"Freedom is never voluntarily given by the oppressor; it must be demanded by the oppressed,

Defamation regarding medical notes in the context of a housing association involves false, damaging, and unproven statements about a tenant's health, lifestyle, or behavior that are recorded and shared by the landlord. Under the Defamation Act 2013 in England and Wales, for a claim to succeed, the statement must cause, or be likely to cause, "serious harm" to the tenant's reputation.
Here is a breakdown of how to handle defamation on medical notes within a housing association context:
1. Identifying Defamation in Housing Records
Defamation occurs if the housing association has recorded false information as fact, rather than opinion, that harms your reputation (e.g., falsely documenting that a,tenant is causing damage to a property through "lifestyle" when it is actually structural disrepair).
Medical Evidence/Notes: If a housing association has added notes to your file claiming you have specific mental or physical health issues that are not supported by medical evidence, or if they have misinterpreted notes, this can be actionable.
Unsubstantiated Allegations: If the notes rely on hearsay or incorrect, unverified information that is used to disadvantage you (e.g., affecting a move or causing "serious harm" to your reputation), it may be defamatory.
Labeling a tenant a "perpetrator" based on suggestions, speculation, or unsubstantiated complaints rather than verified facts is legally precarious for landlords and can constitute harassment, discrimination, or unlawful eviction. In the UK, landlords are required to provide evidence when initiating action for anti-social behaviour (ASB) or breach of tenancy.
Here is a breakdown of the legal context and steps for handling this situation:
Legal Implications of Unfounded Accusations
Harassment: If a landlord uses unproven, malicious allegations to pressure a tenant into leaving, this can be considered criminal harassment under the Protection from Eviction Act 1977.
Defamation: If a landlord makes false, damaging statements to third parties (e.g., other tenants, agencies) labeling a tenant a perpetrator, it may be actionable as slander or libel.
Finding out about allegations made by your landlord only through a Freedom of Information (FOI) or Subject Access Request (SAR) is a serious issue, especially if those allegations were shared with neighbors without you being informed first.
Based on the information provided, here are the steps and legal avenues you can take in the UK to handle this situation.
1. Identify the Nature of the Allegations (via SAR)
Use a Subject Access Request (SAR): If you haven't already, submit a formal Subject Access Request (SAR) to your landlord (if they are a council or housing association) or managing agent to get all data they hold on you, not just FOI data. This will show exactly what was said, to whom, and when.
Check for Data Protection Violations: Under GDPR/Data Protection Act 2018, your landlord cannot share your personal, confidential information with third parties (like neighbors) without a legal basis. If they are sharing false, private information, this is a breach.
reusal of landlord contact with possible exchange and no refenceleading to no exchange housing association
When a housing association or landlord refuses to engage in contact regarding a mutual exchange, or refuses based on a lack of reference, they are still bound by strict legal procedures. A landlord must provide written reasons for a refusal within 42 days (6 weeks) of receiving a completed application.
Here is a breakdown of the rules, rights, and steps to take if your exchange is being blocked.
Key Rules Regarding Refusal
42-Day Deadline: If your landlord does not reply in writing within 42 days, they generally cannot legally refuse the exchange.
Valid Reasons Only: A landlord can only refuse for specific, legal reasons, such as:
Rent arrears.
Breach of tenancy (e.g., anti-social behaviour).
Data Protection: If false, damaging information is held on your file, this may breach data protection rules.
Labeling a tenant a "perpetrator" after a court has dismissed the case, particularly when a solicitor's letter has already informed the landlord of the dismissal, is a serious matter that may constitute harassment, defamation, or a breach of the covenant for quiet enjoyment.
Harassment: If the landlord continues to call you a (perpetrator to force you to move out, this can be deemed criminal harassment under the Protection from Eviction Act 1977.
Defamation/Libel: Calling you a perpetrator in writing (e.g., in emails, texts, or to third parties) after a case is dismissed may be actionable as defamation.

emh Destroying lives today

Emh homes words do not match their actions. They provide lip service on publicly available platforms, meanwhile making no effort to address serious issues brought to their attention.

Having suffered and currently continuing to endure the impact of their refusal to listen or provide a resolution to the concerns they are fully aware of, it is clear they have no commitment or interest in
adhering to housing regulations.

Eleven months ago, their workers visited the property and failed to complete the work they were sent to do. They then provided assurances that the situation had been escalated to a higher level and that someone would be making contact imminently to discuss the situation. More visits have taken place in between then and now...Almost a year later, absolutely nothing has been done.

After more than a decade of writing letters to individuals at every level of their organisation and escalating complaints to each stage, they have consistently provided poor customer service, failed to listen (or properly read details) and failed to learn from feedback.

They do not follow their own complaints guide. Their complaint handlers are unable to investigate the most basic of complaints, even when all of the information is spelt out for them. The service never improves and the responses are so out of touch with reality, it is difficult to believe that they are capable of comprehending details or information.

Having experienced the epidemic incompetence of the employees of this housing association, from the Housing Officers all the way up to the Executive Director and Group Chief Executive, I have begun to wonder if incompetence is one of their qualifying criteria for employment.

Everyone deserves a safe and secure home, however an analysis of the genuine reviews submitted prior to Nov 2025 demonstrates the level of poor service is widespread and common practice.

Words like 'appreciate', 'commitment', 'genuine', 'safe' and 'sincerity' are ordinarily meaningful and carry weight, but are empty and hold no value if not followed with action and results.

If there are other tenants reading this who have also had the misfortune of suffering from carelessness and neglect at the hands of these dishonest, immoral and irresponsible wrongdoers - know that you are not alone...Write your reviews. Raise your complaints. Ensure your landlord fulfils the obligations they are legally required to.

No landlord that 'respected' you, would have such a severe disregard for your safety or rights, nor would they expose you to harm.

Shocking housing association. I doubt they will be around for much longer. Flat out lie to UC which then got me in arrears. Did not own up to it. I spent 3 years on the streets and my life was so much easier then. They never answer the phone unless it's to pay (little trick if you wanna talk to them) avoid at any cost

Fantastic job by EMH

EMH was fantastic throughout the change of kitchen. From the day Lorna came round, so we could choose our kitchen colour, worktop, flooring, paint colour and layout. We knew we were going to be fine. The guys arrived on time to completely rip out the old kitchen and were done within an hour. Next came the plasterer, who did a fantastic job. The electrics were completely changed next. My star of the refit, was Adam the kitchen fitter, who not only did a great job in the scorching heat, but also kept an eye on my tortoise, giving him water. The flooring was fitted and the room was painted. After some snagging, the guys cleaned the outside of my white goods, before refitting them for me. All in all, a great job by the whole team. Thank you EMH.

Liars!

This is now the 3rd time I am leaving a one star review for this disgusting company! In the 3 months since I lost my dad, this company has made our life an absolute misery. After messing up the tenancy they are now stealing money from us, accusing us of not paying rent when we have, lied to us about giving us compensation for the 1st mess they made, and refused to listen to any explanation given to them and to top it all they have now lost the rent form they were sent 3 months ago. How much more do we have to put up with from these repulsive individuals. We have everything printed out as proof, and they are still treating us like filth. Do not rent from these foul creatures, they will lie and lie about everything!

Communication no empathy no understanding and no commitment promises

You arrange a gas service and they don't turn up we re-book you don't turn up we re-book you don't turn up then you threaten somebody with an injunction. I would love to see this injunction and how it would turn out and we have evidence of being in the property on free occasions and you're not turning up. Be kind if he was to give some thought on how your threatened actions may affect one's mental health.

Your kack of respect over profit is a…

Your kack of respect over profit is a joke.
I built a huge garden. WHY,
Because the DWP system made me homeless.
I wanted to help supply food banks.
You came, I told you what I wanted. If you don't hear back after 7 days. Go ahead,
Well 3.5 years after I'd had built what I'd asked, you then started to tell me, iv 10 days to take down. What took 3 years to build.
DO YOU REALLY NOT GET DOING GOOD, IS A GOOD THING.
4 . 3 MILLION PROPERTIES. that's the reason you font give a f....
You change area managers like I do socks,
So nothing ever comes back on your company. You deny everyone on any repair, fault. Or neighbour issue.
YOU STILL STRIP PROPERTIES. BUT YOU TELL THE POWERS.
Time your paid for the land fill. And excessive costs you pass on to new tenants, having to put a value new shed back. After your sub contractors take, put on eBay. Then new Tennant has to replace.
DISGUSTING.
Thus I hope our local light weight council will read.
But for fun I will copy and paste.
