Something needs done about Links House in Hexham

Reguarding links house;

I have a complaint to make about the amount of NEGLIGENCE at links house in Hexham.

These people are employed to support residents with moving out. I personally have lived there and witnessed massive breaches of care and inappropriate behaviour against residents.

While I was there I witnessed Joe (a fellow resident) be threatened by staff to be kicked out. He begged and pleaded for help but somehow they failed too which resulted in him taking his own life, the night before he was supposed to be evicted. He felt so alone as he had no family and staff failed to help him. He wasn’t found until the afternoon time. When he was found by a female member of staff, she said she couldn’t do cpr on him because he had sick all around his mouth so she got another resident, who just happened to be the youngest, to carry it out for her. Tom has been left mentally traumatised because of this experience, he was just 17 at the time.

Staff have also been known to bribe residents to do simple tasks for their own recognition. My girlfriend is currently living there and is sometimes hard for staff to manage. She is struggling with depression and suicidal thoughts daily and a male member of staff exploited this by offering to pay her to wash 3 dishes that were in the sink. She laughed it off as joke but the next day when she hadn’t done them he said, do you remember what we agreed? She said yeah but I thought you were joking, she felt sick and degraded that he would offer money for washing her own dishes. It seemed more like he was trying to get recognition from management for being able to communicate with her but in actual fact he tried to bribe her.

Another time, my girlfriend was feeling suicidal and she had taken some sleeping tablets to end her life. She rang me and explained what she’d done so I rang staff immediately! I said, go see Chloe, I think she’s done something to hurt herself, they replied by saying they were in meeting and they’d have to deal with it later, I then told them I was going to get the police involved because they were refusing to do their job. After threatening to get the police she did her job and checked on Chloe. The result was she ended up needing an ambulance come and take her to hospital. I did not trust her being in that building after she got back from hospital so I made her stay with me in my tent as I thought she’d be safer.

They also have no problems crossing professional boundaries. They have people living there claiming full housing and sickness benefits while having full time, cash in hand jobs. This specific person is also an alcoholic and is always drunk on premises which is is another violation of the rules. They have other people who are alcoholics that they don’t allow in the building if they’ve had a drink. Others sneak it in and drink it in the communal areas or their rooms.

The rules definitely seem to be inforced dramatically in some cases and completely forgotten about in others. In my own experience I have struggled to communicate properly with key workers as I find whenever I have meetings with them to discuss my support plan, I get the impression they want me to hurry up and leave. On other occasions I have been handed my support plan on a bit of paper and asked to sign it! How can they write my support plan without me being there? The point of it is for me to discuss how they can help but they just see it as a tick in a box.

On one occasion, a resident threatened the life of an another resident and staff failed to handle the situation appropriately. David watched her enter the building and ran along an un-cameraed corridor to wait for her to pass. He then popped out from behind the alcove shouting death threats and pointing in her face, invading her personal space telling her he’s going to kill her. Left shaken, she rushed to her flat and rang me. I rang staff and explained what had happened. They went to see her and the first thing they said was, we will handle this matter, but all they did was lock the corridor. He was roaming the building and she didn’t feel safe so I rang the police for her. He was later arrested and removed from the building as the police agreed he behaved disgustingly and shouldn’t be allowed back. Management later agreed to have him permanently removed due police intervention.

We have emailed management and there has been no contact back.

Something needs to be done about the way this place is ran!! Drug dealers/users, alcoholics, fraudsters etc, as long as they’re receiving housing benefits for these people they don’t care what goes on!

Terrible greedy ruthless housing…

Terrible greedy ruthless housing association, unproffessional, untrained and abprubt on phone, they are fully taking advantage of people and especialy vunerable people at the lower end, only interested in getting their rent and nothing more! Who is governing and overlooking this bunch of hillbillys?? They pretend in their silly corrupt magazines but do the total opposite to what they promote? Its's all fake! Read between the lines with common sense and you soon realise what they are actually doing?? Doing it for more recognisation and profit,
and even from charities and get funding which is so wrong. They done nothing for me in that horrible place I endured for two years and I always paid my rent, they took advantage because I was alone, and when I was getting harassment and violence, threats towards myself by local mongrols in that area they again done nothing. So eventually ended this onesided contract with this awful corrupt company, they have ruined my life and mental state and even demanding money for rent arrears after i moved because of through threats and violence which I have proof and dates for but they seem to think they're above everyone and the law, got rid of all my personel belongings without my consent fake false organisation doing what they want, driving about in brand new vans etc and promoting lies via stupid magazines, that's the where the money goes and in the fat cats pockets. I will be taking it to the local MP and further if needed, I wont give up they are not above anyone or the law and need reporting! Got a similar place shut down like these for corruption and exploitation

Moved in 2012 and wish I never

Moved in 2012 and wish I never. I'm disabled with poor health ,the housing officer at the time was a bully and prayed on I'll people , I was advised by tenants to avoid this person and I did and because of this I was accused of being racist and was told I was going to evicted, I had to go to Crown Court to prove my innocence. They accused me of many things to which weren't true ,it all started because I put in a Repair and they wouldn't fix it unless I put in an "official complaint" to which I found out was a Massive mistake. I Won my court Case but since then there never helped me . I had to wait "7 Years or the kitchen to be repaired, one of the tenants shot and killed my cat With a gun ,nothing was done ,another time my other was attached by 3 dogs ,nothing was done after I reported it, recently another tenant has broke my double glazed window ,I've reported it and they said it's on emergency repair, which was 6 weeks ago, u don't have any family and have asked to move several times, but get no help or decent response, they know I'm poor and very lonely, but keep pretending to care I recently had a stroke to which I asked for a bath installed and got refused until I showed Proof of having a stroke , I had to ask the hospital if they could send me proof.i also had 3 floodings caused by an upstairs tenant, which they told me to claim on my insurance which they knew I couldn't afford . And to top it off I have 2 Top housing officers recorded on my CCTV laughing and mocking me and my mental state accusing me of being "insane" It's an ok Company but with soo many narsasistic Bad apples!!

Houses are unfit for habitation

Houses are unfit for habitation, mould and damp ridden, shocking windows and doors, boilers and drainage that hardly works and when you ask for repairs to be done it takes months if not years for the shoddy work to be carried out. 5 years of building inspectors for nothing. Family with asthma told its condensation. Gave up and bought me own place for the wife and kids

I can’t praise Karbon Homes highly…

I can’t praise Karbon Homes highly enough.
I am in a desperate situation and they have gone above and beyond to help me find somewhere to live where I can keep my beloved animals. No success as yet as my health needs really make it difficult to find something suitable in the area where all of my support network are.
Every single person I have spoken to from KH has been lovely and they have shown real concern for me.
What a great Housing Association. I am so very grateful to them.
Thank you KH, you have no idea just how much even talking to you all has helped me.

Karbon installing a fence, but won't do housing repairs.

Karbon are putting up a garden fence approx 15ft long at neighbours as their old fence they installed blew down. My daughter's house has faulty double glazing on every back window (4) which is steamed up, been like that for13 years, won't do anything about it. Kitchen is falling to bits, cupboard doors falling off, but hey let's put a fence up. Total waste of space.

No complaints.

I'm shocked to see how many bad reviews are on here as I've never had a problem with them. Repairs always fixed quickly and professionally, regular maintainance and annual safety checks. My only negative would be the rent creeping up every year to almost private market levels. My property was classed as social housing and belonged to Tynedale Council when I moved in but it's starting to feel more on a level with the private rental market. We need more social housing.

Avoid like the plague

They're very quick to take your money or hassle you if they want something, if you need something off them...good luck! Rude, unhelpful staff that couldn't care less. Ridiculous wait times on repairs, that's if they even bother to log it or don't cancel it without telling you. I'm having to wait 3 weeks to get a leak even looked at on a boiler, I can guarantee that it won't get fixed when they first come out. It's causing mould in a food prep area and pretty soon I'm not going to be able to use the boiler it's getting that bad, but they just don't care, as long as they're getting your money. I'm not even allowed to get a competent person to repair it privately, and I say competent as there "tradesmen" are not, in a previous property they damaged a bath and tried to blame me for putting his tools in there! I would have been better off if I was still homeless, good job karbon!

They actually have a policy that…

They actually have a policy that prioritises new customers.

I was told I could have a plot then it was changed down to their own disorganisation. My complaint wasn't taken seriously.

If they say "I'll call you back" take it with a grain of salt. Their offices are a disorganised mess.

Karbon homes widdrington station

Karbon homes widdrington station they put out a glossy magazine shown how they put up new fences but failed to show the other side of the road which remained untouched. They have inherited the village green which they have made it impossible to use for several years, because the grass cutting is done by a bunch of cowboys who haven't a clue and as usual karbon homes don't care even though the was a meeting where they nodded in the right places but nothing changed,SO we have a village green but not usable fences on side nice ,and on the other side neglected

Horrific

If I could give zero or minus stars I would.
Nevin my life have I dealt with housing so horrific.
My house is a dilapidated mess and getting anywhere is like pulling teeth.

Contacted the MP, and karbon immediately agreed to repairs after a telling off, but then went back on their word.
I've fought with them now for almost 6 years.

Gas leaks
Carbon monoxide leak, (no alarm fitted)
Windows not fitted correctly
Damp
Mould
Woodworm
Faulty electric s
Illegally placed boiler
No access to stop taps
Walls crumbling
Skirting boards and doorframes rotting away with damp
Smashed rubble and concrete where there should be a floor
Hole in floor from removing a wall, filled with expanding foam and hidden until I stood on it and it gave

And many more issues, I just don't have the time or will to write anymore

Karbon Homes is the worst housing…

Karbon Homes is the worst housing association I have ever known. The lead up to Christmas I was offered a Bungalow as my flat was not suitable for my medical needs, I went to view the property and was given a 10 minuet slot to have a look around, on the whole it looked beautiful, and had to sign up there and then, which I admit I did as it looked perfect.Once moved in and arrange for the boiler to be connected the boiler kept over heating and making load noises during the night I rand Karbon Homes to notify them about the boiler and was told because it was xmas the would give me some iol filled raditors and the repair would be done on the 7th January.water was dripping from an air vent in the passage ceiling this was looked at by the repair team and I was told there was a tear in the pipe which he
put tape around it ,The toilet cistern make loud buzzing noise when flushed again had a tempory fix and was told to take the cistern lid of and turn the little tap inside the cistern until the noise stopped. The ceiling were all water marked the kitchen cold tap was corroided and cut my finger on it. This property had not been inspected before letting it out. My mental state of health was getting worse as the days went on it then I decided to do a u turn back to my flat at least I had warmth over the Christmas period and thought Karbon would of helped me get sorted after Christmas but six and half months later I have been fobbed off by there excuses I have no suitable bathing facilities in the flat cant get my wheelchair in and out of the flat because of where my front door is situated, so have been struggling with my mental state of health but they don't seem to care as long as thay are getting the rent they are not bothered, your just a number to them nothing more. I have taken photo's and videos of the damage and sent them to Karbon but got no response from them

Not a good company to get a home from

Not a good company to get a home from. All bothered about it’s getting the rent. For anything else like getting things fixed or anti social behaviour they are not bothered. Not a good company at all. If you can private rent or different housing company. They look after the alcoholics etc but genuine they just don’t bother. Waste of space.

Phoned Karbon homes about anti social…

Phoned Karbon homes about anti social behaviour with a neighbour, was told person I needed was in a meeting and they would give me a call back. I'm still waiting, They know about neighbour who is an alcoholic and they have moved his friend in as he had nowhere to go. He has nowhere to go as he trashed his last home when drunk. We have constant visitors ringing our buzzer day and night. If you are an alky, Druggy or Dole waller you get everything from Karbon. Pay your rent and they don't want to know you. Terrible company..

4 years of abuse and excessive noise…

4 years of abuse and excessive noise from upstairs neighbour. Criminal activity from them. Been through all stages of mediation. They are overcrowded, legally over tenant limit, dealing, abusive, domestic fighting etc. Everyday noise level like 5 elephants doing the snoopy dance all day. No real result. Damp issues with every room. Asked to keep submitting noise apps but get nowhere with that. Explained about mental health on me and the children they are "sympathetic" but it is just "everyday noise". Cannot sleep or study. Even had them attack me verbally at my door but was told by landlord "it was probably for the best to clear the air". Actually can't believe it.

Be careful if they are selling a property

Attempted to purchase a property from these via Rook Matthew Sayer, have been misinformed from day one. The property was falsely advertised. Property deemed unmortgageable by lenders, tried to negotiate the restrictive covenants in place but they refused to cooperate. Have severely been left out of pocket. Currently seeking further legal advice. If they are selling a property avoid!!!!! It may seem to good to be true. It probably will be.
