live in a house with one bathroom, had a problem with their flush system in the toilet. The toilet wouldnt flush, the teenager in the family reported the problem and originally got confused about whether the toilet was flushing and said yes. Because of this they refused to repair the toilet.
The Syrian refugee family continued to use the toilet without a flush for about a week by using buckets. I wasnt actually aware that they were doing this !
When I got back from abroad and called Better Home Cover myself they said that they couldnt fix it now as it was due to an earlier maintenance problem. I had even emailed them from abroad, and as usual they ignored my emails.
When I finally made the complaint official about what they had done, they sent a plumber to repair the flush and the family had a flushing toilet finally.
The service has really gone downhill to an absolute terrible level.
I am really disappointed that the NRLA recommended these people. How could they, they are right cowboys
Today in the same property, I have called them to say that the Boiler doesnt work which is insured through them. It remains on and They said they cant find my policy.
Then when I gave them my policy number. He had to confirm it with the office, lucky he said you called before 5 otherwise there would be nothing they could do...
So after 45 mins on the phone line, they have just confirmed that I have a policy with them... they are going to tell me whether a faulty boiler that wont stop is an emergency or not ?
They just told me its not an emergency and find your own plumber to repair it

I simply fail to understand WHY NO SERIOUS ACTION HAS BEEN TAKEN AGAINST THIS COMPANY???? Of all the people NRLA should have taken action against them! Not ONLY BY BANNING THEIR ADVERTISEMENT, and there are TWO ADVERTISEMENTS in the current issue of NRLA magazine!! This is in spite of us writing to NRLA three times telling them all the details of HOW ABSOLUTELY SILLY THIS COMPANY IS AND SO ARE THEIR SUB-CONTRACTORS! In the current issue of NRLA magazine in the advertisement, it also says "The NRLA's recommended provider of Home Emergency Cover"!!!! And in the Advertisement it says "Landlord Complete Cover; Primary Heating system, Boiler Replacement Contribution, Plumbing and Drainage and it goes on with half a dozen more covers!
And on page 52 of the NRLA magazine, they are saying "NRLA is working with Better Home Cover to give you total peace of mind should have a home emergency at onee of y our tnal properties." It is absolutely a JOKE!!!! And that too coming from the such a large national Association, who are supposed to look after the interests of their clients and the Landlords!! All who are either thinking of covering their properties with Better Home Cover and if they are members of NRLA, please read the advertisements to see for yourself!
And then please note carefully that we wrote a very long message to NRLA on their own site on 24.02.2022 explaining to them everything in detail - and prior to that two messages were sent to them AND WE HAVE NOT RECEIVED EVEN AN ACKNOWLEDGEMENT FOR THE MESSAGES SENT let alone some help and some advise how to deal with our CLAIM AGAINST THE BETTER HOME COVER!
We have no other option but to make a COMPLAINT against the Better Home Cover to The Advertising Standards Authority with copies of all the documents of complaints against the Better Home Cover in the hope that they will be able to see clearly AS TO HOW BAD THIS COMPANY HAVE BEEN - NOT ONLY TO US BUT AS YOU WILL TO SO MANY OTHER CLIENTS OF THEIRS WHO HAVE INSURED THEIR PROPERTIES WITH THEM!!
Even if they were to offer the Cover at half the price, everyone will be better off to pay double to price to genuine Emergency Cover companies like BRITISH GAS and HOMESERVE!!
Their sub-contractor, LIM EMERGENCY wrote to us per their letter dt 27 January 2022, apart from so many things which are not acceptable, "Further to the above, I am unable to uphold your complaint regarding works completed on site. Your policy provides assistance by way of a temporary repair. PLEASE READ AGAIN THE LAST SENTENCE!!
We received a message from the MANAGING DIRECTOR OF BETTER HOME COVER denying their responsibility!! And we respectfully tried to draw her attention to all points of our COMPLAINT again and requesting her to have a thorough look at all the complaints! Every time LIM EMERGENCY went to the property they will ask us to pay Reserve Monies by Credit Card and the last payment of £120.75 they charged from the credit card, they have neither sent any explanation for the charges nor any receipt!! And RELUCTANTLY WE HAD ASK THEM TO CANCEL OUR COVER on 5th November 2022 and we gave the CONTRACT to British Gas, who sent their engineers promptly and FIXED THE PROBLEM WITHOUT CHARGING US ANY ADDITIONAL MONIES FOR CHANGING THE PARTS, ETC. ETC.
We hope all the people in the UK will read this message and be on guard!!!

Breaking the Law
It is against the law to leave student tenants without primary heating. That is what Insurance is for.
If they don’t want to cover and mend boilers pipes etc why do they take the money

Reject claims saying not covered.
Intermittent faults not covered! Really so fault that might happen one day but not happen next is not covered.
Unfair contract terms act should cover that!

You have not phoned us since November to ask for pipe fixing to toilet which we refued btw.

Lim Emergency didn’t send you a text message saying that they were coming to mend the boiler only that they were coming to service boiler in January 2022 after Students rang to say boiler was not coming on.
Boiler should have been serviced again in September 2021 and tenants who are only young naive 2nd year students were phoning demanding gas certificate in October and again November 2021.
This is against the law.
BHC £350 per year is comprehensive cover not just
emergency!, Students are not engineers!!! Owners are not heating engineers!

Last year i gave them five stars for attending boiler and causing huge problems. Problem telling students that the outlet had screws missing. No Engineer would accept that a five year old boiler that had always passed because it was cemented in was all of a sudden CONDEMNED. Jesus parents were going crazy.
No legislation says that cementing flue in is not acceptable. Scam! Why did i give them a good review???

Austrailian Operations director will not accept that they have done anything wrong. They have taken another payment. No Gas Cert outstanding from September
2021. No fix of boiler. Never rejected claim students using electric oil heaters. It’s February 2021 i have cancelled my DDebit. BHC in breech of contract.
All games and lies about phone calls made to them.
No rejection of claim. New e mail sent stating Gas Cert not due till January 2021 and that I should pay £205 including original call out charge by lim emergency.
BETTER Home Cover. Student houses are homes. Students who work in the NHS Cardiff Medics with January Exams. Shame on you BHC
BHC have left 4 NHS students with no heating. Against the law.

LIM say when BHC reject claim they do not get in touch with them They also go to other engineers
They’ LIM therefore in turn do not get in touch with students either to say no we are not coming back with the part!
BHC supply huge stickers for Gas Boiler asking them to handle the issues directly. They then do not get back in touch with students

BHC they will not even repair under contact.
This time they also tried to say that Boiler is still under manufacturers warranty therefore i had to turn to them
NO it isn’t!
Jesus what do you take my money for if it is still under warranty. That is a scam.
Look again if over seven years you will have to pay full amount for new boiler. They have got that excuse too!

Better Home Cover (BHC) is totally incompetant and should be avoided at all cost. I am a Landord with a NRLA account. I contacted BHC to take out a policy for one of our properties. I spoke to a chap who was chatting to me on his mobile. He took all the details and credit card details. A few weeks later I received an email from Uzmah Mohsin stating I owed the company money. I replied and suggested he should take a payment using the details provided. I received no reply. He sent another 4 emails and to each one I gave the same response. I then decided to ring in on the 22 October and spoke to somebody who had not got a clue, so I asked if we can pay by DD and they said no. So again I gave my credit cards details and thought all would be OK. BHC took one payment and they have not taken any subsequent payments. I emailed the company to cancel the policy today and have been told I need to pay a £25 termination fee, and 3 monthly payments which they have failed to action. This is not Better cover this is 10 times worse than any other company we deal with. I dread to think if I had needed to make a claim.

I am a landlord attached to NRLA and advice fellow landlords not to use this company
Totally incompetent. My rental was in Kent and BHC were unable to get a boiler fixed. My tenants were in their 90s, 3 degrees and no hot water for them. I drove the round trip of 250 miles to fix.
Enough said.
Terrible service, waited for 45 minutes listening to all that crap that your call is important to us!! Then nobody answered. I could give minus a star if I could!!
Its impossible to get through to register a claim. I have tried 3 times for a problem and each time I had to hang up after waiting 30 minutes. Crazy!
So zero point in using them. Stay away

Unable to get through on their so called 'emergency line' I emailed the company on Sunday afternoon. On Monday morning tried calling again - no one answering. Tried again Tuesday and was waiting to speak to a human for an hour and a half before giving up. Then I received an email saying I would be phoned by LIM Emergency which I was - only to be told that the blocked sink was not covered under their plumbing policy. Appalling service - will be cancelling and not using them again.

As a relatively new customer we can only comment on recent activity. We decided to switch emergency home cover supplier. Better Homes' website was straight forward to follow. Telephone and email contact has been easy, as well as friendly, helpful and professional. Our first service of our boiler by them went well. They turned up when they said they would. Carried out the service. Spoke politely and knowledgeably with us, and left the area clean and tidy. If we need to call on their emergency service and it goes as well as it has so far, we'll be very happy bunnies. Then we'd be giving a 5* review. Oh, and did I mention we saved a whopping £400 on our annual payments with our previous, very well known provider!! Mind you, we were always happy with their service, just not with being taken for a ride as loyal customers. Don't be like us and just stick with the same provider because it's easy!
