As soon as you win the bid, you will be hit by the special conditions with unlawful, unfair and hidden exponential costs. I am taking legal action against them. I would advise everyone to stay away from them please, please, please.

What a scam, what a scam, what a scam. Accompanied that just want to absolutely ruin the general human being out there that works hard. Purchased a property at 28,000 and was very happy to have done so looking at the downloads it was showing £116 areas on the service charge. I had called in and asked them what is the service charge they had told me £100, that was not correct. It was £200 every six months which still when I saw that didn’t phase me too much. I paid an 8000 deposit and £1400 fee . I am currently going to Cancer so have a lot of stress related to that right now. And then the stress developed over the next three weeks I felt like I just wanted to die. I get told by my solicitor there is £116.that is fine She then comes to me and says no there’s also a sellers fee of 6995 and an auction fee of 7000. I told her I didn’t know what I was going to do. I didn’t have all of that money. I couldn’t do anything. I didn’t have that , money. I managed to borrow it from my friend. And then was told by my solicitor I have another completion statement and that was over £4000 in arrears on top of these additional charges. She claimed that she thought it was 116 and she gone back to the solicitor for the seller And they were not answering about the £4000 in arrears. I spoke to BP Auctions they said they’d see if they could get a reduction from the seller and then came back and said no. Also at the beginning before the Auction I had asked for a viewing and was told I couldn’t have a viewing as the estate agent was on holiday, I’ve never ever known an estate agent on holiday but okay. And then when I did one viewing afterwards, I was told no viewings the sellers will not allow a viewing. Part of the contract that I Saw So the purchaser has to have view the property and make sure that they are happy but I was unable to do as I was told I couldn’t get in because of the estate agent being on holiday so I did not have an option to View this company is an absolute joke. They are doing this time and time again to everybody. Just check out all the reviews and check out rip off Britain season 15 episode 33. This is happening to lots of people. I also found that even though I had supposedly bought this property that they still had it on the website and people were still bidding on it. In fact when I asked them they said all day was a problem with their IT department and they couldn’t take it down that property also sold to somebody else at 44 750. Is that Person still buying this property as well? Did they exchange as well as me on this one? How will I ever find out . I will be taking Legal are things that they have hidden in the contract. It is not clear at all. It’s only clear that you pay £1400 auction fee. Why is it all of the people that have put a one star experience on this Trust pilot have had exactly the same problems with the same sellers fees same sellers cost same option fees and all with huge arrears. It screams, scam scam scam. Thank you, BP for screwing over a human being and others as well but in my case a lady who is struggling now to actually manage to work because of cancer and cancer treatment, you’ve taken all my life savings,£9400 in total , I hope you can sleep at night which I’m sure you do because you don’t care

This company is a scam. They have few properties that are owned by friends and family. They withhold important information and once you win the bid, they make sure the deal doesn't go through so they can keep your deposit. Their positive reviews are all fake. Check out the google reviews. All positive ones are review farms from India. It's only a matter of time before the owner is arrested.

No response for over a month, awful service!
We have listed a property with BP Auctions and been chasing ANY type of update for over a month now. Every time we call, we just get told "We'll call you back" and no one ever does, I've sent so many emails now i've lost count and had 0 response to any of them. It's been a painful process from the off and I would highly advise you to NOT use this company. Will likely turn to another auction company at this point.

Attempted to contact them for a property viewing over several weeks and no-one picks up. Got connected to someone on 9th May, who took my details and told me that I will be getting a call-back the following week with viewing availabilities.
However, after no contact. I called again on 14th May, presumably spoke to the same lady who confirmed my details were on file and I would receive a call-back 'in a few days' for viewing of the property scheduled for 20th May auction.
However, again no call-back was returned. On Monday 9:00 morning 20th May, again I contacted the company of which my call was answered on 2nd time by same lady who had took previous calls.
Now she told me, if no call-back was returned, this means that all appointments had gone and they operate a first-come first basis which is hardly believable to say the least.
I can conclude, from my brief experience of BP Auctions, either they are incompetent or run a sham Auction experience.
I do not recommend BP Auctions to sellers or buyers alike, as they have lost a potential customer due to their repeated failure of basic communication procedures.
I wish I can post the call I received today from them.
Seriously guys this company are criminals. Stay clear. They just called me threatening me to call my bank and have my refund retrieved back from my bank and lie to my bank that the refund was in an error. Unfortunately for BPAuction my phone automatically records incoming calls. Check the picture on my profile. That’s the proof they called me today. Bunch of liars.

I have to research the seller and visit the sellers house and contact the police and my bank before they can refund my money. I lost my pregnancy because of this Auction due to stress.

Pls,I am new to the action, I am currently looking at a flat for auction on Bp Action... I am interested... but my concern is, I watched this same property actioned early last month and someone won it..... although I felt it would have been a good buy for me then. But this same flat is backed on auction now..... makes me wonder what went wrong with the person who won it last time.
I am just trying to be careful, I have seen a lot of review here that gave me a mixed feeling about the whole auction thing.... please any advice, I am just a young person trying to start my life right with a little savings that I have

Use pattison or bond wolfe auction instead of BP auctions
The legal pack is written with the intention of you not to notice important details which are cost related. Use BP auctions if you want them to assassinate your hard earned money especially if you are not experienced. With bond wolfe and most legit auction houses, you can do viewing and all details are written clearly in the legal pack. Won a property for £101500, paid 10% deposit plus auction admin fee of £1200, BP auction put a charge of £6995 to pay to the seller and and extra 10% of purchase price of £10500. I would have lost my deposit if i refused to pay the 10% charge so continued with the whole transaction. In the end, i paid just under £126000 including legals. After all that payment, turnout the house was having an absent freeholder and just 9 years left on the lease. Bond Wolfe auction would have highlighted the years left on the lease and the fact that the free holder is absent but also allow me to do viewing. I seek legal advice and there wasnt much they could do. I was advised if i wanted to keep the property, i would have to wait for 2 years to go to court for lease extension or purchase the freehold which could be anywhere around £20000. Decided to sell it and cut my losses. I used pattison auctions and they were very transparent with buyers. Put down all important details for prospective investors and also allowed viewing of the property. Sold for £100000 with a loss of just under £26000. It has made me to be very careful dealing with auction houses. They have put me in a £30, 000 debt which I am gradually paying. BP auctions are not scammers but legal thieves. They will assassinate your money, health, emotion and mental well being. They will probably put in debt causing you anxiety and depression like they nearly did to me.

My name is Tahsin. A house at the March 6 auction was left to me. They immediately called and asked for a 9400 deposit. I deposited it right away. Then they sent the contract. Then there were additional expenses written in secret in the contract. I want my deposit back, they don't open the tekephone. Currently, wep sites seem to be closed. I see that there are other people who are experiencing the same situation. Friends who receive the deposit back, please guide. How can I get my deposit. I will sue Bp auction. If the court way is needed, I will give it to the court.I can talk to those who are experiencing the same situation.I would like Bp auction to contact me and refund my deposit. . I will complain on many complaints platforms. I can delete my complaints if they make my payment.

We arranged a fee to purchase 3 lots in May 2023. We paid the money and they literally went quiet, This started the issues we are now currently fighting. Firstly, two of the lots were no longer available. I asked for the admin fee back and the main lady who answers the phone hung up! Since May I have been emailing them for the money back and they simply ignore emails and hang up as I say. The one other lot they said we won seems to have issues. I contacted the solicitors and again not one person has called back. Today I sent an email to the main office of the solicitors to find out what is going on,
BPA are NOT TO BE TRUSTED! These people will take your money and literally ignore you. Stay away, We're fighting to get our money back. They seem to make you pay and then ignore. I've been buying homes since I was 24. I'm now 40 and have not come across such fraud like this.
I am a business owner so this has taken almost a year to write. I understand issues can happen and one needs to be patient, but this is so bad! This is violation. I wish I can include the email trail so you can see how hard we tried to get in touch with them and resolve this amicably and the lady hanging up - please note I did not shout at her- was the last straw.
UPDATE: This situation has become worse and we are seeking legal assistance. BPA sent across the solicitor details for the 1 lot that was supposed to be the only one. The solicitors sent me an email to say they have NOTHING to do with BPA and are not the acting solicitor for the lot. I advise you to stay away from them. Hopefully the legal process will uncover exactly what is going on. I let BP know and the moment I said legal and showed them the email they emailed me back. The most interaction I've has with them in a year. Their emails were poor - not even full sentences asking for my details and denying knowing anything about this whole case and who I was....
I have a more detailed update that will be coming soon. I have noticed 1 *reviews for my own business that has suddenly been posted on our account for items we do not even sell! I wonder who could be doing this especially since I was threatened by BP Auctions to take down this review. I am willing to contribute or share my story with anyone taking any sort of action. I already am. I did ask for my money back from these people and they have refused....

Great customer service. Please be sure to check entire legal pack FIRST, and as they advise clearly, get legal advise before bidding! Everything is black and white. We had a problem, however Steve at the office sorted out everything to my satisfaction.

Bid on a house. Won bid. They called incessantly within one minute of the auction closing, to get the £8,000 deposit immediately which I paid. Then the £1,400 "fee". I Paid. Then the contract comes - They want £6,995 sellers fee in addition. Then I see the house is not on the street they said it was on. They seem to just harvest deposits. Are blanking me now with almost 10K of my savings. To do that to people who are just trying to lead a decent life and do the best for themselves is vile and hateful. If I take my life I shall mention them in my letter of goodbye
