I have to agree with all the 1 star reviews - very difficult to work with if you have anything that is not a typical 9-5 job, and it asks for an alarming amount of very personal information. However, I was lucky enough to deal with Holly who was very helpful and understanding, so that's why I'm giving it 2 stars.
Terrible got refused even after going through open banking and seeing that I’m more than capable to afford and still got declined
The system is good only for usual, typical standard people. I’m employed by a US company, directly from US office. Based on their website a contract and details of payment should be enough, however they have insisted to get my payslips, which doesn’t exist at all. They could easily ask the office when they were completing my employment check on how much I make or see from my contract.
I recently used Canopy for my rental referencing, and I am very impressed with their service. The process was fast, smooth, and professional from start to finish. They carried out all the necessary checks including affordability and credit history, and the results were clear and transparent.

I completed all the steps of referencing in exactly 24 hours and all the checks were complete. Luis helped me out on the chat support, he was answering in seconds, took care of everything for me and was 10/10. Highly highly reccomend.
I've rented for a while and have had to use these agency platforms on the last three occasions.
The problem with them is that they require huge amounts of detailed evidence which the requesting agent isn't always interested in. It's inflexible and doesn't always have the options needed.
I'm amazed that there is now an industry grown up over referencing and irritated that the chatty sales pop ups intrude on the referencing.
Canopy hires out it's platform to other agencies and it really confused me when I got an email invitation from Canopy but then found they didn't request it on any estate agents behalf. Even email updates are Canopy branded and when I phoned to resolve an issue I was told it that was another agency using their software. Unfortunately I was given the wrong name to contact. This agency was very abrupt and I had to contact Canopy again to get the right name. Very poor.
I don't like Open Banking and I'm not happy using it. I also couldn't get the ID verification app to work so I had to give up on that.
Ultimately, it's the requesting agent that makes a decision and the huge effort required by the applicant (not the advertised 15 minutes) make a bit of a mockery of the extreme detail required.
Rent was always paid on time, property left clean & tidy
I had a very poor experience with Canopy’s reference check service. Despite providing multiple valid proofs of employment — including salary slips and bank statements — they still insisted on additional evidence. I even submitted an official employment verification letter directly from my work email, yet they rejected it. Instead, they demanded that my HR representative complete the reference, which is not part of the normal referencing process of my employer and this caused unnecessary delays and stress.
My wife provided her new employment offer letter as proof of employment, and her employer’s HR also verified the reference. Even then, they rejected the offer letter and demanded a signed letter instead.
Their rigid and unhelpful approach shows a lack of flexibility and common sense, and I would not recommend their service.
I was having a really difficult time verifying my income, due to outside circumstances that were making it impossible for me to provide the documentation I needed. I got a live agent on the chat who spent an enormous time with my panicked questions and helped me sort everything out correctly and properly. She even said I could call if the agent needed further income information and she'd walk me through the next stage. She did an outstanding job of calming my anxiety, providing practical help in small and manageable steps, and getting me back on track. I honestly would have been completely at sea without Holly, the agent who was so knowledgable, helpful and KIND. I truly appreciate and am grateful for her kindness and patience. They gave me the boost I needed to get back on track. Now here's hoping I'm approved!
Great outcome and easy to fill forms
Asked to be a guarantor, and this site asks for more information than a background check for high-security jobs. And I have to simply trust them with my data. No details on what the landlord sees either. Meanwhile, the details for the landlord are hidden away and list almost nothing. Just their company name which is a shell company. They ask for your employer's details when they already have *full* access to your bank account, which they also ask for via OpenBanking. Details upon details upon details, without any information on their data retention and deletion policies. Dodgy, ignorant, and enabling greedy landlords who cannot fathom to, even while taking a deposit, lose out on a single pound. What value do landlords exactly add if they're not even willing to take on the tiniest amount of risk? Meanwhile, Canopy here just cruises along making things better for landlords not renters.
The process is easy all the time, guided by the Landlord in the process, and attending to my request when needed. Open to improving the flat to fit my family's needs fully
