Not trustworthy, to say the least.

I wanted to write a review and go through the formal complaint but I thought I’d wait until I’m cooled down about the situation. But truth is, even after 5 months, I’m still unable to understand how they could run business like this.

of course some people are going to have a positive experience, as with any company. If you are lucky enough to not have an issue, great. But it’s how they handled it after mistakes that says the most about the company.

In our case, during the viewing I was sent a video which they claimed was taken right after the last tenant moved out. It showed that there was no visible stains or damages on the walls, floors, tiles, carpets or furnitures. When I moved in, I found stains (mostly permanent that after 3 professional cleaning still didn’t come off.) on all the above. The metal safety lock on the door snapped off. Mirror sellotaped to the wall. Balcony door gets stuck every time. Grease on the chairs and under the kitchen cabinets and also the Wi-Fi box. Even the washing machine had a crack on the corner. Half of the wooden floors were covered in stains, complete permanent. And bathroom tiles as well, didn’t know you could stain those. The walls..and furnitures…can’t even. Oh the tv unit was also completely fallen apart, like it was actually broken pieces just put back together like it didn’t happen. There are very clear evidence of water damage on the door frames and Oh and did I mention! Silver fish infestation!
The wooden floor in the flat was also supposed to be waxed or oiled every so often. Which there was none done. It means it’s incredibly prone to any damage. I explained I’m willing to do the daily maintenance but if they are not waxed/oiled or just sealed in general, at the end of the day it’s just gonna deteriorate. The same things with the bathroom, the silicon sealers for tiles have shifted leaving gaps for moisture damage and silverfish. It’s just slowly damaging the flat and potentially the building, no matter how careful the tenant is. And guess what? They don’t care.

But that’s not the worst part. The agent who was super responsive before we paid and signed…. Was not as quick to respond to say the least. To the point where we had to walk into the office every time, because for days no replies. At the end it was the mangers that handled the situation, and our compensation was the removal of many furniture items.

Oh forgot to say dishwasher doesn’t work. They sent someone to inspect months ago and haven’t heard back.

I also spoke to my neighbours about it and more than half of the people I spoke to had something negative to say about them. There is even a post in the building Facebook group talking about how their inventory report was changed and more deposit was taken.

I don’t think any of them were bad people. The managers especially all seemed very hard working, we’ve seen them doing late hours quite often. But as a business, how was any of what happened acceptable? Honest? Or fair?

And being told that no flats are perfect, of course I wasn’t expecting a brand new flat. But any sensible person can look at the photos and understand my frustration.

Genuinely i can understand we are all human beings and at the end of the day it’s just a job for the agents. But at the end of the day I have to live with the damages and silverfish for 15 months - which I paid upfront under false information.

Avoid these scammers. Beware!!!

Avoid them unless you want to get ripped off.

After moving out of one of their apartments on June 11th 2022, they sent me a check-out report 3 weeks later. They completely exaggerated the cleanliness condition we left the apartment in, but we already knew they would do that based on their reviews.

Then, one week later (4 weeks post move out), they sent an email saying that the landlord wanted to charge us for cleaning + damages. The damage charges were so extensive that we became suspicious, especially because they wanted to charge us for damage that we could clearly see in the videos of the apartment we were sent before moving in the year before.

Therefore, we checked the check-out report that they sent us, and saw that it said as if we received the apartment in perfect conditions under the “check-in” section, with nothing broken. HOWEVER, we knew for a fact that there were pre-existing damages, so we proceeded to check the check-in report they sent us when we moved in (one year before), and it stated ALL of the damages. Therefore, they fraudulently changed the “check-in” conditions of ALL the items in the apartment in our check-out report so that they would charge us for the damages WHICH WERE THERE BEFORE WE MOVED IN!

Then, we confronted them with this evidence and they said they had to talk to the landlord. In the meantime, the property manager in charge of my deposit went on annual leave for 10 days and none of her colleagues nor manager could do anything about it. So I had to wait 10 days for her to eventually go back to the office, tell me that the landlord had agreed to waive all damage fees (obviously, they were clearly pre-existing), and release the deposit, subtracting cleaning fees.

They deducted 305 pounds for cleaning for a 52sqm apartment. When we called the cleaning company that had issued the “invoice”, they told us explicitly that they had not cleaned that apartment on the day of the invoice. The person on the phone then became agitated because they realized we were suspicious of Gordon & Co. Then, they proceeded to tell us different (lower) prices for the cleaning services than the ones on the invoice (their website also has different prices), even though they mentioned that Gordon & Co was a major client of theirs. Why would their charge a major client MORE than a random caller wanting to use their services for 1 apartment? Suspicious.

It took 1 month and 15 days to get the deposit in my bank account after moving out. We had to spend hours checking the different check-in and check-out reports, and comparing them because of their fraudulent behaviour of changing the conditions from one report to the other. Then, we had to chase them for answers multiple times a week, waited an extra 10 days because someone went on annual leave.

Everything was very suspicious and I do not trust anything they say. This is not how you do business. Happy to not deal with them ever again.

Big thanks to Gordon & Co team

I read a handful of negative reviews, which is contrary to mine and my wifes experience. We have just completed a four year tenancy. Gordon & Co staff (Shan and later Ashlee) have been great throughout. Inevitably, we have had minor issues with the property on a few occassions, yet Gordon & Co have always been very responsive and dealt with the issues as swiftly as possible, with delays only arising from landlord or external technicians.

The whole process has been efficient and we have always felt supported, from initial contracts through to final check out and deposit release.

Big thanks to Shan and Ashlee (and the rest of the team) for making otherwise arduous processes painless.

I am absolutely disgusted with this…

I am absolutely disgusted with this Agency.
I live next door to one of their rented property's. For the last 3-4 years I have been complaining about the overgrown shrubs in their property blocking out my light ano growing so high. They now stretch right across my garden and are now over hanging the next neighbours garden. They are over 30ft tall and approximately 30ft wide. The worst agency to manage this property,ever.

A truly awful agency

Such an awful agency! They invest no money in maintaining their properties but try to squeeze everything out of their tenants when it comes to returning their deposit. We were unimpressed by the staff member who's been managing our property - she was unapproachable and definitely didn't make us feel like her clients.

This Agent is one of the biggest cheats in London. Guys, please stay away they will eat up your deposit **BEWARE** I was staying in the property for 4 years managed by them, and after leaving the property and getting professionally cleaned they are not returning my deposit. I am running behind pillar and post to the TDS and Newham council to get my deposit back. Please lookout for some other better agency rather than these thugs.

By far the worst estate agency ever

By far the worst estate agency ever. A nightmare. I have dealt with many but Gordon & Co can’t compare with any other in how awful they are. I would not recommend dealing with them under no circumstances as a tenant unless you want nothing but problems. They should be closed.

Possibly the worst agency ever

Possibly the worst agency I've ever had to deal with. The flat was dirty at the start of the tenancy, there were also buckets of paint and nails around. It took ages to get the inventory and it was not up to date. I told them to come pick up some letters for the owner months ago and reiterated it twice and they amount to a pile of 40-50 at the moment. They take a week to reply to a single email and they are dismissive of the tenancy problems. We had put forward a complaint to the environmental health department because they were dismissive about the problem of excessive cold in the flat, despite us having to wear hats and gloves in the house and having taken gauges to confirm our claim. Do yourself a favour don't deal with Gordon & co.

Horrible property management

We have been leaving in the rented flat in SW London managed by Gordon & Co for more than two years now. Although the rent price is rather high the property management is very poor! It takes use weeks or at times months to get some serious problems fixed (like a broken drainage system that smells), the property manager is not helpful and normally makes you waste your time on going forward and backward on emails and calls to get the problem solved. I can imagine the landlords pay a fortune for their service, but it is not good at all, very bad experience so far.

Worst ever

Worst ever! First time Been waiting for my deposit return for more than 2 months still waiting for the final deduction can you believe?? The flat condition literally does not need to take more than two weeks to do the inventory report!
I called thousand times and they told me waiting for one and a half months is not that long??

Horrible agent

Horrible agent. Record EVERYTHING they tell you, take detailed videos of every corner of every room before or during check in and send it to them by email, also check all documents carefully and demand that all communications are in writing.
