I stayed in a villa on Birkdale Street in Davenport. The house was beautiful and the pool was very private with nice views.
At the beginning of our holiday there was a slight issue with the pool heat but after contacting Executive Villas and speaking to Felipe in the maintenance department the issue was sorted out immediately.
Me and my family have been customers of Executive Villas for many years now and again have had a lovely experience and will be back.

We recently stayed in one of their rental properties and had a very bad experience. Although, the house was outfitted with many appliances and a modern color scheme, the things that we were looking for from a vacation rental (and as promised on the website / pictures) were extremely lacking.



Safety - the sliding glass door to the back pool did not lock / latch well. We did call the front office about this and had someone look at it. The latch was deemed "acceptable" to them and they left. The door would not stay locked / latched, so every time we came back to the house, it was unlocked. It was also unlocked when we arrived to the house.
Internet - we arrived on Thursday and reported an internet outage. This was not repaired until Sunday. We needed the internet to do work from the house, and there was supposed to be wifi available.
Cleanliness - the house was filthy. I took many pictures and can share if needed. Silverware was extremely dirty with leftover food such as peanut butter all over it, glasses / coffee cups dirty with coffee and lipstick stains. Toilets actually had dried pee on them! Towels, comforters, sheets all stained. Floors and carpeting looked like they hadn't been cleaned in years.
Missing / broken items - Some beds missed top sheets. No dish towels. Many light bulbs out. Lights not working / not plugged in. Curtains don't fully cover windows in downstairs master bedroom. Towel rods not mounted well to the wall and fell. Toilet paper dispensers not mounted to the wall and they fell.
This house was a mess and not as advertised.

4509 target boulevard Kissimmee Florida, charged my family for the disgusting way we found it!! They are thieves and unprofessional!! Do not rent from them!! And two men walked into the house with the code!!! We had to wash all the linen when we got there, which made us not be able to sleep until 5 a.m. i of course was too tired, so i went to bed, i used a sundress for a pillow case, a sundress for a blanket and a towel for a sheet!! the two men that walked in on my family (with the code) and said they had rented the villa for the weekend for a party!!! i had to call the emergency line for the employee to speak to the two men and tell them to leave as they were not willing to leave, which meant we couldn't go to the grocery store or anywhere else, until they left. exec villas kept my damage deposit claiming my family and i caused the damage that was already there, i feel so violated and am so disappointed in the company that they would take advantage of us. You also cannot talk to anyone, you have to email back and forth, the sheets and pillows were blood stained, the sofa had urine stains, bugs are all over walls, the person that came to change the code took a while as he stated he had forgotten how to, that shows that they are not changing the code after a person rents it!!! I need someone to get involved to help me get my deposit back and am at a loss. and the pictures that they sent to me saying i caused the damage were the pictures that i sent to them, I wish i had read the reviews before i rented this place, i will never ever rent from exec villas again! i rented through VRBO which is a good company but they need to delete exec villas altogether!!!

Awful villa was dirty and had bugs in beds. the pool area was dirty. The door to the pool was not alarmed which is illegal in Florida and wouldn't lock it just had a dirty wooden pole. Slow to react just left replacement bedding in kitchen. Beware before booking check other reviews they are a shady bunch!

Accidentally left a valuable item in one of the villas they manage. Obviously it wasn’t found by housekeeping…of course it wasn’t! It is what it is however I need to raise an insurance claim. They won’t provide any information for the police or insurance report…refusing to give an address or management member contact name. Had the ‘pleasure’ of dealing with one of their staff via email who’s ridiculously rude and difficult and probably better suited to a job that doesn’t involve any customer interaction.

On top of this the villa was dirty and I mean unclean dirty. Long dark hairs in bathrooms, floors filthy, dust everywhere, stained bedding, roaches, stained carpets, ripped mismatched bedding, food splattered on curtains, dirty walls. That’s the standard you can expect. Our agent compensated us based on our photos. So 7036 Oakwood Street Davenport is best avoided as is this company in general.

DO NOT RENT THIS PROPERTY! Or any property from this company. We rented 4778 Kings Castle in Kissimmee Florida. The owner does not care about the safety and unsanitary conditions of this property. They are simply just collecting hard earned money from vacationers. My family recently stayed here for a week and were met with issues as soon as we arrived. We had 12 calls to Executive Villas maintenance department reporting issues and opening services tickets. When calling the maintenance line I repeatedly asked to speak with someone in management and was told I could not. I was told the only form of communication was the maintenance line or sending a email. List of issues below.

1. Door key pad stopped working after checking in so we could not lock the door therefore could not leave the home. Emergency maintenance call to come service the key pad.

2. Roach infested kitchen therefore we could not cook or store dry food in the kitchen. Pest control called to the home TWICE to spray chemicals. We purchased food from Walmart which had to be thrown away after roaches found there way into the packaging.

3. Dead snake and filth in the bottom of the pool which was not cleaned for FOUR days therefore we could not use the pool until FOUR days into our stay. We checked in on July 12th and reported the issue, pool service did not arrive until July 15th to remove the snake and clean the unusable filthy pool.

4. No service on Four TV’s due to no cable boxes on the TV’s. Time Warner arrived on third day to replace cable boxes. Time Warner called again as internet stopped working.

5. Table on patio rusted and falling apart with jagged edges which snagged my daughters clothes and almost cut her leg.

6. Towel holder in downstairs bathroom falling off the wall.

ALL ISSUES REPORTED AND PICTURES WERE SENT!!!! WE ARE CURRENTLY PLAYING THE BACK AND FORTH EMAIL GAME WITH EXECUTIVE VILLAS TRYING TO RECEIVE SOME COMPENSATION BACK FOR THIS HORRIBLE VACATION STAY.

I would give this a zero if possible. I have rented villas in this complex previously but this has been the worst experience. Firstly it is not an executive villa, the property needs re decorating, carpets are dirty and thread worn. Lights do not work, no remotes for the television. Kettle had been burnt and plastic melted and fused closed. No mop, so high risk of falls as people come from
Pool to house. Beds were broken , windows broken, some of the linen was stained. Property had not been cleaned as found rubbish under the beds. We should have known as so as we arrived we could not gain entry as they had given us the wrong code. Arrived at midnight with 10 children so not impressed after a long flight.
Calling every day for maintenance to rectify, spoils your holiday.

DO NOT USE THIS COMPANY !!

Absolutely disgusting behaviour, Villa booked in July 2021, paid in full. 2 years later and with 6 weeks till the holiday on July 4th 2023 they’ve cancelled it stating they want more money and have initiated a refund and put it back up to rent, leaving us in limbo. I honestly cannot fathom how it can be legal for them to operate in this way and I would strongly urge anyone considering using this company to avoid at all costs. Very rarely have I experienced such a disgusting, dishonest and dishonourable company. The company I booked through is also to blame as I never chose to book with these and they’ve stitched me right up…

Please do not use this company if value your trip to Orlando, there are far better companies than these.,

i book my Villa back April 2021 and last night the 04/07/2023 they sent me an E Mail cancelling my booking with no reason given and E Mail stating refund sent.

When i informed my family they were shocked and horrified at the way we have been treated and really upset after 2 years in the planning.

When i asked the company who i booked the Villas though, they replied, it was cancelled because Executive Villas Florida can now get more money for the rental on the Villa, so they cancelled your booking and will re-let it for hire price.(Disgusting Behaviour).

Surely they are breaking the Law and they are in a contract with the person who rented the Villa at the Time.

There should be a minus star rating, because they would get it full on.

Looking Forward to hearing thoughts.

I just want to say the executive villas florida has been fantastic from start to finish. We booked our villa pre pandemic, which of course had to delay our holiday. Executive villas florida gave us a voucher for when we could travel, 2yrs later we booked redeemed the voucher for June 2023 (3yrs in total). I have to say the communication (via email as we are from England) with Andy was spot on. Thank you so much executive villas Florida and especially Andy. I will definitely recommend you to anyone. We went to the solara resort and again was great, villa was as advertised, Terri and family

I rented 8811 Macapa Drive from June 8-13,
2023. Pros: Large 9 bedroom home. Good number of beds. Large Dining tables. Nicely decorated. Beautiful view from the patio. Nice pool and spa. Close to the clubhouse and entrance.
Cons: Dirty carpet upstairs, missing blinds (therefore no privacy at night), broken cheap patio furniture that was not sufficient for the number of people in a 9 bedroom home, mixed matched & worn/torn unconnected sectional couch set that separates every time you sit on it, flimsy dining room chairs that almost flipped back when you sit on them, broken floor tile filled in with putty of another color, a refrigerator close to the living room area because the one in the kitchen is broken, sparse utensils and pots- had to buy a can opener, fire alarm sitting on the bar downstairs, a broken broom (asked for replacement- never received one), slow draining sink upstairs (asked for Draino but never got it), sliding glass door that you have to force open/close and only opens halfway and top it off with a broken a/c! It was 83 degrees downstairs (the whole 5 days) and 93 degrees upstairs (the last 2 days). Maintenance sent 2 a/c techs but none could fix it. It was a broken motherboard. Then when I asked for compensation, I was sent pictures of dirty towels and sheets claiming $815 "damages" in essence telling me that we are even. Dirty sheets and towels, that can/are supposed to be washed, after a very large family stayed there for almost a week - half of the time in the heat- sweating!!! This is how they treated this group of customers 🤬

Absolutely FILTHY house. They charge you to have the house cleaned but they are NOT cleaned. The house we rented in Kissimmee had ants all over the floors, walls and counters. Beard hairs on the bathroom counter. Dog food on the floor. And worst of all… BLOODY SHEETS with pus or something. I don’t even know. I purchased my own cleaning supplies and spent a day myself cleaning. Gross. We notified the company and they said they would have someone come and clean but there is no way I would trust someone to come in the house with our personal belongings in there if they couldn’t be trusted to clean in the first place. Charging a cleaning fee should be a crime.

If I could give this company no stars I could. We stayed in 1561 flange drive in champions gate. The pictures looked amazing it was described as a luxury villa and we booked it for more space. It was disgusting. Riddled with cockroaches and had not been cleaned in a very long time. The bed linen was cheap and marked. My children were terrified. We tracked down their offices as we were getting no where and we turned up and they did move us but had we not done this they would have done nothing. It ruined my holiday. The blinds were thick with dust under the fridge was filthy. There were no utensils not even a tea spoon you got the bare minimum there was no phone and you could not even contact them in an emergency. I contacted them on return and I got a cheeky email back blaming the cost of living crisis and the hurricane! Please avoid this company.

They stole money from my monthly payout by showing unnecessary repairs

Consistent with the majority of reviews on this site, I MUST dissuade anyone from considering using this company. It will spoil your holiday. They cancelled my reservation through Homeaway/VRBO and continued to make a reservation directly. My hands were tied, they wouldn't give me my money back. I can only assume this was to avoid commission charges and negative reviews showing on VRBO. I am taking this up with VRBO.
We were locked out of our villa on 2 occasions. We had to pay $250 on 1 occasion for a hotel overnight due to to not being able to contact them on the number they provided.
We currently have over $420 held by them, for which I cannot get a response on reimbursement.
In addition the management of the villa, the information provided (none), the standard maintained, and the responses from Executive Villas was appalling. The owner, Andy Booth is brash, unapologetic, and refuses to take responsibility for any of the issues raised with him. This is consistent with other reviews on this thread. I'm taking this up with the Attorney General's office in Florida and pursuing a separate lawsuit.
Unfortunately this company's strategy seems to fall under the radar when making a reservation, since they hide behind Expedia, VRBO, AirBnB, etc and many holiday makers don't realise what they're likely to encounter until it's too late. There seems no way to rate them directly on the booking search engines.
I have also written a letter to the property owners to alert them to the level of service they are receiving from their management agents ( Exec Villas), but it seems they have moved to a different agent already. This would explain why they cancel so many reservations - because property owners quickly cancel their contracts with Executive Villas. Please, be warned.

For context it should be noted that Executive Villas Florida were given multiple opportunities to correct these issues prior to me posting this review.

I rented 7794 Westland Drive, Encore in Florida from Executive Villas Florida (executivevillasflorida.com) and stayed in September 2022.

The location and number of rooms were as described. The decorative standard is just about OK. I would rate this villa as adequate with the potential to be excellent.

The problems we had on arrival:

1. Fire alarm sounding on arrival. Kept having to silence it, an engineer never arrived.
2. Two beds were unmade and been ‘used’ - this was obvious due to a shower having been used, an unflushed used toilet and the worst bit a used condom wrapper - how utterly disgusting!
3. Weirdly sofa cushions scattered around and all the curtains all tied up in knots.
4. No hot water.
5. Insufficient coffee cups and cutlery for my family group of 11.
6. Broken mirror in the dining area - this has been commented on other reviews so a known problem.
7. The pool filter wasn’t working. 
8. Cupboards to the games consoles were locked - I asked for the keys and never heard back. This had also been commented by others before too.
9. No pool alarm on the door from the rear bedroom or pool fence - a serious safety issue.
10. The toaster didn’t work.
11. No kitchen roll or basic kitchen supplies as included on the booking.
12. No landline telephone which included USA wide calls.

As a result of this we couldn’t use the property for several hours which meant we needed to order in some food as we couldn’t use the kitchen while the property was cleaned (to a standard it should have been before our arrival).

The pictures used to rent this property are out of date and a material misrepresentation of the current state. It has been cleared of all ornaments, soft furnishings and is soulless. My own pictures are more representative.

It is truly one of the worst equipped kitchens I’ve ever seen. It doesn’t even meet the minimum requirements let alone enough basic kit to cook.

Executive Villas charge high fees for their properties, yet felt compensation which barely covered the cost of my pizzas was sufficient for the awful condition of the property, stress and hassle to sort this out. They do not understand what good service is and DO NOT deserve your business.

The team at Executive Villas Florida, including Andy the owner, knew how disappointed I was yet were happy for me to post my review, this shows that they really do not care.

There is so much choice for properties in Florida we don’t need to support companies like this.

Really I had a very bad experience with them, I wanted they do the Managment of one condo I have in Kissimmee to get clients to short term rentals but they didn’t take care of it correctly.. the few reviews I got was really very bad to me .. Mary , the customer relations director is very kind but it isn’t enough when you have a business in the middle.. I don’t recommend their services .. I live abroad and trusted them ..

Good location but the villa was in very poor repair and not clean . This was not an executive villa .Stained towels left in the tumble dryer , Electrical appliances broken . BBQ not fit to use .Damaged garden furniture etc . Reported all to the company . Their response was to send a new iron and kettle then ignore us . I would not recommend

Great location and spacious house, but not well equipped. House itself is 4 star, but management brings this down to 2. Not enough outside seating (Four loungers for a house that sleeps 18!) Poor kitchen utensils. One wine glass! No teaspoons. Broken bin. Had to buy a net and paddles for the table tennis from Wallmart! No welcome instruction pack ..eg regarding bin collection, gate lock system etc. Poor standard of cleanliness.. Carpet in living area not hoovered. Litter outside the front door.. Property management very poor. All these comments fed back by email on day one but no response whatsoever even after over a week in! Continuously emailed and eventually a response saying they do not ignore their guests but promptly went on to do so, leaving us with one bathroom without lights. Most neighbours seem to stay for one or two nights and often happy to play loud music late at night. Seems more like a party house. Lead to believe that amenities for sport, bar etc were close by given the number of photos on the website but they are outside the gated area on a different estate. Would not recommend executive villas company!
