Like so many other posts I see here, we had to cancel our trip due to the Covid 19 crisis. It was the first time my family of 16 (my sisters, their families and my elderly parents) have booked a vacation together. We were supposed to arrive on March 14th, 2020 and on the 13th, Canada issued a travel advisory not to leave the country. On top of that, I'm a first responder and was told to be ready for what was coming. I had just called a few days before to have the pool heated and paid extra money for this. When I tried to speak to anyone through VRBO or Executive Villas, I got no where. I asked for a credit, to be used at a different time, or even a partial refund. No one would answer my questions, you can't get anyone on the phone and then they even gave me a hard time about getting the $300 refunded for the pool heating which they hadn't even turned on yet! We were gutted that we had to cancel this vacation and this has made it that much worse. I have never left a negative comment on these sites but the way these people conduct business is terrible. I would happy to have them contact me to come up with a reasonable compromise but that would mean getting someone to talk to me! But to just flat out refuse to work with people during a global pandemic is absolutely unthinkable.

I have been looking at the reviews for Executive Villas all morning and I wish I had known better. This company has basically stolen $1500 from me and my sister who is a single mother of 2 special needs children with low functioning autism, who lost her job due to the Corona Virus pandemic and will be unable to reschedule her part of the trip due to money. I messaged the company in regards to canceling the trip, for my sister's reasons, the Corona virus had shut down the theme parks (our reason for visiting) and I was greatly concerned about my own special needs son who is medically fragile. I used the same thread that I had received communication from them before, to ensure they saw it. There was no response back to my request for a refund. I messaged them through the Home Away website (where I booked the villa originally) and got a very formula response from "Andrew" - I suspect because Home Away monitors communication. When I responded in even greater detail and showed my growing frustration, I got back almost the same response word for word - again from "Andrew". My third communication with him was matter of fact and "Andrew" responded with a request for a screenshot of the emails. I happily obliged only to get the following response from a new person "Lorena C.".

As I write this review, I have literally gotten yet another message from "Andrew" asking me once again for a copy of the email.
I am contacting the Better Business Bureau, Attorney General's Office and placing this review on every single piece of social media that has their name on it.
Please do yourself a favor, DO NOT USE THIS COMPANY. They are crooks, liars and steal money out of the hands of disabled children. No honor, no integrity.

Yes we rented for March’20 for 10 days. With the National Emergency and need for containment Exec Villas has denied any refund. We booked through Vrbo which has encouraged Owners to offer a minimum a 50% refund. Again denied. DO NOT USE Exec Villa and their Manager Andy Booth should be arrested for fraud. Everyone looking at renting with Exec Villas remember in a NATIONAL Pandemic they walked away - as evident in the list of negative reviews on Trustpilot and other Social Media platforms. Stay away!

We tried cancelling our stay in Florida. VRBO and Executive Villas Florida were absolutely no help and we were told we would lose our full payment for the house rental. I informed them that my husband is a Fire Chief in the New York City area and once the National State of Emergency was declared, he has the responsibility to be at work for this crisis. Not to mention that all the stores in Florida had little food and supplies. We would have gone down to a house with little options as far as basic home essentials. The airlines where very understanding especially after providing documentation that my husband is a first responder in the city and state most hard hit by this virus. We are currently paying for an empty house in Florida while being in New York trying to stay safe. It is sad that VRBO and Executive Villas Florida has shown the complete lack of empathy for any first responder. Their current policy on refunds shows complete disregard to those who bravely serve the public, especially in a time of a national crisis. They are not offering any refund at all.

I have never written a negative review before. Executive Villas is not a European company, they are a local community agency that I would hope would care for the community they serve. I am not sure that they realize what is going on in the world. We have been forced to cancel our holiday vacation due to the pandemic explosion of the Corona Virus. New Yorkers are asked not to travel and are unable to get there. My 86 year old mother can not get on an airplane. I have been emailing back and forth with Andy - to no avail. I have been unable to get a live person to speak with. Email is the response. Every other agency appears to be following the state regulations of Airbnb and Vibro except for this company. Is there a lawyer out there who would like to take this case to the media and represent us?? Airlines have refunded money. The food that I ordered is being refunded as they too can not get down to Florida. While last year they had great reviews and I elected to rent through them - their business will not stand a chance after the flood of complaints that are being written.
Not a company I'd like to do business with again.
In this difficult climate with Covid-19 many travel companies are making some flexibility to their booking policies to ensure repeat business, goodwill, and as a favourable morale gesture. I paid $3400 money upfront, and whilst I do have travel insurance, this Agent has exhibited NO flexibility due to cancellation of our flights and the USA closing borders, even when it is clear that they will now have no cleaning costs, or other variable costs associated with the rental. Their email responses have been curt, and show no empathy. If that's the way they do business generally, then be warned, but then again with this attitude there's little chance of them being around when this world pandemic has blown over.
Horrible Experience - stay away!
I NEVER leave negative reviews, but my absolutely terrible experience with Executive Villas Florida makes it imperative that I protect others from their poor business practices. I booked a house with them through VRBO for a stay in Orlando at the end of March for me and 15 family members. 2 weeks before our arrival my niece was struck with an unexpected traumatic brain and in the hospital in grave condition. Additionally, the coronavirus forced the closure of Disney World and Universal Studios, which was the purpose of visiting with 8 children under the age of 14. After contacting Executive Villas Florida vi phone, they told me to email them and they wouldn’t discuss cancellations over the phone. After emailing them, I quickly realized they handled over email because it allowed them to hide behind the screen, be belligerent in their responses, and remain unanimous. The person I was corresponding with refused to provide me with their name after repeated requests. When explaining my family’s situation and asking for a refund, they just continued to say that the house was ready and they wouldn’t make any exceptions, even with a horrible health situation and a national pandemic crisis. Every other hotel, airline, rental car, etc provided full refunds or offered penalty free rescheduling. Executive Villas Florida refused. I am losing thousands of dollars due to their poor business practices and questionable moral compass. Stay far away!!!

My family and I stayed in the Solterra resorts, rented thru exec villas. Once we arrived 4 days before Christmas, things were okay. A few things were not done. We paid for a four burner grill which we didn’t get until monday, our pool was not heated. By day three in the house no HOT WATER!!! Apparently the water bill had not been paid so the meter was taken off the house while several people were bathing! Not once did someone knock on the door. The house was clearly occupied. The house had been booked since October, so there was no excuse for that happening. Exec villas was contacted and stated they were sending someone out, it was a high priority! That was around 10 am.....8p.m still not hot water. We called again a maintenance guy shows up an hour later stated that he can’t mess with anything because its gas and we would have to wait until the next day, but could unclogg a tub?? In the meantime no hot water and 15+ people in the house. The next day we were put into another house down the street. Such an inconvenience. To top that none of the mattresses in the second house had protectors on them!!! By this point we were ready to go home. This company dropped the ball in the customer service and communication department. Next time we will use another company to rent from bc they are horrible!!
Absolutely the worst company out there
Absolutely the worst company out there. I very rarely put bad reviews up but when a company doesnt respond and has managers that are nasty I need to warn others. From before we even showed up we realized something was off. The property manager was nasty going as far to accuse us of potentially destroying a kitchen appliance bc of our kosher diet. We paid for the pool to be heated. It was not heated. When we spoke to the company they just kept saying someone will come. It took me contacting VRBO directly to get in touch and get this fixed. And even then it wasnt heated. The person who came to fix the heat told me verbatim that he has heard many complaints about this Management company.
When calling the The office and asked for a manager we were told manager cant talk to you today bc they are interviewing more employees. Thats great but they knew we were having issuesthat were not being resolved customer service is much more important then hirung people list goes on but lack of communication and lack of decensy is appalling. Be very careful if your looking to hire this company. And if you are using them currently i would highly recommend moving your property elsewhere

1450 Moon Valley Drive - list others, pictures look nice but it has problems, including bed bugs that the management company didn't want to do anything about. Wi-Fi didn't work, there was water damage do the roof outside and they left us with a beeping alarm for days and lied about coming out to fix it. They fixed the materialistic things like broken coffee pot, broken toaster etc but the major things they just weren't interested in and stopped responding to me about them. Worst management company ever, don't waste your time or money.

November 2019 We signed up for a home for our large family one year early to lock in a good house at good rates. All went well until after our last payment. We received directions and key code, set to go! Then we received an email one month prior "Reservation Cancelled" No explanation (very personable of them) Of course I thought it was a mistake!! We had 21people who had flights scheduled! I immediately called, and was told the owners wanted it. I begged for them to help me get another house, "no sorry, it's too close to Christmas, no homes available, click. So for the next three days I frantically tried all venues to secure housing, finally did, but $3000 more for similar housing. NEVER AGAIN will I use a business who makes NO EFFORT to help in any way.

If I could give our rental and this management zero stars, I would. We rented a townhouse in solara resort that seemed like a good price for the property. Not real clean upon arrival but tried to overlook. We paid extra for pool heat. We arrived to a 70 degree pool with no heat and water an inch below the skimmer. Within 12 hours we discovered the place was infested with ants. On counters, carpet, bathrooms and even in upstairs bedrooms. Called maintenance regarding both matters. Said the pool thing happens alot. They would make sure pool heater and filter were functioning properly after we added more water to the pool. He said someone could come and spray for ants inside and out. I said we have 3 toddlers and don't want fresh toxic spray in the house and they should try and kill the nest before we arrive. We would buy something more natural. Noone could blow dry hair or shave with a mirror as all bathroom wall outlets didn't work. An upstairs shower didn't drain properly so you couldn't take back to back showers. After management claimed to have fixed the pool heater issue, it was still 70 degrees the next morning. We paid an additional $25 a day for pool heat that I asked to be credited since we never were able to have the kids in the pool. I will now be disputing charges to my credit card since management refuses to address this issue. I would not recommend executive villas at all. Horrible hold times when you call them and no or little response to concerns. Btw.... property address was 1533 carey palm circle... looks great in photos, but beware...
Poor Business Practices
Today I received an email stating that the trip that I had paid in full back in February was cancelled due to the owner no longer wanting to do short term rentals. My trip is in 2 MONTHS and all of the properties in the surrounding areas are either booked or DOUBLE the price we have paid. They allege that they have looked for another property to accommodate but they were unable to find anything so they have issued us a refund for their portion and we had to contact HomeAway for the remainder of the balance.
While we fully understand that the owner can make decisions about their property, this company should do everything in their power to protect their customers from this type of behavior. We have made travel arrangements from different states to come to Florida and now we have to try and come up with additional money so that we can have a place to stay for Christmas.
Terrible Customer Service
This company is a SCAM! They do not answer phone calls or e-mails once they collect your money! My family had to cancel our Orlando vacation 9/1/19-9/8/19 due to category 4 Hurricane Dorian and this company would not respond to offer any resolution concerning our trip. The only time they answered is when we pressed 3 for an emergency and even then the company used profanity when talking to my wife! They transfer you to a line that disconnects you!
The Orlando airport is being closed due to the incoming Hurricane and this company offered NOTHING even though they manage hundreds of properties! All of the other companies (airline, Car rental, and Disney) involved in our travel plans offered full refunds or credits to travel at a later date! BEWARE OF THIS COMPANY!!!

When I was finally able to speak with a reservation agent, I was told that the property I was renting had been sold and that someone should have contacted me with an explanation about the cancellation. Our group of sixteen golfers stayed at this property for one week in mid March. This is a luxury property with many amenities. The size of the house allowed all of us to freely move around without running into each other or feeling claustrophobic. Each had his own bedroom which afforded a great degree of comfort.
Of course a luxury rental comes with a luxury price, which is expected. And that leads to the logical presumption that all amenities will be functional and in working condition.
That was not the case. Wi-Fi/Internet access was unavailable the entire week. In the year 2019, a wireless connection is as necessary as electricity or plumbing. Our members were neither able to keep tabs on their businesses and work responsibilities nor maintain necessary communications with their families in a timely manner.
Fully one half of the 15+ TVs were nonfunctional, including the large common area on the second level and the theater room on the first level. We were relegated to viewing in just one common viewing area, the family room on the first level.
In addition the garbage disposal did not work.
The non availability of the wi-fi and TVs was inexcusable, but the non action of the management company was maddening. Whether I called maintenance, reservations or the emergency contacts, no one answered and messages had to be left. At the end of our first day I finally got a call back and was told the issues would be addressed. The following afternoon a maintenance man fixed the disposal, spent about an hour working on the wi-fi, said something to us which we could not understand because he didn’t speak a word of English. He did a “thumbs up” as he walked out the door. He did not attempt to fix the TVs. We immediately checked for wi-fi access, which failed. By that time he had driven off.
Over four days I called each morning to advise on the wi-fi and TVs. Only once did I succeed in getting a live person and she merely said the issue had been reported. The other three times no one called back. It is beyond comprehension that the management company did not take ownership of the problem to ensure that the homeowner’s customers were properly served. If I were the owner, that lack of accountability and care would be a huge concern, as it is what drives away repeat business.
Bottom line, these two issues were never addressed. No one ever returned for the duration of our stay.
Our group traveled in four vehicles. Upon our initial arrival security issued hardcopy pass for only one of our vehicles, rather than a pass for each vehicle. We asked how we were to gain entrance later if we did not travel with the vehicle holding the pass. We were advised it would not be a problem. It was a problem. For the vehicles that did not have a pass, the bypass lane could not be used and were forced to use the verification lane. At times we were the 3rd and 4th cars in line and had to wait 10+ minutes while security checked in other visitors. At other times the gates were unaccountably up and vehicles were able to pass through without scrutiny.
I believe we are owed compensation by the homeowner due to the non availability of two essential amenities that we certainly paid for, but could not use. We await his response. I will be happy to write a second review should the owner and/or property management take responsibility.

Recently booked through Homeaway , but the management company was EXECUTIVE VILLAS. The house was filthy, carpets were vile. One bed was soaked with urine(still wet) The experience was a nightmare. Nearly every lightbulb was burned out. The pool heat which was requested wasn't turned on and the pool was dirty. I could go on and on. initially the management company was responsive but as time went on they stopped answering calls and emails. I tried to post a review on their site but needless to say it wasn't posted. I will never book with them again. I have filed a complaint with homeaway. avoid Them !!!!!

Upon check in, I sent an email to Exec Villas Florida with a few items that were noted to be faulty. Most notable were a completely broken enamel sink in the middle upstairs bathroom and a house phone that was not working. The sink wasn't just cracked, half of it was actually missing, you could see straight down into the vanity cabinet below. The half that was intact had sharp exposed edges. The phone had no dial tone, despite one of the selling points about the villa was free international calls (half of our family was from the UK so this was appealing). One of my sister's from Scotland planned on using the phone to keep in touch with her husband since he could not make the trip. No reply whatsoever was ever received to my email showing a complete lack of concern.
The next and major issue was the pool and hot tub, which turned green overnight on day 5 of our stay. As soon as we discovered this in the morning, I sent an email with pictures to Exec Villas Florida. No response was received within an hour so I called and left a message. I still received no reply so dialed the emergency number and spoke to Andy. Andy proceeded to tell me it was no big deal, it wasn't harmful, we could still use it and pools can turn green overnight due to excessive rain and heat (keep in mind this is Florida!). I'm not an expert on pools and didn't really care why or how it happened, my only concern was that is was fixed right away. Andy said he would send someone "right round". Four hours later, still no-one had arrived to fix the pool (meanwhile someone from our party stayed home so someone was home when they came). I called again, I heard the same excuses and lack of concern and was told someone would be sent out and that we would be able to use the pool within 2 hours of their visit. Who would let their kids swim in this pool??!! Mid-afternoon, a pool maintenance man showed up and dumped 4 large scoops of crystals in the pool. He said we could use the pool as soon as it cleared up, which it never did. He also told us that he was just the emergency pool guy and the regular pool guy would be round later that day. Well 5 o'clock came and our hopes for the regular pool guy to show up faded - another disappointment. The pool was as green as ever - the 4 scoops of chemicals did nothing to resolve the issue.
Fast forward to the next day and after several more calls to Andy, the regular pool man came. He poured 6 x 2 gallon jugs of Aqua Guard into the pool plus several more scoops of crystals. He told us it would be at least 8 hours before we could use the pool!
Essentially, the last 2 days of our holiday were ruined. Ruined by having the hassle and frustration of having to deal with this issue and make at least 6 calls, several emails and texts over 2 days, instead of relaxing and enjoying our holiday. Also ruined since our kids could not enjoy the pool in the mornings and evenings at will when we were in the villa. Of course we used the main pool at the clubhouse but our kids are not old enough to go there by themselves, plus the lazy river and snack bar closed early. Having our own pool outside our villa was something very important to my family, especially the overseas members, and we paid EXTRA for this convenience at this EXECUTIVE VILLA.
I requested a refund of the cost of 2 days of our booking, guess what, NO RESPONSE, not that I was surprised at this point. There are just too many villas and good, honest Villa Rental Agencies out there that care about their customers for Exec Villas Florida to continue to operate like this. Family holidays are too precious these days for this complete lack of customer service to exist. I am a very reasonable person and not a complainer but strongly felt others need to know. My advice - choose another agency besides Executive Villas Florida.
