For a first time user of the Canopy…

For a first time user of the Canopy Portal, for me it wasn't easy, in fact it was extremely frustrating. On behalf of my husband, over several days, I had many attempts - I found that the portal wasn't clear about the documents needed for proof of income and investment income, including bank statements for details of receipt. I couldn't work out how to use the Savings Section.

My original attempt only succeeded in putting in my husband's State Pension which wasn't enough at £470 a month for a rental of £1,500. Canopy didn't get in touch with my husband - it must have seemed strange that his State Pension was his only source of income.

Eventually I got through, on the telephone, to Erin and Becky who between them solved the problem by helping with the input of my husband's private pensions and income from his investments.

Immediately, his income/investment income and accompanying documents were verified, so now he is ready to go as a Guarantor!

A big thank you to Erin and Becky. It was great to speak to persons instead of using the Chat Line which didn't work for me.

I had a very disappointing experience…

I had a very disappointing experience with this company. It took them two weeks to verify my income, even though I provided all the requested documents in a very short time. They kept asking for excessive details, far beyond what should normally be required for a simple rental application.

In the end, they rejected my application without any valid reason, despite the fact that my income is well above the requirement for the property. Because of their delay and unjustified decision, I lost the deposit I had paid to secure the house.

It almost feels like they didn’t appreciate me questioning why they were requesting so many documents, as if I was applying for a mortgage rather than a rental. Very unprofessional and disappointing process – I would not recommend their services.

Hooray for Holly!

We've never worked with canopy before and struggling with mental health and completing forms is overwhelmingly daunting. Holly went above and beyond to help us both and even helped uploading documents where we struggled. She updated us by telephone and email. She was very kind and patient and very understanding of our circumstances. I think there may have been a few tears of joy when we found out we passed our referencing. Holly, thank you so so much for all your help, you are an absolute star! Jodie & Daniel

Have recently used canopy rent Went…

Have recently used canopy rent Went through the whole process which they said should take 15 minutes. Well 3hours later was still trying to complete the application. Very intrusive and in my opinion a lot of unnecessary information. Would definitely not rent another property if they were involved. Also received phone calls from a removal firm without our knowledge so obviously our number has been passed on. It’s not rocket science from where they got the number

Dangerous data/ ID collecting

Invasive , inflexible , AI, ineffective, unnecessary. Designed to ' speed up' referencing. It does the opposite. Extremely intrusive. 1000s agree ! They now know my name, address, dob, face id, hologram of passport, all HMRC info, UTR & ALL bank details. Most definitely illegal , unethical & a data collection exercise to enable ID theft. Very dangerous. Ive hated every minute of it but without it you cant move forward with application. The " team" also reject PERFECT images, documents etc. This whole process made me so ill. Just an excuse to collect data & BEWARE in their t & Cs they "cannot guarantee" the safety of your information. Definitely need reporting to trading standards. In shocked how they are permitted to even do this when your data is at risk. Avoid if you can as an agent/ vendor or buyer/ renter! Watch out for all the fake 1 * reviews from those who have ONLY reviewed Canopy!

I can’t recommend Canopy enough!!

I had a great experience with Canopy employees. I phoned multiple times and everyone I spoke to was so helpful and really friendly which put me at ease. I was given multiple options for my queries so I didn’t have to keep calling. Erin in particular kept contact with me by email to talk me through each step and got me all the way through to completing all of the references. Thank you so much Erin and everyone at Canopy!
